My favorite Chinese Restaurant is probably less safe to eat at than Chernobyl but my god do they make an unreal garlic chicken. 

 

And I agree with you, as I also patronize Nick's, which is a better all around product. But I've gotten to know the staff, and they're all really good people.

Fair enough, plenty of my favorite places probably have the same problem.

The Big Egg had serious health violations back in the day.  They had even been shut down by the city a few different times. It was still the place to go after a late night out.

Sure can. Sam had an offer for his property, which includes more than just the Big Egg footprint. It was from a large medical company (outside of the region) wanting to build new office space on his parcels. He basically said "no, I want double that" on what was a very generous (over 7 figure) offer. The guy is NUTS. 

 

Hopefully something can get down with him and his cousin who owns the car dealership on the north side of Detroit next to the new school. There's interest.

I thought that both dealership lots were bought out by a developer (blanking on their name). 

As a note, the car dealership on the southwest corner of 50th and Detroit... I have never once seen a human there since September

My favorite memories of the Big Egg of the 1990's were the over-flowing ashtrays and the couple of large waitresses who would have to squeeze between the tables to serve everyone. 

I wonder if impending development plans have any bearing on that strange bar that's sometimes open. Is it the Lakefront? The place is like a time capsule inside because it was closed up for 20 years. Has anyone been there or have any insights on the future of the site?

Thanks @Clefan98  Of all the gin joints along Detroit Avenue, why was this large medical company interested in the Orient's Glory LLC/Hamadeh site? Are they wedded to it?

^ No idea why they were interested in it other than it's available for sale and development, and there's not too many sites out there like it. My understanding is they've moved on and are searching elsewhere. 

 

There's a brochure you can download to see the parcels for sale. Other nearby owners are pretty much being held hostage until Sam makes his move.

So Orient's Glory LLC/Hamadeh's property is 1.67 acres. The other four parcels intermixed are 0.411 acres, for a total development site of about 2.081 acres.

 

Given the repeated health code violations here and, the longer this site sits unimproved the more building code violations it will likely incur, this might be a site worth condemning someday and taking by eminent domain as a neighborhood nuisance.

Anyone eaten at Good Company yet? I really liked their burgers, and they have Jackie O's on tap. Popular place though. I went last Friday and there was a 45 min wait.

Went last night with a reservation and was seated immediately. It was jam packed so the wait for food took a bit but that was expected. The Veg Boi burger with fries was amazing. They also have High Life on tap and you can get it in a pitcher! ?

I couldn't attend this, but I assume it's in regards to the portion of Lake Avenue between Detroit Avenue and Clifton Blvd or perhaps all the way to West Blvd?

Public Meeting tomorrow!! This area is home to the cool West 78th Studios (in a converted factory) and several active industries north of there to the railroad bluff overlooking Edgewater Beach. One wonders if those industries would be willing to relocate to more modern/efficient facilities to make way for some mid- to high-rise residential here. To me, this is an ideal location for it considering the lack of neighboring single-family homes.

Interesting. I hope a connection to 76th is part of the plan. Battery Park blvd would be a good place. A lot of people already cut through that way already.

 The north side of Lake Ave is still lined with some neighboring residential properties, both single-family and multi-unit. About 22 properties (not accounting for apartments/multiple units) between the tracks and W80. Easy to build around them, though.

 

The building that houses the Lowe Chemical Company would be a really cool conversion, though. And it's in great condition (from what I can tell).

Excavator loading up trucks to haul away lots of earth in the vacant lot between 73rd and 70th at Gateway Ct.  They also did something to one of the telephone poles ... looks like they rearrangeed wires then cut the top off of the pole.

 

maybe they're finally going to complete the cut through between 70-73?

Was by that site yesterday.  That lot has been a stageing area for construction equip and materials.  Looks like they are clearing the lot...perhaps for more construction.  I wish it was for the cut through, but I believe that won't happen until the old EMS facility is torn down.

Not certain if this has been posted or discussed yet. Knez planning a development next to Painters Loft building. It’s a brownfield, though they’ve completed soil testing and determined majority of contamination is in the center of the lot. The townhomes will be constructed on pillars in order to disturb as little ground as possible. Target start, late summer. This will be a great infill/stabilizer to that end of Franklin. Will sit at the south end of West 81st.

Terrific. If this gets built, it will increase interest in developing the vacant property on the other side of the tracks, accessible from West 85th.

A good start. But if there's going to be any more high rises overlooking the lakefront outside of downtown, I think this area would be it.

Since the West side of the street is the official border to Matt Zone's district, I figured this is the correct thread. 

 

Nonetheless, the discount car dealer at 50th and Detroit has gotten rid of about 50-60% of its inventory in the last couple days, and I haven't seen a person present on sight in months - could something be happening with this parcel?

Funny you mention this because I've noticed the car lot at 47th and Lorain reduce it's inventory by about 70% in the past few days as well.

That car lot is getting purchased by the good folks at Forest City Shuffleboard. They're going to build a mixed-used development there, and have plans to build on the site where Steve's Lunch once stood.

 

The same group also bought the Santiago's car shop on Bridge and 47th. Their plans show 12 townhomes, which should be made public in the next week or so.

I always wanted to see a 30 story high rise condo tower on the triangle where Christopher’s Clothiers is with them as the first floor retail. Views of downtown, Gold Coast and Edgewter Park.

^ I'm sure the small businesses on Clifton and Lake would love having more residents. The plan to spruce up Lake Ave. should do wonders in helping connect Edgewater with Detroit-Shoreway. As we finally see newfound appreciation for the lake and more investment around that shabby stretch of Lake Ave., I do believe your building could someday soon be a reality. 

 

p.s. seems to be lots of space between the shoreway ramp and railroad tracks adjacent to that cool old public works building. So keep drawing lol.

@YABO713 This is the site, yes? Includes the Big Egg? If so, don't get your hopes up. See @Clefan98's post which was a few posts after mine quoted above.

The city is working with an architect from Bialosky (firm that designed Edgewater Beach House) to create a master-plan for the stretch of Lake between Detroit and Clifton.  There was an initial public meeting to gather input from neighborhood residents last month, and there will be a follow-up meeting sometime in April.  

 

It seemed that most of the improvements would be related to streetscape, although I'd assume these improvements would be targeted at attracting additional investment (and residential conversion?) in neighboring blocks.

As ML11 noted, there's actually something going on that's quite a bit more substantive than my downtime musings. But I sketched those musings to hopefully generate some interest and inclusion in the city's plan for developing some high-rises along that part of the lakefront. But it means finding a new home for lakefront industries that don't need to be on the lakefront.

I know a nice brownfield about 2 miles down the road... unless there is a thought that this land would be viable for non-industrial use?

Weston and DiGeronimo are starting construction on Phase 1 as early as next month which involves constructing a 168,750 square foot building. Full build out involves three light industrial/warehousing buildings totaling 350,000 sf.

Original list was starting at $499,000 .... now $399,000

Where are you seeing that? This is what zillow has right now, but it might not be up to date.

That could well explain it.  I got linked a marketing ad that had a big bold-lettered claim of "New Lower Prices!"
