This summer, while enjoying a cold one on the patio at Juke Box... I had a guy in his late 20s go on a rant about Saucy... 

 

And I pointed out that it neighborhood development has a lot of positives and he said, and I quote "I'd rather the neighborhood get razed than gentrified."

None of this round of credits has been awarded. Just projects seeking funding, but the Karam project is pretty likely to happen considering its collaboration with the library.

This would make a pretty good TOD site. But is the T in TOD for "Transit" or for "Trail"? The site is a 5-minute walk from the Red Line station at West 65th-Madison. But it's even closer to the West 53rd Street access point on the Red Line Greenway.

^^That site is a perfect example of the diminishing returns of tax incentives in a neighborhood like Detroit Shoreway.  Asking price is $1.8M.  So much of the tax abatement and TIF goes right into the pocket of the land speculator...

Understood, but if any developer deserves to profit its Knez. They are developing properties everywhere and systematically changing the face of Cleveland.

Agreed

^fyi the loopnet listing that kjp posted is different from the Knez project. One is on Lorain and the other is on Franklin.

I believe the Franklin site is/was low 6 figures.   That’ll help make a great little corridor, bookended with the new library/apartment complex on the north end of 81st. 81st has the potential to be like a great Lakewood type street. Lotsa big single family homes with character.

I'm not referring to Knez or any other developer. I'm complaining about the used car dealer able to squeeze $1.8M out of guys like Knez because of the higher residual value resulting from the tax abated development. It's a very inefficient way to subsidize new construction.

He’ll hafta come down a lot  to move that. Still too many other parcels in that corridor that’d be much cheaper to develop.

Considering that Lorain Avenue (and a few other major streets) are littered with these "fine upstanding citizens" and their used car lots, as the street is redeveloped, these property owners are going to get paid.

The Burger King at Lake and Detroit has been “Temporarily Closed” for the last few weeks.  That’s a little strange for a fast food restaurant during this shutdown.  A sign on the door directs customers to the still open steelyard location that’s owned by the same group.  
 

Could be a sign that the sales at this store aren’t very strong?   Maybe it won’t ever reopen and we are a step closer to redevelopment of that giant lot.  Probably wishful thinking.

Was thinking/hoping the same. The empty lot across the street is being actively marketed for sale also. Hey Snavely.....

My favorite building (NE corner of 58th and Herman) in the neighborhood is finally being renovated.  They totally removed the front wall today, which was really bowing.  Does anyone know the plans for it?   I never saw anything on City planning.  I assume it will be historically restored?   I always thought it would be an awesome space for a cafe, a Fox in the Snow type place.

I love this building... dramatic to see it cut open like that, but hope they're able to restore it nicely.  The courtyard with the high brick walls surrounding it could be awesome. 

I don't think this was part of the original plan.

 They had a small crew of workers doing demo work upstairs.  They were beating the walls to get the wallboard off

When they knocked out the header above the window on the corner of building the bricks began falling and a big crack formed.

The crack spread almost to the roof and down to the doorway below

The owner came and was not happy.  She said she wanted a cheap renovation.

^ That's crazy. What reputable contractor is going to knock out a header above a window? These 100 year old brick walls have to be treated with kid gloves, not sledgehammers.

Well hopefully now that the damage is done the owner doesn't cheap out of the renovation to maintain as much money as possible.

Maybe spending a little more upfront on the contractor would have saved a lot of money in the end....

Wouldn't they be insured/bonded against that sort of damage, assuming they're above board?

Okay... I just walked the pup down Clinton between 58th and 65th. First time I’ve ever been on that stretch of Clinton.... and all I can say is:

 

HOLY SH** ... that is hands down the most beautiful and charming street in Cleveland proper. I’m flabbergasted

I think all of Clinton is great. I like it the further east you go, however. The extent of development/redevelopment along that street has been amazing.

It's a good stretch! I just ran down it the other morning and remembered looking at two houses along there 6 years ago. 5909 was ~160K and 6008 (the weird setback one) was around 60k. I wonder how much property is going for there now.

Yeah agree with both. I guess my point is @KJP I knew about the stretch of Clinton from 48th to 29th because I walk it regularly - and there are some stunning homes there, new and old alike. 

 

I think, though, the stretch from 58th to 65th is my favorite. Almost no vacant properties and even the less updated homes still have well kept yards. I was smitten. 

Amazing what a street tree canopy can do.

Next time keep heading west on Clinton to w74th - that part is just as nice.

Hey everyone! The wife and I are just waiting to officially close on the “Wakefield Cottage” at the corner of 77th street, and I was just wondering if anyone had any new info on this project. We LOVE the neighborhood, and are incredibly excited to (potentially, barring any unforeseen issues) move in, and this project would be incredibly transformative. And I completely agree on the beauty of Franklin/Clinton Ave. in this area! It’s just a wonderful setting for an afternoon walk.

^ Congrats, and double congrats on a wise investment! That sect of the neighborhood has soooooo much potential and room to grow, there is no doubt about it.

 

It's going to be a lot of fun to watch that area over the next 3-5yrs.

Congrats! That’s a great location. West 81st is def a real hidden gem. I looked at a house over there on 81st before eventually buying at Fir/65th about 10 years ago. That house had a servants’ quarters and a separate servants’ stairway to the kitchen. I think it was going for 80k back then. 

Yeah! I don’t want to go into detail as to what we paid for the house ?, but it is totally worth it. I was also able to answer my own question since a little birdy told me that Knez is still pushing forward with the project, but was forced to temporarily place it on hold because of the COVID shutdowns. We can’t wait to be Shoreway residents, and hang at the orchard with some of you!

As a resident of that block, I agree!   It is a really great street, and even the one rundown house is finally getting renovated after a sheriff sale.  It’s a real neighborhood feel with a really active block club and a nice mix of old and new residents. 
 

Oh, and I apologize for my dog who undoubtedly barked his head off from our front window as you walked by.  He literally sits there all day “protecting” the house from every dog walking by.  Which in current times is every five min.   ?‍♂️

Thanks for the welcome! While not “official” yet as we are still waiting on a few things (you know how home buying is haha) we just can’t help but be excited to potentially move in. And yes! It is the white one with the gambrel roof, and this house really has been given an entirely new lease on life. 

It's official. We are moved in. So happy to be part of the neighborhood now.

Im really loving how the Ravella is turning out. Wish more townhome construction had this level of variety in facade. Absolutely one of my favorite projects currently under construction.
