I’m wondering if we’ll get another Welleon scale building there. It would be much welcomed. I hear often from people that they wish they could find something to rent near 65th & Detroit. There’s literally no market rate apartments within a couple blocks. They’re all up by the tracks. But yeah, still sucks losing them. Their prices, and quality were unmatched. When they get tired of using more of their proceeds from (allegedly) laundering money to pay taxes, they'll sell. They are giving more points for projects with 125+ units, so I think there’s an appetite for something big. Although density only accounts for 5 points of 125, I think the numbers they are using are telling. Also, the site engagement report cites Church and State as a development similar to what could be built there. I’m hopeful for something pretty big over there! edit: You also get bonus points if you can break ground within 9 months of project selection. The City needs to step up and tax them at whatever "market rate" they think the property is actually worth.... they would sell fast if that was the case. As it is now, they are sitting on valuable land but the assessed tax amounts are way too low

Are these lots in any way generating income for the owner? I understand, holding it to get the best deal but at some point paying property taxes and other administrative expenses on a piece of property generating no income makes no sense. Any increase in value you think you’re going to get in your own delusional mind by holding it is wiped out by the costs. Maybe there are tax benefits that I haven’t figured out.

From my understanding, his parcels are solely South of Detroit, and are not income generating at the moment. Big Egg (vacant), apartment above $450/m rent Former sandwich shop (vacant) Used car lot at 50th (vacant) - no cars have been rotated out in my 4 years at my house 3 parcels working south onto 50th, formerly vacant, now empty parcels. Final parcel onto 50th, SFH occupied ($700/m rent)
