A lot to unpack here…

 

Overall, the development has replaced ~1.3 acres of unused private surface parking and two vacant buildings (“not an architectural gem” is certainly one way to put it, Ken…) with 127 new apartments, 17,000 sq ft of street-level commercial space, and a 5,000 sq ft public courtyard…

 

To clarify, the resident parking lot is not temporary and was never described that way. The 3,000 sq ft landscape area (or "very tiny park" 😉) that separates the lot from the sidewalk, however, does two things: 1) meets the intent of the Pedestrian Retail Overlay setback requirements, creating a visual barrier between pedestrians and parking, while (2) also being the footprint for a potential future small-scale commercial structure. 

 

We agree with and appreciate the premise, though, that we shouldn't be complacent - we can always do more, and we can get better. We're working on that...stay tuned!

 

While I'm here...the Welleon pool will be craned up to the roof a week from tomorrow (5/18), for anyone interested in swinging by to watch. Coffee on me (except for you, Ken....just kidding!) I'll check back in with more specific timing on the lift when I have it. Thanks!

@js_bsg To clarify, I was referencing the building to be demolished as not an architectural gem. The Welleon is a terrific project and I hope to see more like it along Detroit.

A very tiny "park" and when I hear "temporary" parking lot, I get nervous.

If this wasn’t in such a housing starved section of town and development was slow I would be nervous.

A pleasant looking, 6 foot brick wall at the back of the pocket park would do wonders for street presence.
 

The collective cringe about the demolition announcement for a parking lot is because of what already sits on Detroit, east of W. 54th. 

The empty corner lot at Herman & 49th is getting a pair of townhomes.

The pool lift is scheduled to start around 10:00A Thursday (perhaps a bit earlier or later depending on how things go)

 

We’re told the whole thing will take less than 5 minutes from lifting to setting. 
 

I’ll be there with some coffee from Ready Set around 9:30A - planning to post up across the street, if anyone is interested enough to swing by and watch. Maybe a hard hat/model unit tour to follow…? (Wear long pants and no open-toed shoes) Hope to meet some of you tomorrow!

What a view that pool will have!

^Personal opinion.  Obviously, just viewing from afar all the many apartment projects in town-in other words on line- but I believe this is the best apartment building currently under construction in Cleveland in terms of overall quality by far.  Artisan next (which is pretty much done).

The quality of construction for many of the new builds (not all though!) has noticeable caught up to peer and larger cities. I think that's come hand in hand with higher rents, but c'est la vie.

 

I think Cleveland has an apartment problem right now due to missing out on nearly 10-15 years of new builds in the aftermath of 2008. If you look at our collective apartment stock, you have very old buildings that are in need of renovation and at low price points. We're starting to get lots of new builds that are at the top of the market. What we're missing is nearly a generation worth of new builds that would be aging into our middle market pricepoint. So now, if you're looking for a unit you're stuck between two extremes, expensive and very nice, or cheap and lacking.

Many of the new-build apartment buildings will fall into the middle housing category as they are stabilized and pay off their financing. Most of the affordable and mid-market apartments that are out there today were built as luxury housing developments decades ago.

Hmmmm….I think the only other site in that area that hasn’t been brought up is the dollar store site, with the massive parking lot next to McDonald’s.

That’s my guess as well. 

 

Some relatively breaking news that was mentioned in the first lot split presentation in todays CPC meeting, the HKM building is currently on a lease back but will be demo-ed “in the next 2 years” for a mixed use or fully residential development.

The new restaurant next to Blue Habanero looks like it’s almost ready to open. Looks like it’ll be a fun addition to the neighborhood, and that big patio will finally be used.

Happy to see a new business open, but something always makes me cringe about seeing seafood in Cleveland / any non-coastal area. From a sustainability perspective, let's give the oceans a break.

If they would eliminate the basement, these would be so much more affordable, and cheaper to maintain. Basements are very expensive, and aren’t necessary. Even most of the “luxury” townhomes being built across the city don’t have the luxury of a basement. 

I got an update on the Watterson site today. The city is doing interviews with final applicants, but the decision will be shared later in August - not tomorrow.

It’s a huge site. Anxious to see what was submitted.

Glad to see that the developer of the W. 73rd St. apartment building is seeking final approval at Friday’s planning commission meeting. I thought they may have been scared off by all the objections raised by the neighbors and council person, since it’s been so long since they received the schematic approval.

West 73rd apartments received final approval today from Planning Commission.  What an ordeal.  Glad the developer stuck it out, especially after the previous developer dropped out.  Hopeful ground breaking happens soon and this project does not fall into "post final approval limbo", which seems to be happening a lot lately.

Has anyone heard anything on the Walz Library complex? It’s been four years since it was announced, and now we’re stuck with a vast, empty, weed filled lot.

After more than a year of debate, the design-review committee of City Planning Commission gave its final approval of a proposed apartment complex at 1321-1357 W. 73rd St. in Cleveland’s Gordon Square neighborhood. The unanimous vote sets the stage for the developer Joel Zagelbaum of Brooklyn, NY to apply for building permits to start construction.

This is how busy Cleveland has become with construction. We really had a mid rise get built in a neighborhood and while we were excited because we're nerds, it really overall was treated like no big deal. I love that.

^ I've watched that thing go up.  It seems so much more substantial than most new build apartments.  Lots of concrete.  Lots of brick.  Makes me wonder if they developers had condo conversion in mind at some point.  Also makes me wonder why Geis' buildings look so cheap when they're building in the same market....

I’ll hazard a guess that the concrete is required due to the building’s height of ~7-ish stories.  Lots of the other new builds around town being 4 or 5 floors of wood frame construction on top of a 1 story concrete base, seemingly the most cost effective method for lower rise buildings.  But your point overall is well taken.

Hoping to see this building drop some seeds for many more like it down Detroit  to connect with Ohio City.   Cleveland's very own gold coast! 

Yeah, hopefully this trend continues to ramp up. This is a prime area for potential development.

 

Side note - does anyone know if there has ever been any talks of developing the HMK building site and parking lots to the south? That's a huge plot of land which would be pretty transformative if redeveloped. Obviously HMK would need to play ball, but it seems like it could be financially in their best interest to sell out and relocate given the increasing development pressures around them.

Recent update on HKM. It was purchased in the past several years by a developer, so hopefully this will come to fruition soon.

If so, it would be the first building built by this developer on a property with an already existing building on it.
