Tiny update. Yellow Cake Shop is moving into the former Breit’s Furniture storefront next to Old86. Pretty cool to see more businesses moving further east on Detroit!

That's great to hear.  The gaps are starting to close.

I went in there a year ago to inquire about countertops and it was run by the nicest oldest dude ever. Guess he finally retired? Didn't realize they closed down. 

Most of the existing buildings on that stretch are set to be occupied with new businesses. Just need to chip away at all those parking/car lots now.

Nice!  Somebody shares my obsession with balcony space!

Looks like the Cleveland Landbank is giving up some property for this one. 

I'm surprised someone didn't try to put up a mid-rise at that spot, given the ped tunnel to Edgewater Park across the street.

Based on the conversation mentioning height several times, I’m guessing it wouldn’t have been welcomed

Height-Parking.  Height-Parking.  Height-Parking.  Over and over in public meetings.  It really gets ridiculous after a while.

There are clearly multiple midrise apartment buildings on the exact same street. Why would you all assume a denser plan was rejected here?

And they don’t come without a fight about parking, height that’s going to cause a shadow, block the view of the sky, skyline, lake etc the residents are consistent here, remember park place townhomes only 2 years ago was supposed to be apartments and the neighbors were threatening lawsuits. 

And while listening to the meeting when this project was being presented height was brought up 4-5 times and that’s after they already presented that the height would be the same as the townhomes next to them. 

I also wouldn’t say the land of the Edison apartments is comparable to this plot of land that’s surrounded by existing single family homes and townhomes

From what I have read over the years it is just as bad or even worse in Chicago.  I don't know if this is still the case but the ward alderman, basically on his own, can shoot a project down and he usually does so due to complains from neighbors and constituents.

At least with Coastal CA there are pretty clear cut rules for height as well as maintaining public access to the water. As for the latter I wish we had that here instead of constantly relying on developers to do the right thing.

In Chicago the public comments usually don't hold much weight unless the project requires a zoning change. If the project is within the existing zoning then the people objecting are usually told to pound salt.

 

Now there certainly are instances were aldermen shut down projects, but that's not something done by most reasonable aldermen assuming they don't believe this action would hurt their chances at re-election. Some alderman have shut down projects or down-zoned areas under the guise of anti-gentrification. There are perhaps some instances in the more suburban neighborhoods on the northwest part of the city where something may get denied due to anti-density or parking, but this would be pretty rare in Chicago's core neighborhoods.

 

I don't know how this works in Cleveland, but maybe something to think about where this is a problem is to create a new clock club? I know one instance in Chicago were people were complaining about up-zoning to prevent multi-story condos, and people just formed a new block club to circumvent the neighboring block club that was complaining. Since this happened this corridor has seen multiple projects come to fruition that were previously shut down by nimbys.

It would be great if the City could actually convert the Shoreway into a Boulevard with at-grade intersections, then put up all that land along the shoreway for sale on the opposite side of the tracks to developers with a 10 story minimum.

It went pending for a few then went back on the market a month later. I have a feeling whoever put the money into this place will lose out on that money soon or it'll be a very nice Airbnb. No shot anyone would pay 550k for this area at the moment. They'll be lucky to get 400k which would still be insane.

just moved back to Cleveland after living in California for a few years. absolutely loved the required coastal access. it just feels like the right thing to do, as a society. 

I know we had a recent Welleon update but the bollards were removed today! Also I didn’t realize how cool those balcony windows are until I walked by this afternoon.

The only “Juliet” balconies I’ve ever seen that look good. It’s a handsome complex.

Haven’t heard anything yet, but that stretch of Detroit is about to really pop. Happy Dog, Flight, and Jill Vedda’s new spot (Evelyn?)across the street. Indian Delight, whatever Welleon brings, Astoria, and Banter in between, anchored on the east end by Old 86.

And another retail shop https://www.yellowcakeshop.com is opening soon in the old Breit’s location (5218 Detroit).

Being converted to a single family residence.

They made short work of this elementary school… I hope something ambitious happens here

Apartments-over-library gets funding boost

Delayed for more than a year, the proposed Karam Senior Apartments over a new Walz Library branch at Detroit Avenue and West 80th Street in Cleveland’s Detroit-Shoreway neighborhood, just received the first of two funding boosts to address rising construction costs. While this funding, $2 million in American Rescue Plan Act (ARPA) funds awarded by the city of Cleveland, will close half of the funding gap for the residential portion, the remainder is still being finalized by Cuyahoga County. But it’s apparently enough to re-bid the project this fall to see what the construction numbers look like, officials said.

The old Queen Anne mansion on the corner of 81st and Detroit has a new owner. He plans to restore it to its original grandeur. This, and the new Walz Library complex will really change the feel of that stretch.

The mansion is nice; but the townhouses on W81st opposite are amazing.  I hope somebody buffs them up as well.  I don't think I've ever seen townhouses built in that style before.

I used Google Maps to look at the mansion and then noticed them across the street. They're obscured somewhat by overgrown bushes, but look easily rehabable. Is that a word?  🤷‍♂️

Don’t let the exterior fool you. One of those is mine. The HOA was dissolved decades ago, and trying to get some of my neighbors to maintain their property is futile.
