There are also other manufacturers who make double deck buses that confirm to USDOT standards.  Van Hool for instance is 13'1"

More of a street presence than another empty space fronting Detroit, just to add to the collection of many on that stretch. It’s just annoying and completely unnecessary. A move to save a few bucks on property taxes, and gain more surface parking. Because that’s what we need.

Less than a year after acquiring the Premium Metals property, 5901-6001 Breakwater Ave., in Cleveland’s Gordon Square neighborhood, Beachwood-based developer TurnDev has released conceptual plans for developing the site with a mix of multifamily apartments and townhomes. Tentatively called Breakwater Residences, its 193 housing units and a long, five-story building represent a significant project but not as large as what was previously proposed for the site by another developer. And it’s less dense than what the city’s zoning code allows.

Looks like a solid development IMO. Assume the townhomes be for-sale units? That developer seems to be busy these days.

It's not a marvel, but I'll take it.  Breakwater is not the most visible address in Cleveland, and this would be 250+ new people in the neighborhood.   I am curious if there are plans to cut a clearing through to Herman Park, or if there will still be woods in between?

It would be a shame to lose the trees at the park. It’s actually a small ravine and a (I believe) disused railway dividing the park and the development site. They better not disturb those gd basketball hoops tho!

Siting issues.  One thought townhomes should face the park rather than the apartment building.  Apartment was looming over the park.  Also suggestion that townhomes be three stories rather than two.  Vote was 4-2 in favor.

The Breakwater project was removed from tomorrow’s planning commission meeting agenda, seeking schematic approval, at the request of the developer.

No building permit applications have been submitted in the past year for new construction of an apartment building on West 73rd. The closest thing was an application was in June to renovate a fire-damaged, 12-unit apartment building at 2098 West 73rd Street.

On the ground floor, there’s space for a restaurant and what developers Danielle Mink, Jamie Fiore and Ilya Palatnik are cooking up.

They’re investing around $3 million into converting their piece of the ground floor into an ultra high-end MedSpa called Soul Space, a wellness center called NuIQ Wellness Lounge, PureFYX Café and an event space. 

"We’re going to be blending in a wellness cafe with a MedSpa with a holistic approach to make people feel great," Fiore added.”

 

 

 

Seems like a solid site plan. I know there's an emphasis on affordable units with this development. Wondering if that means income restrictions or if that's accomplished by having 'microapartments'? Looks like a lot of studios in the main building.

Very strange that they step it down to a single floor fronting Detroit. The step down should be by West Clinton. The bulk of the building should be up to the Detroit sidewalk.

Possibly done to accommodate retail spaces or maybe to step back the residential units on Detroit away from street traffic? Is sometimes done on infill buildings in Chicago that are on major thoroughfares, but these examples are not as extreme.

I see the step down but I couldn’t find any renderings of the Detroit facing section? Seems weird to ignore that part of the design at this stage

I had the same initial thought. There are so many other things with setbacks. I’d rather see Detroit feel more crowded… you know, like a city. I live nearby. There’s enough open space and empty lots 

^ if there is retail in them, similar to the chicago examples above, it will be fine.

 

if not, then yeah it would be better to have a streetwall.

Not sure why she’s putting these developments at odds with one another. Maybe someone should remind her what direction the population of Cleveland has been trending the past 40 years? We should be doing everything we can to welcome new residents and investments. 

 

I would prefer a future with more more market rate housing and more Welleons.

I saw Edgewater Cafe got sold on Wednesday. I tried to sleuth it out but I’m not as sleuth-y as I’d hoped. Bought by an LLC “EWC RECO LLC”. Registering agent was 1600 CNB CORP. 1375 E 9TH ST FL 29. Is this interesting? lol 

I have some notes from back in July regarding the buyer (hint: a local restaurateur who also gives workers a second chance). Totally forgot about it. I'll follow up with him in the morning and see if he wants an article about it.

Oh wow very curious to see what he does with the space. I’m assuming it would be a departure from his east side operations (mission aside).

More details are emerging for the proposed Watterson-Lake redevelopment in Cleveland’s Detroit-Shoreway neighborhood including the project’s growing size, parking situation, how it will be funded and who will manage the property. According to a project funding application posted earlier this month by the Ohio Housing Finance Agency (OHFA), the answer to the last question is the Cuyahoga Metropolitan Housing Authority (CMHA).
