Not really the right thread for it, but I was told the Library beneath the lofts won't be finished until fall of 2025 at the earliest...

 

So if they started this project today, there's a chance haha.

By happenstance of owning a neighboring property, I know the owner.  He actually does want to sell.   Please, Lord, let it sell to someone with deep pockets for development!

Nobody is buying it for that asking price in this market.

The listing mentions the Welleon so it seems like that's what they're hoping for. 

There are 3 larger and better located development sites listed for less than half of the $/acre:  Former BK, W 73rd, 6400 Herman.

Exactly! 49th and Detroit properties butt up against an entire street of single family homes. Nothing like the Welleon is getting built there unless all those homes are acquired too. Townhomes, small MyPlace style apartments... maybe but not the Welleon.

What you all don't understand is that the owner is playing 3D chess, which us mere mortals could never understand. He remains master strategist.

Here's an update on The Vantage development on Herman Ave. (https://www.thevantagecle.com) I last posted an update on this in the Ohio City thread, but in looking at the map, I suppose it really belongs in Detroit-Shoreway. 😉 They're definitely moving along quickly here!

Well its not built like crap for a change. Cities need to start requiring good materials in their building code, so that we can see a lot more of this.

This development slipped off my radar. Wow that is gorgeous. Love it!! 5 units and each residence has a three car garage. Awesome.

Idk what their HOA bylaws will say, but a buddy of mine lives in a similar development in Pittsburgh and he sublets his parking spot to someone in the neighborhood for $150/month

Perhaps, but I suppose they need someway to justify the price of these compared to the many single/dual family homes in the nearby area. Being new is nice, and these have decent square footage, good layouts, modern finishes/plumbing etc. But if I were to ask what really distinguishes these developments from the surrounding homes, I'd probably say modern HVAC and the three car garage.

 

Also, it just makes sense with how they've laid out the floor plans. I imagine it will become a bonus space, workshop/crafting room, etc for a lot of people, but there are probably also people who want a large garage in a walkable, hip area, who may be willing to sacrifice a yard. That's not a market that's really served anywhere else that I can think of. It may not be a large market, but there's only five townhomes. 

Three does seem excessive. But to each their own. If anything it's extra storage space

I have a classic car and would love to have a 3rd garage bay at my house in the city.   The wife won't let me knock down the old garage and take up more of the yard with a bigger one!

Plus a lot of people in the neighborhood have additional toys like golf carts, side by sides, jet skis not to mention non motored stuff like paddle boards and kayaks. It’s makes a lot of sense in this neighborhood

"California" garage.  No cars are parked there; it's all used for storage space.

True - for storage or for visitor cars especially if they don't want to park their Hyundai or Kia on the street.  They could also reduce it to 2-car and combine that space with the other ground floor space and create a larger ADU to rent.

Would be great if they salvage the building fronting Herman, the rest of the complex is probably unusable for a residential development.

Some photos from yesterday’s presentation of 6400 Herman. They received conceptual approval for 135 new units. I’m very excited about this one!

I’m guessing it’s all getting torn down. Parking tucked on the inside area.

There are also renovations underway on another Detroit Ave building.  It might be 5017 orcsoething.

Second apartment complex next to Herman Park

Herman Park may be in need of updating, but its presence is enough to attract a second proposed apartment building to rise next to it. Conceptual designs for that building, located at 6400 Herman Ave. in Cleveland’s Gordon Square neighborhood, were approved yesterday by a neighborhood design-review panel and referred to the City Planning Commission’s Design Review Committee.

^ yr dam rite  building around a park or square is attractive. way to wake up city snd developers and more of that please.

 

also that one is rather cleverly built around as to not to have to tear anything down. an excellent project all around.
