Port Authority OKs financing for three Cincinnati projects

 

Three large real estate projects in Pleasant Ridge and Walnut Hills that will bring an estimated $67 million in private investment to the region will receive key financing from the Port of Greater Cincinnati Development Authority.

 

The Port’s board unanimously approved capital lease structures for the Lester & Montgomery project, Paramount Launch and Peebles Apartments.

 

Under such deals, the Port becomes the formal owner of such projects, allowing the developers to avoid sales taxes on building materials. In return, the Port receives a fee and developers sign an economic inclusion plan.

    So this development officially applied for a zoning change on June 15th. There was a virtual staff meeting on July 18th. Looks like it just needs to go to the Planning Commission now.

The shared greenspace that is everyone's front yard is nice but I'm curious how often it will be used, since they don't have front porches. People will let "walk" their dog in it and that's about it. Maybe it will encourage people to walk into the business district instead of driving but I am not optimistic. IDK maybe I'm just being overly pessimistic knowing that it's Vandercar.

^totally agree.  i appreciate the thought about the greenspace by vandercar, as compared to pretty much everything else they have done, but this is still very car-oriented.  it lacks any formality with the streets - its going to always feel like you are driving through the back of this thing with walls of blank garage doors.  there needs to be a hierarchy of streets & greenspace with at least one main drive that sets up the community and helps create a sense of place.  Maybe people will really embrace the greenspace as shown, but i think it is more for show/dog breaks than large neighborhood gatherings

 

here is my 10 minute alternate - which actually gains 4 units.  it sets up a main esplanade/central drive with all units facing the central green.  the entry drive view terminates with more units to bookend the site.  Small "gatehouse" buildings helps define the entrance and could be used to store outdoor games and equipment.  secondary streets serve more as alleys that provide access to all the garages.  the main central green is shared by all and everyone looks out onto to it.housing.jpg.ae8b78254afcdbab1c2973c6aac4d69d.jpg

They should connect the backs of all buildings with a road/garages or whatever, and have the greenspace connect the front of all homes so there's a continuous greenspace.

This is better as well but I think the advantage to @jack.c.amos idea is that neighbors would see each other as they come into the development. With this version, folks could drive home and never interact with their neighbors via happenstance, unless they were specifically in the yard. Would it be more successful if one of the accessory buildings had all the mail boxes? This could draw people out more often.


Something like Cully Green would be fantastic in this space but I can see how it would not be successful in PRidge since they don't have the transit or bike infrastructure yet.

Burlington Coat Factory along Ridge closed. Heard a rumor about Tesla putting in a collision shop but not sure how true it is with the big one they just opened up in Mt. Healthy area.

I could see that being a good location for a large mixed use development especially if combined with the car dealership parcel behind it. Similar to the other 3 large developments going in nearby south of 71. But this is in Columbia Township not City of Cincinnati so less likely to happen

Pleasant Ridge Montessori is going under an Expansion. Construction has started. I attached some photos. Update released today from the school:

 

“Our project will be ongoing, with a projected completion date in September 2024. We are incorporating progress updates in our classroom lessons and school displays. We look forward to the completion of this project, which will help right-size our school and expand our cafeteria. Please view the plans attached below and enjoy watching the progress.“

Building on the right is the old Burlington  as well as dollar tree (closed). On the left there was a sketchy used auto dealer called IAuto as well as some other small businesses. All the businesses are gone out of these two buildings. Curious to see if the same entity owns these parcels and could there possibly be some new development in the works.

I've been wondering about this space as well. That whole area is such a weird in-between space in the middle of PR, Norwood and Oakley. Would be a good spot for a nice mixed-used development I personally think.

Yes it’s a very strange area. I think it’s due in part that it’s all part of Columbia township and not the city of Cincinnati or Norwood. Seems like the township doesn’t really care about this portion even though it’s right in between some quickly changing neighborhoods.

Separate ownership. The auto dealer was purchased in December by Wesley Community Services Organization. They run the region's Meals on Wheels program. The strip mall is owned by a commercial retail real estate company.

Dang. This would be the perfect spot for a mixed use development. The businesses I’m sure would love to have a few hundred apartments in this spot and there’s no big residential around to complain about traffic.

I believe the old strip mall building was set to become a Tesla dealership.

TNT fireworks looks to be opening up in the old Burlington space. They are currently doing some demo work. Not sure if it’s taking up the old Dollar Tree and Payless space as well. 
 

Update: Upon further investigation it just says Dollar tree (will be selling TNT fireworks) opening soon. Not a full TNT store. So not sure if it’ll be reopening (idky since there’s one a mile away).

The fireworks place, I think is just temporary. The long term plans seem to moving the Blue Ash Tesla Dealership there.

Update to this: I was told this morning that at last night's Trustee meeting, it was announced that a large, regional non-profit would be moving into the space, but did not mention them by name. I assume this means a large announcement will be happening soon, although I am not seeing any permit activity for the existing addresses, nor are there any records showing up of merging the 4 parcels they owned.

It was also mentioned at the meeting that a Tesla dealership will be going in where the Burlington Coat Factory used to be, so again, expect an announcement soon. This site does have a lot of permit activity this year, so they are much further along.

$20M luxury apartment building begins leasing in Pleasant Ridge: PHOTOS

Developers have begun pre-leasing at a $20 million mixed-use building in a burgeoning Cincinnati neighborhood.

 

The project, called the Ridge, brings 82 luxury apartments and two ground-floor commercial spaces to 6010 Montgomery Road in Pleasant Ridge.

 

The developers, a joint venture including Towne Properties, E. Levental Cos. and the Pleasant Ridge Development Corp., broke ground in the middle of 2023. Pre-leasing started the first week of March. The first tenants will move in by the summer, possibly as soon as May, according to Marissa Wilkin Masters, senior regional vice president at Towne Properties.

Developer begins demolition of former Cincinnati Public Schools building for redevelopment

 

Developer Rob Smyjunas is moving forward with demolition of a former school building in the city of Cincinnati.

 

Smyjunas, of Vandercar Holdings, acquired the former Shroder School at 3500 Lumford Place in Kennedy Heights in May 2022. Opened in 1956 by Cincinnati Public Schools, the site has been closed since at least 2013.

 

Smyjunas plans to move forward with a redevelopment plan he advanced around the time of the purchase, to transform the 7.2-acre property into townhomes, patio homes and single-family homes.

'One of the best corners in Cincinnati': Developer acquires key property, plans demolition in Pleasant Ridge

The Pleasant Ridge Development Corp. plans to demolish multiple properties in the neighborhood’s business district, targeting a mixed-use project at one of its key intersections. 

The nonprofit community development corporation Jan. 31 acquired the vacant two-story building at 6100 Montgomery Road, which anchors the block at the southeast corner of Montgomery Road and Ridge Avenue. 

It purchased the building, as well as a rear parking lot, from long-time owner Koesters Properties LLC for $600,000, leveraging a city of Cincinnati Neighborhood Business District Improvement Program grant.

Seems like a lot of good stuff could be happening in Pleasant Ridge, great to see. The more the NBD's expand and densify the better.

That triangle of land in PR with the MedMart and UDF is a massive opportunity. It is a huge piece of underutilized land, assembling the majority of it under single ownership to actually do something with it is easier said than done. I could see the MedMart piece selling, but I imagine that UDF does pretty well and they may just want to build one of the "new" stores on that land, which would be disappointing.

Are you talking about Mullaney's? That has been closed for a minute now. It was purchased by Towne Properties back in 2021. They also have the bank next to it.

Related, PRDC got a city grant from the NCCIP to do some planning activities for the NBD. I believe they have hired Yard & Co.

Yes Mullaney's...thanks! That is good to hear, hopefully Towne can build off the success of their development down the street at Montgomery/Lester.
