Charlie Simms stands in the parking lot where his next project, the $7 million Monument Walk development, will be built.

 

Charlie Simms has closed on land for his latest residential development downtown.

 

Simms purchased about an acre of land currently a parking lot on the southwest corner of Monument Avenue and Ludlow Street for $225,000 Wednesday, according to county records. That space is where he is planning his next residential development downtown, the $7 million, 17-unit Monument Walk townhomes.

Dayton Library gets $500K for new events center

The Dayton Metro Library will have an arts and culture space thanks to a $500,000 donation.

 

The library, which is currently undergoing major construction, will have a new 6,000-square-foot, 299 seat arts and cultural events center, "The Forum" thanks to a donation from Jack and Sally Eichelberger. The couple made its gift via The Dayton Foundation.

$40M housing, office project set for downtown Dayton

A recommendation that one of Dayton's downtown buildings be eligible for historical tax credits has opened the door to a planned $40 million renovation of the city's first modern high-rise.

 

The Ohio Historic Site Preservation Advisory Board unanimously recommended Friday that the Grant Deneau Tower, 40 W. Fourth St., be placed on the National Register of Historic Places. The final call goes to the United States Department of the Interior, which developers and city officials say is expected to agree with the state's recommendation.

I suspect student housing for Sinclair might end up in the apartment mix, especially since the tower is caddy-corner from the DDN / Student Suites site.

Former Dayton Daily News site under contract

 

A team of developers are under contract for the former site of the Dayton Daily News at Ludlow and Fourth streets in downtown Dayton.

 

Elliot Katz and Scott Gibson — out-of-state investors with strong ties to the city's downtown development scene — hope to revive a 352-bed student housing project that came to a halt after its original developer Student Suites LLC encountered financial and legal problems over the demolition of the old building.

$5M venue latest push for entertainment in the core

Dayton is looking to land yet another project this year aimed at bringing more people to play in the core.

 

Mortimer & Mimi Levitt Foundation has pledged $500,000 in seed funding to construct a new permanent outdoor music venue at Dave Hall Plaza at Fourth and Jefferson near the Crowne Plaza Hotel. The city says the funding would help get the $5 million project off the ground, and will begin to gauge interest in the project, which would likely require significant philanthropic support.

Developer Charlie Simms told me his first client signed yesterday afternoon for one of the townhomes in the upscale project under construction in downtown Dayton.

Another downtown Dayton building poised for historic status

The city of Dayton is seeking historic designation of another downtown building in a bid to push for its redevelopment.

 

Dayton City Plan Board voted last night to support a historic designation overlay for the Fidelity Building at 211 S. Main St., at the corner of Fifth Street and South Main Street, across the street from the Dayton Convention Center. Support for a local historic designation next moves to Dayton City Commission for approval at its July 6 meeting, said Tony Kroeger, city planner.

Coming to downtown Dayton this summer: A zipline

 

A downtown zipline is the latest new summer activity in the works for downtown Dayton.

 

Downtown Dayton Partnership told me Thursday it is moving ahead with plans for a zipline on Second Street between Main and Ludlow streets on Aug. 5, to coincide with Downtown Adventure Night. It's still working on the details of how long the zipline will be and where it will originate, but it is working through the details to add the activity as one of many it plans for downtown this summer.

The Club Aquarius building, at 135 E. Second St., will have an on-site auction on June 28, after sitting vacant for several years following the closure of the nightclub.

$31.5M downtown Dayton project breaks ground

The $31.5 health sciences center building project at Sinclair Community College breaks ground Tuesday.

 

The school will begin work on the Health Sciences Center project, a total rebuild of its Building 14 to consolidate health programs from across its downtown Dayton campus into the building. The facility will house Sinclair's health science degree and certificate programs when it opens in the fall of 2017.

The developers who have been buying up buildings in the Fire Block of downtown Dayton are preparing to acquire more property.

 

Scott Gibson, doing business with Elliot Katz as The Ellway Group, said they are under contract to buy the 140 to 146 E. Third St. property from owner Fred Gagel.

Officials target revival of south downtown

With new construction reviving parts of downtown and hope the Dayton Arcade could finally be redeveloped, officials are already turning their eye toward how to revive another spot: south downtown Dayton.

 

John Gower, long-time urban design coordinator and re-imaging strategist for the city, said in an update with the city and CityWide Development Corp. that the evolving downtown and several new projects have been transforming the city's core. The entities now are turning to how best to redevelop the area surrounding the proposed Dave Hall Plaza block at Main and Fourth streets.

$24M downtown Dayton project wins state tax credits

Two Dayton residential projects in historic buildings were granted a combined $4.58 million in state tax credits.

 

The tax credits are for a $513,000 project in Grafton Hill Historic District, to renovate two historic houses into temporary housing for Grandview Medical Center employees, and for a $23.6 million project at the Fire Block in downtown Dayton, for upper floor housing as part of a mixed-use development project.

Investor buys former downtown Dayton nightclub property

The former home of a downtown Dayton nightclub has been sold to a local investor.

 

The Club Aquarius building, at 135 E. Second St., was auctioned on site Tuesday for $251,000 to Kent Kumbroch, who said he bought it as an investment but doesn't have any immediate plans for the property.

I believe Century Bar has plans for expansion. Which seems like a pretty good idea, that place is so small and gets crowded easily.

A downtown building is on track to get a historic overlay intended to help land historic tax credits to fund its renovation.

 

Dayton city commission held a public hearing to grant a historic designation overlay for the Fidelity Building at 211 S. Main St., at the corner of Fifth Street and South Main Street. This as planers and building owner Karim Haber hope to see the building redeveloped for some new use.

CareSource makes largest donation in its history for downtown Dayton project

CareSource has made the largest donation in its history to support a new entertainment venue for downtown Dayton.

 

The CareSource Foundation is making a $750,0000 commitment that will majorly boost the project, which is now close to 70 percent of its $5 million fundraising goal and is on target to open at the Dave Hall Plaza at Main Street between Fourth and Fifth streets in May 2018.

This is awesome! That park really needs some more activity at it. That plot hasn't historically been a park has it? I'd assume it went in the same time as the Crowne Plaza.

A prominent downtown Dayton building has been sold.

 

A Virginia-based investment group bought The Centre City Building at 40 S. Main St. on Friday. Operating as Dayton Centre City Partners LP, it acquired the building for $1.7 million. It was bought from Columbus developer Karim Haber who has sought to redevelop it for several years.

Downtown Dayton theater plans $50,000 renovation

Downtown Dayton's independent theater is planning a $50,000 project to replace its aging chairs with new seating.

 

The Neon is fundraising to help pay for the project and replace its 30 year old seats at the 130 E. Fifth Street theater on the edge of the Oregon District.

Dayton to acquire former newspaper building site

The city of Dayton hopes to acquire the real estate of the former Dayton Daily News building, home to a stalled residential development.

 

The city commission will vote Wednesday on whether to spend $450,000 to acquire the property at the northwest corner of West Fourth Street and South Ludlow Street from Steve Rauch Inc., the company hired several years ago to demolish part of the building to pave the way for a residential development that later fell through.

College envisions new downtown Dayton 'front door'

Sinclair Community College is considering how to make more of a "front door" for its downtown Dayton campus.

 

School trustees reacted positively to a set of concepts by several architects it approached earlier this year for some larger-scale designs for its campus. Trustees moved to "agree in principle" on the concepts they were presented — not allocating any money but essentially green-lighting the experts to proceed with further ideas and concepts for the school.

Sinclair to sign $250K sponsorship of new downtown Dayton pavilion

Sinclair Community College is looking to sign a $250,000 sponsorship of the proposed $5 million Levitt Pavilion proposed downtown.

 

Sinclair trustees greenlit Sinclair President Steve Johnson to begin negotiating a memorandum of understanding with Friends of Levitt Pavilion Dayton to explore ways the school can use the planned pavilion and also what kinds of internships, advertising and other opportunities for the pavilion can come for the school.

Mental health center buys downtown Dayton buildings

An Ohio-based mental health service bought three downtown Dayton buildings.

 

Access Ohio, with offices in Columbus and Dayton, bought 34-36 E. First St., near the corner of First and Jefferson, for $336,000, and also bought the two neighboring buildings the month before.

CareSource eyes new building in downtown Dayton

CareSource, one of the largest and fastest-growing companies in the region, is said to be looking to build a new building in downtown Dayton.

 

The Board of Education for Dayton Public Schools held an executive session Wednesday night on real estate matters. It then moved to sell about an acre and a half of land off First Street, the former Patterson Co-Op High School at 118 W. First St. to the Dayton-Montgomery County Port Authority for $1 million. That parcel, one of few undeveloped pieces of property in downtown, has been empty since the school was demolished in 2007.

This is great news! They mean East First though correct? If so, that's good news. I hate that giant lot and it would be great to see the streetscape extended further east. It's probably one of the worst empty spots downtown, along with the parking lot at 2nd/ St Clair and the old Daily News site.

CareSource to build 7-story office building downtown

CareSource will build a new 7-story, 250,000 square foot office building to house 900 employees downtown.

 

Company officials announced the new tower Thursday, which it hopes to see completed at First and Jefferson streets by 2019. To be called "CareSource Center City," it will centralize the company's employees downtown, and serve as a company-owned space to connect the existing headquarters building at 230 N. Main St. and the Ballpark Village building at 220 E. Monument Ave.

That's becoming a nice little campus. Do they use the memorial gym for anything? They were using the engineer building for company training a few years ago.

I'm glad to see Care Source expanding again in Downtown Dayton, but it would have been kind of cool if they decided to build a single tall building that could contribute to the skyline instead of a couple mid-rise buildings. Probably more ground level impact this way, but a new downtown Dayton skyscraper would be welcomed.

I agree with edale. This site is perfect for a skyscraper that is mixed use - office, apartment/condo & ground floor restaurant/retail. What we end up with is a short bland carbon copy of their bland headquarters at Main & Monument. While it is nice that they are expanding downtown, Dayton needs to think bigger.
