Hi.  My name is Steve and I recently purchased a property in Grafton Hill.  I am very new to rehabbing homes and could use a lot of advice regarding anything that anybody would like to share such as if there is any grant money or special loans for rehabbing in Grafton Hill and any information regarding how to find out what kind of structural/architectural modifications are acceptable/not acceptable.  I look forward to finding out if anybody can help me with this project that I am really looking forward to undertaking!

The City of Dayton has a Blueprint for Rehabilitation on their website to give you some information on expectations for alterations in historic districts-

Questions 

  • Pictures of the house in it's current condition
  • Is this the house you plan on living in or is this a flip
  • Estimates of the work you would like done
  • A Realtor with rehab experience and a designer/arch who's work deals primarily with rehabbed homes?  The Realtor should be able to advice you as to what you need to do to rehab your home into the top 20% of comps the immediate area.  You don't want to over do it.
  • Have you been to any home shows/decorator series in your area
  • Do you have a contractor or references for a contractor
  • MOST IMPORATANT - do you have a rough budget?
