I'm fairly certain that Calfee is done. I walk by it everyday. This morning there was some lights on inside the first floor of the Schofield building but idk if that's unusual or not

Yes Calfee is done but CRM is now doing the Chester Commons apartment conversion. I do not know however if  the Chester conversion would delay their Schofield project. I think any delays are still economy-driven for the hotel part of the Schofield.

^I agree with your last sentence. It's been pretty clear from the reporting that financing, not other projects, has been the impediment for several months now,  if not longer. Hopefully the Embassy Suites closure and [i hope] rising hotel occupancy rates and apartment rents (sorry downtown residents) will seal the deal soon.

 

The Embassy closure should definitely help to get a couple of these talked-about hotel projects off the ground. On the other hand, I dont see why downtown apartment rates have to rise across the board, and Im not just saying that as a downtown resident  :-). I forget the number of housing units that have been bantered about for the Schofield. For some reason I think Ive heard 24 as the original number, and of course there is a push to increase that. If these apartments need to be the most expensive downtown in order for the building to be re-developed, I think that they can easily find about 50 lessees who would pay 2 - 4 grand to live in what could be Cleveland's most stylish building at a superb location.

 

sidenote:

I see that on the CRM website, in the "portfolio" tab, one property appears...the 'Truman Flats'. But when you click on it nothing comes up.

That is of course the Truman Bldg at 1030 Euclid Ave. I like the name, btw, I hope they keep it. It'll be interesting to see these units and what they rent for. Shoule be sometime next year... accdg to the crains and PD articles of this past June.

At least we're inching closer to this part of Euclid getting some attention. But boy is it ever like pulling teeth.

Well, we're finally in Q1 of 2013 (granted its only day 5 of Q1, but ...) hopefully we'll see some movement on this project soon  :wtf:

And that's the second time in the past few days I thought something was finally moving with this project  :roll:

Is there any recent activity on the Schofield since they announced the project has financing a couple of weeks ago?

Every day (weather permitting) they are out on the mast climbers working.

I was researching the history of the Schofield Building and came across the article dated February 26,1969. This was the announcement of the two million dollar renovation of the exterior and interior.  The exterior was  made from a product called Glasweld/ This was a weatherproof asbestos reinforce material with an enamel surface. The architects were Bialosky and Manders.  The tower was renamed The Euclid Ninth Tower.  It is a fascinating read to see no objections to this project and to see 40+ years later the damages brought about by material with asbestos.  If you want to read you need to go to the paid archives of the plain dealer to see the article

Work gets back into gear in $50 million conversion of Schofield Building

Three years after construction workers stopped stripping an aluminum façade from the 14-story Schofield Building at East Ninth Street and Euclid Avenue in downtown Cleveland, they are back to finish the job.

 

More to the point, workers are beginning the $50 million conversion of the building to a Kimpton Hotel and 55 luxury apartments, according to Steve Calabrese, who heads the Schofield Building LLC investor group that is undertaking the project.

 

Brian Intihar, Schofield project manager, said the investor group has retained Mentor-based Cleveland Construction Corp. to complete the project by the end of 2014.

CLEVELAND, Ohio -- A long-delayed and much-discussed downtown Cleveland project has resurfaced, promising a hotel and 55 luxury apartments at East Ninth Street and Euclid Avenue by late 2014.

 

CRM Companies Inc. said Thursday that it has resumed work on the Schofield Building, a Victorian-style brick and terra-cotta structure that has been sitting, windowless and hung with scaffolding, for three years.

 

Working with Kimpton Hotels & Restaurants, the developer is planning a 122-room hotel topped by apartments that will have access to room service, valet parking, the hotel concierge and other amenities.

So took this pic on the way home last night, Im not sure if the bright spot in the middle was replaced or just cleaned but WOW if thats the color this whole building will become, what a TRANSFORMATION!  Really stunning

Yep. Rendering or not though, it's nice to know that color still exists under all that dirt.

So of all the Kimpton hotel brands, which one is preferred?  Is one more upscale than the other?  I recall up thread awhile ago that this is planned to be a 3 star?  I've never stayed at a Kimpton run hotel so I have no idea.

 

Most Kimpton hotels are boutique properties.  They have two national brands the Monaco and Palomar.  The Palomar brand is the brand they have been agressively rolling out across the country.  Their hotels always are accompanied by a top notch restaurant at street level as Kimpton also manages a restaurant group.  Hotel and restaurant groups started in San Fran region.  Metro Washington, DC housed their first east coast properties.  They are super gay and women friendly.  They launched a gay portal back in 2002/2003 (I could be off a year or two), well before Starwood, Hilton or Marriott. 

 

The Kimpton brands target the same people who would stay at a SPGs, W Hotel, Le Meridien, and (certain) Westin; Hyatt's, Andaz or Park Hyatt; Morgans groups, Mondrian, Morgans, Delano, and Hudson; Thompson Hotels; and Sofitel Brands - 30 somethings, "seen and be seen" types who love to travel and LGBT.

 

Based on my experiences:

Helix (DC):  My first Kimpton hotel, (also a catalyst for improving and expanding the the Dupont and P street gayborhood);

Madera (DC):  Had a friend stay here, but only eaten at the restaurant)

Palomar (LA/Westwood):  My extended family stays here when we're in LA, as it's closets to our house. Blvd. 16 is a great restaurant

Surfcomber (Miami Beach):  [disclosure I've stayed here before it was a Klimpton Property, WAS the best kept secret on MB. Have only had meal in the restaurant since the re-branding)

Epic Miami Beach: (Starwood didn't have hotels on South Beach and wanted to try something different than the Ritz.)  The pool screams "sexy"!

Monaco (Chicago): I can't remember my experience...hummm

Eventi (NYC):  Had a staff retreat here.  Beautiful property.  Amazing restaurant (now closed) and the Park which is now closed.

Ink48 (NYC):  (We've had corporate wide events here)

Palomar (Philly):  I've eaten at the restaurant but never stayed

Palomar (DC):  I've eaten at the restaurant and love it!  Former Raddison, gutted and re-branded.  Never stayed.

 

If I wasn't so wrapped into SPG (Luxury Collection, St. Regis, W Hotels, Le Meridien) or my number 2 brand Hyatt (Park Hyatt & Andaz) I would invest in the Kimpton loyalty Program.  I like the Kimpton properties physical plant (decor, amenities, ambiance etc.), their locations in respective cities, the attached restaurants.  To me this will be a win-win for our city.  Cleveland will have a nice "hip" hotel and increase hotel room counts and a great restaurant to add to are vibrant restaurant scene.  This hotel will appeal to leisure tourist.

In it, a Palomar exec reportedly says that Cleveland isn't the kind of town Kimpton would put a Monaco or Palomar, but maybe enough has changed downtown that they'll reconsider.  Like many others have already said, I'd prefer a boutique property named after the building.

Hey, I know my hotels and restaurants!  I live a certain way and when I'm away from one of my homes, I want to be comfortable and have excellent service.

Those images still take my breath away (corny, I know) whenever I see them. This building is going to be so undeniably striking. Imagine coming down Euclid and seeing that mass of gorgeous orange brickwork just begging you to come in. And across the street the cleaned up facade of the Rotunda and cleaned up facade of the Breuer Tower will make this intersection a great mix of old and new architecture with a great mix of uses. I cannot wait.

These probably need moved to the appropriate thread, but depending on how they design apartments/lofts within the building, they may have both front and back windows within the unit. If not, both my building and some of the E4th apartments have interior units with no real view and both are full, so I don't see a big problem there.

However, who is going to want to buy or rent an interior unit?  The conversion cost and the ROI would be terrible IMO as a consumer.

Looks like they have removed one of the last peices of siding, the corner piece on the top of the building.  Ill try to get a pic if I can.

Seems like its been forever since I heard about this project.

Wish developer would rebuilt small tower that used to grace Schofield Building.  But I don't expect it. I was waiting for something to be done with that modern cornice cornice but didn't notice this in my limited trips to view the building.  Thanks.

It is pretty amazing.  And the cleaning reveals what a huge exterior restoration project this is going to be.  Don't make you reservation at the Kimpton for any time soon.

Is it definitely cleaning and not paint?

Looks like the building is all set for the Browns opener.

Just curious as to how all the new brick that they will have to re-tuck in as in how will it fit in color wise.

Hopefully it won't be to noticeable.

Does anyone know if there are ways to seal bricks now that can prevent this sort of dirt/pollution buildup?
