Cleveland: Downtown: Euclid & 9th Tower / Schofield Building Redevelopment

Oh... I never said anything about "imminent."  But we do see activity.  We do see work on the facade.  I don't think any of that would be happening if things weren't moving forward..... at whatever pace.

  • Just spoke to someone from CRM, and they are opening a pop up bar in the Schofield called Lake Effect at the corner of East 9th and Euclid.

  • I spoke to the bartender last night. He said that Lake Effeft as an xmas themed bar will remain open until January 15th. Then it will probably remain open as another bar afterward. If this is this is

Whoa there everyone - I walk by that building everyday and frequently see workers on the scaffolding.  If you look closely they have been placing what looks like cinderblock in the holes where the brick has been damaged to establish a new base.  I assume the recast architectural details will be attached to this new base.  It should be noted that since the weather has turned worse in the past 2 weeks I have seen less work being done outside.  Prior to that there was pretty consistent activity albeit with modest physical proof.

^That's good news, thanks.  Doesn't exactly sound like full speed ahead, but I'm guessing these types of projects happen in funny ways due to all the custom work.

I also see a few changes inside the building (visible from the back from the elevator lobbies of the City Club's upper floors). Lights are on and building materials, buckets, etc. get moved around occasionally. But it is like watching a snail move.

If this building is going to open in 2014, they need to pick up the pace.  It's very refreshing to see Giese (SP) move so quickly on his projects.  He will open three rehabbed buildings next year in the same time it is taking to do the Schofield Building if it even opens next year.

That's the benefit of being able to pay cash for big-ticket items. Remember that Geis built a 100K sf Midtown office building on spec while the Great Recession was still fading. His deep pockets are unusual. So is Optima's. And both aren't stockholder owned like Forest City so they can take more risks.

I think the rehab work on the Shoefield is more than a bit more complicated, particularly considering the facade restoration to earn the tax credits.  I assume that molds of some kind need to be made individually for each damaged portion and then sent away for precasting?  I don't know if I am using the correct industry lingo....

There is visual progress at the Schofield so everybody needs to quit freaking out. :-P I would guess some work is being done offsite. In the meantime they are still cleaning up the facade. Somebody mentioned the gray cinder blocks. They were installed a couple weeks ago, likely preparing for the new brick.

Here are some pics from Sunday 12/1. Sorry for the cell phone pics. You can clearly see the gray cinder blocks across the middle and toward the bottom.

That puts a new perspective on things for me. They still have a lot of detailed work to do.

I'm excited for this closure because it should signal the beginning to some major rehabilitation work on the Schofield, but it's going to create a traffic nightmare in an already crazy stretch of road downtown. During evening rush hour, especially during an event at the Q (or an Indians game), it's impossible to head south on E 9th. My residential parking garage is on prospect and it's already congested enough and sometimes takes me 15-20 minutes to get from Lakeside down to Prospect. I hope this won't double my commute.

It's bad because people do not know how to drive in a city. They all take up the far right lane which clogs Prospect and Huron and I still love traffic complaints in a city (especially one with no traffic!) Come down to South Florida, I'll show you traffic.

is the building to the right of the Schofield building part of the redevelopment?

^No, that's the City Club Building, which is an office building (and houses the City Club).

And my office. ;) BTW, I noticed a lot more workers in and around the Schofield Building today. And I also noticed these plastic things sticking out the back of the building. They look like huge condoms, but what are they really?? :-o

They're used as a form of low cost filter for exhausted air during mitigation. Asbestos particles are larger than the pores in the plastic bag so they get caught but the air molecules can still get out. When they're done with work in that room/floor, all the workers have to do is tie up the bag and toss it. They're a reasonably common site when older buildings get rehabbed. They have to exhaust the rooms to create negative air pressure so that the particles don't blow into another part of the building.

^Just a guess.  Some odd, freezing cold weather dust collection system?

Always fun when that happens. :-)

Great info. Thanks!

^Stunning.  Thanks for the pic!

These guys are making a lot of noise! Every time they send more debris down the chute, it makes a hell of a noise, echoing through the intersection of East 9th and Euclid. Those of us in our office in the City Club Building were wondering what that occasional, echoing roar was until we went to lunch. Glad to see the workers working! This is a very exciting intersection....

Things are really starting to pick up on that intersections!

Yep, a year from now that whole area is gonna be completely different.  Cant wait until those buildings (Schofield, Breuer & County building) are all occupied.  It's gonna look good driving down E.9th!!!

^Wow, a whole new building at 9th & Euclid!

It's even better walking.

Detours, detours. But always fun with all the construction noise around you. It's kinda fun trying to guess what's happening when you hear certain noises. But the scariest is when the debris from the Schofield goes down the chute and the roar is amplified by the echoes off neighboring buildings. It sounds like the building is falling down. You have to hear it to believe it.....

^ this could be my favorite rehab in CLE the past ten years!!

Is there a reason the one level of window openings are being shortened where the cinder blocks are showing?

That row was always that short, it hasn't been reduced.  The cinder blocks will not show because they will be covered with brick arches.  Check out the original picture on page one.  There are multiple rows that have arches or some type of visual separator.

Best video reply EVER!  I love that scene.  Hey Malkovich, think fast!

The original cupola was quite small.  It wouldn't be the end of the word for it to be recreated. It would certainly add same panache to the building and intersection.

It would be nice to have the small dome on the Schofield. It would literally be the icing on the cake.

Be that as it may, the 9th/Euclid intersectoin should end up being the fiercest one in town.

Certainly will, especially after a new use is found for the old Union Commerce across the street.

Just wanted to say this part of E. 9th is going to be so much improved. It's been a dead zone for how many years! Not to mention the Schofield is going to give the skyline a brilliant dose of color. Loving this.

conversation about pic taken by clueless on 25FEB...

I'm in a DC gym looking at the pic.  a guy from NYC is looking over my shoulder and says that is a nice picture.  where is it, Rome? I responded, no Cleveland.  he then said, what, cleveland has buildings like that...

Then after you tell him what rents are like here, give him the web address for U-Haul.

A bit off topic...

As I told lockdog in a PM,  the juxtaposition of those 2 buildings is super photogenic.

Walking up Euclid Ave all winter I finally got the sky I wanted at the right time of day which, in turn, gives the right lighting etc.

Picture snapped.

Agree that Uniion Commerce's renewal will nothing but enhance the grandness of the intersection.

Now if PNC can just get some plaza enhancements to their E9-Euclid plaza. ??Like nighttime lighting, that wouldnt be so difficult

What do you mean?  The building opened in 1924 as the Union Trust Building.

What do you mean?  The building opened in 1924 as the Union Trust Building.

True. But that lasted less than a decade. It was the Union Commerce Building for the next 50 years, and that's what I knew it as when I grew up.

Back to the Schoefield.

Fire trucks and police just arrived on scene at the Schofield building. Workers are all gathered at the PNC plaza. Hopefully whatever happened doesn't set the project back too much. a2avatad.jpg
