I noticed today that there is construction on the once-empty lots on Jefferson between Corry and Charlton.

Yep, they are making things happen up in Clifton-Corryville.  This is one of the best ways U.C. can contribute to the city and benefit itself at the same time.

The project on Jefferson at Charlton is called (get this!) Jefferson/Charlton Condominiums.  Cole + Russell Architects are the architects.

 

No renderings are on their site yet.

Okay, maybe they don't get an A for imaginative or original names, but at least they are moving the dirt which is more than some seemingly slick projects proposed are doing. 

For one they have the money and the potential population support.

OK, so the new stuff at Jefferson and Charlton is called "Charlton Place".  According to DCI, it's going to be 12 townhomes from between 1,800 and 2,400 square feet and have 2-3 bedrooms.  Prices will be between $295,000 and $385,000 (seems kind of pricey for the area!).

 

None had been sold as of February, but I don't believe they were even on the market yet.

 

Maureen is seriously pushing Upmarket and with the proximity to Calhoun retail and a new Short Vine this'll happen pre-demand but it can still catch the wave.

2600 Vine is now a pile of rubble.

 

Charlton Place is coming along nicely.  I wish I knew what the finished product is going to look like, though.

Here is a pic of a small infill project I drove by yesterday.  It is on the corner of Jefferson and Charlton, directly across from Daniels Hall on the UC campus.  It looks to be about 10 units, it replaced several very crappy houses.

Just read the details listed above, $295-$385 seems like a ton for that area even if they are decked out with super high-end amenities.  I wonder who their target market is.  Most professors live in the Gaslight district or in North Avondale, guess we will have to wait and see.

Charlton Place is scheduled to be finished mid-October, according to the university.

BTW, you can kind of already tell what the Charlton Place condos are going to look like structurally just by looking at them now.  Here's the rendering from the project website.  I don't know what the deal is with the whole mansard tower thing--I'm not a fan.:

I don't like those towers/parapets very much at all.

It looks like the roof blew off in a tornado or something. Those powerlines could go too.

Really, well I like them.  I could have bad taste but I think they look good like that.  What I dont really like are the steps to the far left in the picture and how they go to the side instead of the directly to the front like the rest. 

I think they look pretty tasteful. If the garages are behind those units even better. I wonder if potential buyers would find Short Vine so close a good or bad thing. I'm going to trying to find their mls listings.

The main man already posted this. I see a price of $235K, maybe that's for the single car garage and $329K is for two. Huff has five for sale with one pending at the 235K price.
