I think it's a shame SOM wasn't brought in to reimagine the building.

  • I will never understand why a giant brick wall is looked at as historic or a positive thing.  It's a complete eyesore and is preventing the building from getting re-developed.  Get rid of it. 

  • City Council voted against historic landmark status.

seems like i've seen a glass storefront zipper reveal going through a parking garage base somewhere...

I mean people thought the Eiffel Tower was an eyesore for decades after it was built, who knows what will be considered historic in the future. A building is historic because of its contributions, in this case because of its new building technique of curtainwall brick vs structural masonry that had been the way of building up until that point; and because it was the first large project and largest building built in the US by a female architect to that point. It's a Modern icon, and that has nothing to do with subjective opinions on its aesthetics, that's just because of the historic nature of the building.

 

Architectural taste varies, some people love the Boston City Hall or Crosley Tower, but other people hate them. I fail to see how a 6 story brick base with two stories of glass storefronts at street level is any more of an eyesore or more overbearing than nearly any other building in downtown with parking in it's base and in many cases less actual sidewalk presence or storefront.

 

All that said, this current proposal could be very cool if done correctly (if it's similar in final look to the Smithsonian African American Museum) and it would look especially great at night. I just like the original design and don't want it completely destroyed.

Again, I like the improvements of the base, but it's quotes like this that make me nervous, "The new renderings – which Birkla noted are somewhat aspirational – include a scalloped facade that serves as a more modern take on the bricks." In other words the nice metal panels would be the first thing to be VE'd out of the project. 

^Ha, came here to say the same thing.  "somewhat aspirational" is code for "I can't afford this" so maybe the brick will stay!

The VE design, will become some flat metal panel with a finish that looks like corten steel. That will have a machine finish hole punctures that will look cheap quick over a large swath of area.  

this is a great renovation image. If the siding is 3d and lighted, that will really help locate the building. This building was always lost in the skyline. One big monolith from most views, Vine street oneway north, 6th street one way west and a step back vertical plan. All these things made walking past it very forgetable. 

Hopefully they will help Batsakes relocate.

haha Zero chance. I feel like 3CDC may get involved in a new space for them, people love that hat shop and spend big money on their product, they deserve a flagship store with a great prominent location.

Wasn't that the proposed solution by preservationists who wanted to maintain the brick walls and designate the building historic?

Huge upgrade IMO to lighting up the area while paying homage to the modernism. That said hopefully it doesn't get VE'ed out!

They should go in Carew Tower, the corner space where Stafford Jewelers was located before they closed, good prominent location, in a historic building.

Do you think they could do the project with them continuing to operate in the same space? I cant see them cutting power to the entire complex at all times and you would think that much of the work could be done around the current space.

Maybe they will build a new space and transfer them into it, because based on the render the corner space they are in now gets turned into an outdoor recessed cove on the Vine St. side.

Yep, it looks like that is the new parking garage entrance.

I feel like I'm on an island here not loving the renderings. I was hoping the only real aesthetic change would be the return of the two story open base. I love the modernist design and think it looks incredible as is, these renderings look like a hodgepodge of textures and sight lines. 

 

But I digress, at the end of the day I'm just happy its not getting the Dennison Hotel treatment.

If the garage that is in the base is itself lit, and these are just openings in the perforated grill to bring in fresh air then the texture is lit as a feature of the shape perhaps and does not have individual "lamps" for each cut out. At least that is my take on it, hopefully that is the case. I use the exit at Glendale Milford that millions of dollars went into im sure but the decorative lighting on those towers lasted only a few months for some of the strips. I'd bet 75% of it is gone now and it looks awful.

This is the project that made SOM. It deserves better.

Scalloped façade reminds me of this project in Tampa's Channel District.

If anyone gets some pictures of what is under that red fabric awning post them on here. There is speculation that the original one is in some state underneath and it would be cool to see one last time.

Thanks much! I'll try to go by after work. Looks REALLLLY rough under there and not much like the old one at all, i saw the part underneath that had fallen a few months back too. Glad to see them doing more visible work again.

 

 

Here's what remains of the awning as of today, April 11th. Looks like steel I-beams were cut off flush with the brick facade):

Those renderings look great.  Infinitely better then the empty rundown eyesore this building has been for 15+ years.

There is good and bad with the proposed design. The damn vertical glass wall at the lower base building entrance point, doesn't need a weird wanna be 84.51 kink in it. 

Get this project fast tracked and completed. Its been an albatross for far too long creating a massive dead zone.

If they would extend the horizontal glass at top and bottom it would make it more interesting and provide a reason for the "kink". Probably a budget issue.

that "kink" could become a great marketing ploy for the hotel. "Let's get Kinky", "Get your Kink on". "Stay Kinky, we'll keep the lights on." or not. 

These renderings look like the architectural embodiment of schizophrenia. I think the historic design is perfect the way it is. It can be slightly modernized with materials and maybe signage, but the splendor of the original architecture is completely lost in these renovation renderings. They might as well tear it down if they're going to turn it into this hodgepodge, cluster f*ck of materials and leading lines. 

I do not love the garage entrance/exit on Vine Street. I would rather see it on Race or even 6th. I like what they are doing to activate the street on 6th but would rather have it establish more connectivity with Ftn Sq and the Foundry/525 Vine complexes without the garage entrance. 


At the same time, I get how it probably fits there functionally there better than any other place at the location so it may be the best of other potentially bad options.

I had a chat with someone familiar with the developer of the project, the garage entrance being on vine generates way more revenue (I remember hearing $10,000,000 a year in revenue from the garage alone but that seems way too high) than if it were on 6th.

Does anyone know what the status of this project is? Lots of big downtown projects are happening or are about to and this project hasn't had much movement (seemingly).

This was from over a year ago :( 

I would imagine 2nd national bank development would need to complete first before anything major moves on this project.

This project is done and being leased out of the 580 building leasing office.

They are currently doing a lot of remediation work. The owner is currently selling at580 building and one of my friends who lives in that building mentioned to me that hes going to use the money made from 580 to help with this project.

Birkla is in the process of hiring a contractor to manage the restoration work.

Crews have finally reappeared on site, looked like a demo crew gutting the main entrance space.

Doug Moorman and Chip Gerhardt have filed registration paperwork with the City of Cincinnati as representatives of Birkla investment Group.
