The new six-story research building is located just beyond at the northwest corner of Parsons & Livingston. The Parsons & Livingston site is also shown in a view from the 12-story tower under construction. The vacant Kroger store, CVS Pharmacy and Wendy's would be replaced with the new six-story research building in the rendering. As you can see from the photo I previously posted, Miranova is blocked by the courthouse tower from this angle. I understand the concept of artistic license, but adding a fictional tower and a fictional forest to a professional rendering is really ridiculous. I just hope the new research building is rendered correctly! :wink:

April 13, 201015 yr From the Columbus Dispatch, a photo of car being lifted toward the Children's Hospital 12-story tower that is under construction at the northeast corner of Parsons Avenue and Livingston Avenue on their existing campus. The car, a Civic donated by Honda, was lifted into the ninth floor of the tower. The car will be kept in the expanded rehabilitation unit in the new main hospital so patients can practice getting in and out, steering and using the control panel. The front of the car was removed so that it will take up less floor space. There is also a one minute video of the move: Video: Car lifted into building at Nationwide Children's Hospital. Now, both the photo and video are very interesting, of course. But from an urban development perspective, the photo and video give some more updates about the on-going construction and redevelopment occurring at the Parsons & Livingston intersection. The photo shows the recently completed brick building at the southwest corner of Parsons & Livingston which houses CVS Pharmacy. This is located on the site map below at the area labeled "Former Bobb Chevrolet". The CVS Pharmacy building replaced the Bobb Chevrolet dealership building previously at that location. Just as dense office towers alone didn't revitalize Downtown, the surrounding neighborhood won't stabilize from the hospital's mere existence; it has to be utilized in order to be an asset that plays a role in improving the neighborhood rather than an insular entity.

January 21, 201213 yr It turns out that my assessment of why Children's Hospital built their Livingston Avenue Parking Garage around the KFC at Parsons & Livingston was right on the mark. Below is an excerpt from this post in the Parsons Avenue development thread which looked at multiple Children's Hospital development projects: 3) LIVINGSTON AVENUE PARKING GARAGE According to the hospital website, this is a 1500-space garage that is dedicated for hospital staff parking and was opened in February 2008. The parking garage fronts both Livingston Avenue and Parsons Avenue. But the garage footprint does not extend to the corner of Livingston and Parsons. The corner is occupied by a KFC restaurant. The parking garage was actually built around the KFC! Quite an unusual arrangement! I don't know the history of the parking garage project or why the KFC remains at the corner. However, it is quite possible that Childrens Hospital and the KFC owner could not come to an agreement to purchase the property. According to the auditors website, this KFC property is corporately owned, not locally owned. Maybe corporate KFC asked for an extremely high price and Childrens said "to hell with KFC, we'll build around you". Because that's what it looks like. I don't think many people in the medical field get to bolt for meals. Very true. My wife is a nurse practioner at children's and she's lucky to get ten minutes for lunch during a sometimes 15-16 hr workday. I do agree though that it would be great if the neighborhood had more amenities to attract people to the area. There are so many parents that stay for long periods of time from out of state or at least out of the city and it really would be ideal for there to be a hotel within walking distance to the hospital for those who do not want to use ronald mcdonald house. On a positive note, I will say most of my wife's immediate coworkers(other NP's or doctors) seem to enjoy living downtown or in the german village area. There is definite interest from the employees to live in the surrounding areas and I would love to see more revitilization along livingston and parsons. I feel that area has alot of potential.

This project location is at the southeast corner of Parsons & Livingston. This is the former KFC location that the hospital purchased for $2.25 million in 2012 - more about this purchase earlier in this thread. The hospital had been trying to purchase this corner location that was corporately-owned by KFC for 20 years. While KFC refused to sell, Children's eventually was forced to build its 1500-space Livingston Parking Garage around the corner KFC lot. Now that Children's owns this corner, they have announced a construction project for this 25,000 square foot lot. Construction is expected to start this fall on a five to six story faculty office building at the corner of Parsons & Livingston. NBBJ is designing the building. Although the final design is not complete, Children's Hospital officials in the article did confirm that the first floor will be leased for retail use.
