I believe this is the foundation for the new parking garage just east of the BHP and west of the Conference Facility and Data Center. This is just north of the recently demolished 525 Kennedy building.

An eastward extension of Butterfly Gardens Drive towards Kennedy drive (as shown in the master plan), would pass through where the 525 Kennedy building once stood. This is the roads current terminus.

Nationwide Children's, Ronald McDonald House seek room to expand with rezoning request
 

“A three-story residential and office building with community space is planned after five homes are demolished behind Ronald McDonald House, according to an engineering site plan filed in May by Continental Real Estate Cos.”

Here is the map of the Children's Hospital properties proposed to be rezoned from the Business First article.  Outside of the planned expansion of the Ronald McDonald House, the spokesperson at the meeting said Children's has no "immediate plans" for the other residential properties.  So we're looking at the next future development phase for Children's - once there is no more space left in their current western campus expansion along Livingston:

At some point I feel like they need to build a tower of 15 stories or higher. They will eventually run out of room, and that would also look great.

15 stories or higher needs to just start being the norm in these much more dense areas. I hate seeing prime real estate be wasted on a 5 story or so building.

This is truth. Kind of off topic but, part of me is worried that the new CDDC, with their focus on affordable housing downtown, will not focus on height as much as they should. Hopefully they can figure out how to get more affordable units in taller buildings. I do agree their should be more affordable living downtown, but it needs a mix of everything to function.

Would be very sad to see 5 story or so buildings which aren't that old being torn down in 10-20 years time all because they were not planning for future growth and density increases but now they need to go 15+ to accommodate the influx of new residents to Central Ohio.

Mayor Coleman is part of it, and I don’t think he will let that happen. He was the vision for downtown and I think having him be a part of the development will help. Still just a little worried.

Is Mayor Coleman big on density and upward development? I'm not familiar with his involvement and his mayoral terms preceded my residency here so I'm just not familiar with his policies either.

I wasn’t here either, but from what I understand he played a huge role in getting downtown development moving and wanted a good downtown. I am not sure what his views are on height, but I think he understands a need for density. 

I think the affordable housing industry is trying to move away from towers (where possible) due to the higher maintenance costs and recent deadly incidents in subsidized towers overseas. Even if those incidents were caused by poor construction techniques and materials.

That's what happens when land is too cheap. This happens in Europe often where old slums got turned into something else then something else or in cities that got bombed during WWII.

Something tall enough to cast a shadow at some point of the year that reaches German Village would be the minimum height I would want.

Nationwide just announced they are spending 3.3 billion dollars on a new 12 story tower.  

I figured this news would be dropping soon. I’m excited to see their expansion, both with the new IP tower and the new ASC. Livingston is going to be a completely different animal over the course of this decade.

No, I know a few people who work over there and have mentioned the new projects, so I knew something was in the works, but I didn’t want to post anything since it was more hear-say for me. Next time I’ll have to dig deeper so I can give you guys the scoop  😂

 

ETA: it is my understanding though that they intend to develop all the land down E Livingston to 4th, which is currently surface lot and a church.

3.3 billion is for multiple buildings and programs not just the 12 story patient tower.

 

”The hospital plans to spend $2 billion on new buildings, including the new inpatient building that will mirror its existing 750,000-square-foot, 302-bed tower that's accessible from Parsons Avenue. The new building will be adjacent to the Interstate 70/71 highway project Downtown.”

It's interesting because this rendering still has the old version of the currently under construction research building where it is a curved and set back from Livingston.  But, the other image in the article has the rectangular building flush with Livingston that is actually being built.  It's number 2 in the rendering below.

The first video indicates just how long they have been planning the tower addition. The second photo is more recently created.

The new I-70 eastbound bridge over Parsons has opened and eastbound traffic is now using it.  It gives a really good view of the Nationwide Children's campus.  As the campus builds out even more, it will be an impressive sight for people passing through Columbus.

Columbus Ronald McDonald House to regain status as world's largest with $28M addition
 

“Ronald McDonald House Charities of Central Ohio plans to reclaim its status as the world's largest with a $28 million, 80-bed expansion.

 

Construction could start as early as January and the addition is expected to open in summer 2023, said Ryan Wilkins, senior director for facilities and communications. Funding is all from philanthropy.

 

The project will add two three-story buildings flanking a playground and courtyard: the 80-bed residential addition and another with an expanded commercial kitchen, dining area and meeting and event space. When finished the facility will have 203 beds.
 

Children's owns the land on which Ronald McDonald House sits, and in January bought the parcels behind it for $2 million from the charity's real estate affiliate, because any construction addition must be on the same property. Engineering plans filed with the city call for demolishing five single family homes on the site, which Wilkins said had been used for long-term stays by families and as rental properties. A single home on the southeast corner remains privately owned and is not part of the plans.“

Nationwide Children's Hospital plans to open the Livingston Orthopedic and Surgery Center in 2024. This rendering looks south toward Livingston Avenue, with the primary care outpatient building at right.

Looks like this is about to start.  Drove by tonight and noticed the parking lot is now blocked off and some equipment there.

Between this, the research buildings, expanding RMH, new tower, and more, the NCH campus is going to be quite the construction zone the rest of the decade.

Yea, in early renderings, it was originally set back with a curved section in the front that connected to the building next to it with a courtyard along Livingston.  Now, that curved section is on the back side.

With all of this movement on the Children's campus and the OSU medical center, I wonder if we will see any movement for Ohio Health on the Riverside campus soon.

I know OH’s current strategy is building up their OLHs more to treat lower acuity patients and using RMH for more complex treatment and care. Regardless, I think they’re going to have to expand within the next few years, especially since they’ve recently launched two new ICUs.

I was coming south on 71 the other day and as you approach Children's, it's straight ahead in your view as well...  Once that freeway rebuild is finished through there, along with all the new development at Children's the difference will be night and day!

There was also some rumblings of the Superior Maintenance Building (across Livingston from the research building currently under construction) coming down for a new development as well.  Anyone heard anything about that lately?

Is that the one that’s supposed to be ground floor retail with apartments above? If so, a recent article quotes the developer as saying that one is still working its way through the approval process. I’ll try to find the link. 
 

ETA: Okay, looking back, I think there’s actually two different apartment complexes proposed on Livingston across from BHP??

 

The one I had in mind is the one from Schiff which should replace the dinner theatre site, and it’s mentioned at the bottom of this article:

The one you asked about looks like it’s from a different group and will be built next to the Schiff dev. I decided to take a look at the page for it, which was posted here earlier this summer, and they actually have announced a tenant for one of the retail spaces (Orange Theory), which wasn’t there earlier this summer. So if they actually have a committed tenant now, I would say that’s promising at least!

I had noticed the movement on that side, as well, but I wasn't sure what it was for.  I don't remember ever hearing anything about this building.

It’s number 3 in the image below, based off of the master plan.

Ok.  I'm actually a bit confused because there's actually a large amount of work being done on the parking lot just to the east of number 1 in this diagram, in front of the Behavioral Pavilion.  I thought that's what you were talking about, but this diagram doesn't have anything there.  The area for building 1 is currently fenced off and those parking lots to the east are currently being torn up.

The work going on to the east of the ASC is for the new parking garage. Research Building V will go just a bit further east and sit right next to the new conference center that opened earlier in the year. 

I just drove on the new Fulton St. eastbound ramp to 70 East - I didn't know it was open.

 

Regardless, the view of the entire Children's campus is really impressive from this new road.
