Looks pretty good to me--not great, but it isn't too easy to imagine what the final building will look like from that one small rendering.

i can't believe i'm saying this, but it doesn't look that bad at all. it's nothing spectacular, but it does the job while maintaining a proper relationship to the sidewalk and street.

my only complaints thusfar are with the north and east setbacks and parking lots. i would much rather see 0 to 5 foot setbacks, considering the fact that attached buildings are not gonna happen at this site.

Not so shabby. Will see how the final product compares.

I drove by today and saw the dirt getting dumped for the groundbreaking....

Developers to break ground on Hyde Park condo project

Al Neyer Inc. and Lantrust Real Estate Group are ready to break ground on Michigan Terrace, a condominium and retail development on Hyde Park Square.

According to a news release, the project will kick off tonight with a 5:30 p.m. event at the site, 3500 Michigan Ave.

The $10 million project will add a six-story building to the square, with 15 luxury condos, up to four street-level retail businesses and underground parking.

This will be the first sizable development on the square in 60 years, according to the developers.

I view this as a great example of productive, appropriate infill in a city neighborhood.

Can't wait to see how it looks!

I'm glad to know they have had the groundbreaking. I saw a rendering on t.v. which seemed a bit different from the old one. The top two floors are set back quite a bit to reduce the impact on the Square. It looked pretty nice.

For the second time today:

"It's about freaking time."

Abandoned gas stations be damned.

I hope it's just the rendering but it looks fairly modern. I really hope it blends in with the neighborhood. It may be naive but I would assume the local council would have made sure of it. I also wonder what the retail mix underneath will be. Anyone heard of possible tenants?

^ Not yet.

I drove past there today around noon and noticed that the lot is fenced off and they have a large sign up showing a picture of the building. I wanted to stop and get a shot of it, but some woman grabbed the only parking spot available and I didn't feel like circling around trying to find another. There does appear to be a large glass portion which appears modern, but I think it will be nice when it's finished. I doubt that they will have any trouble renting out the retail since that is such a busy area.

I am all for it. I am sure it will be nice - it is Hyde Park Square. We need this kind of development.

that rendering is hot.

go neyer!

ackermann group could learn a lot from this company.

If that building looks like that I will be a happy.

Well done.

i agree it looks nice but..i only counted 4 stories...i dunno

I have an embarrassingly bad picture I snapped of the site while stopped at the Erie/Michigan light yesterday - I just had time to point and shoot, and the flash went off...but if you look closely, you can see the hole in the ground and the gear...

I took a pic when they were talking about building this place:

are they not anymore

Yeah, my shot probably is more distracting than enlightening, but if you look close you can see there's a big hole behind the fence.  Excavation is under way...

Looks like they've gotten quite a bit done in the past two months.

Cool...thank you for the update (and all your other 'round town updates of late!)

damn, that's going up fast!

No doubt!  It doesn't seem like that long since I've been to the square.

i think they should leave that green net up.  it compliments the square very nicely

Not as good as the Cincinnati Kid's pictures (I was just driving past), but in the 2nd shot, you can see they've filled it in a bit:

Building alters historic square

By Steve Kemme | Enquirer staff writer

Steel column by steel column, bar joist by bar joist, a hulking new presence is materializing on Hyde Park Square. Construction of Michigan Terrace, a $10 million six-story luxury condominium and retail development, represents the first major change in more than 60 years on one of Greater Cincinnati's most elegant and distinctive community squares.

Like a controversial piece of abstract public sculpture, the building's skeleton already provokes strong reactions from praise to condemnation - even though Michigan Terrace won't be completed for six months. On a recent morning, Marilyn Ray sat drinking house-blend coffee at a sidewalk table in front of Awakenings Coffee and Tea Co. on Hyde Park Square and peered up at the six-story work-in-progress on the northeast corner of Erie and Michigan avenues.

^As an added inducement to live in the city, the buyers of Michigan Terrace condos will receive an annual city property tax rebate of $4,550 for 15 years.

Smart move....like you really have to force people to move to Hyde Park

^ No doubt.  They're losing a useful amount of money by doing so.  I guess they have to apply the rebate program fairly and equally, though.

I think it's gonna turn out great as long as the facade materials aren't junk.  I like how you can see it rising above the trees as you come up Linwood.  Massive and appropriate for the neighborhood I say.

The design is not fantastic, but it is URBAN architecture, with good street presence.  I give it a thumbs up.

i think the design is great, it will do nothing bad add to the square.  some people are unable to see past the hulking steel structure that it is now

Has anyone been reading the Cincinnati.com comments?

Here are a couple from September 21.  I didn't get a chance to go to the east side of the building.  The quality's pretty poor because of the lighting conditions, but you get a general idea:

any chance of some new shots of this?  i'm curious to see how it's progressing.

I probably won't get a chance to get back out there until the middle of next week.

I don't have any pics but i drive by almost daily and I can say it looks pretty similar to the above pic.  Some insulation? (the white and yellow stuff) has been added on the side farthest from the square but that's it.

Here you are CiNYC.  I got these just before sunset so the lighting is poor, but you get the idea:

They're getting these up faster than The Gateway!

Anyone know of a website where you can view the floor plans for Michigan Terrace in Hyde Park Square?

Thanks!
