I have NEVER had trouble finding a parking space at Hyde Park Square.  Sure, I may not always be able to park directly in front of where I'm going, but I'm usually no more than half a block away.  I agree with Carden on this one.  From the 12/7/05 Community Press:

'Tis the season. Snow. Santa. Decorations. And lengthy walks back to the car. However, this isn't just at the malls. Business owners have said parking is a serious issue in Hyde Park Square, especially on Michigan Avenue. Some have said the problem has been exacerbated by construction of the Michigan Terrace development.

 

"Construction workers for the project are parking at every meter," said Kevin Morris, owner of the Racquet Co. "They are taking up every space on Michigan Avenue." Morris said it has been a problem since the summer of 2004. "It's not only the parking problem, but (Michigan Avenue) has been closed for weeks at a time putting in water lines, pipes and electrical poles," he said.

Look irks some locals Many say size won't fit area

Before a shovel broke ground, Michigan Terrace was the object of intense debate. Would the $10 million six-story condominium and retail development at the northeast corner of Erie and Michigan avenues enhance or ruin the appearance of Hyde Park Square?

 

Now that the exterior brickwork has been completed on the east and north sides of Michigan Terrace, people can better visualize what the completed building will look like. Residents' and shoppers' opinions of the structure still run the gamut. "It looks fine to me," said Sally Kamholtz of Clifton. "It looks as though it will fit in."

I absolutely love the building and think it's the best built in the city in decades.  I hope it raises the bar for new construction, putting an end to mistakes such as the Kroger garage condos and the building at the corner of Madison & Woodburn.

 

The only issue I have with it is that the upper 2 stories have been excessively set back to appease nimbys.  It makes it look more like an addition and it seems to me that the views from there will be of nothing but tree tops and the roof of the main structure.

These people need to quit crying.  If it bothers them that much, they should move to Madeira.

 

And can someone explain to me how this building is so "out of scale", yet the buildings near the intersection of Erie and Edwards are not?

While I agree that it beats the gas station that previously graced that corner, I had not been in the area in a while and I when I drove through the square the other day I was a bit overwhelmed at how big imposing that building is on the square as a whole.  Not a bad looking building, but it really sticks out iin comparison with the rest of the buildings on the square.

Just looking at that picture linked from the enquirer again, admiring the way the building encloses the square and terminates the view at that edge of the square.  Beautiful!

 

It's a shame that the site where the newer 5/3 Bank sits at the opposite end of the square couldn't have been designed in a similar fashion.  I'd also love to see something of this caliber come to Oakley where I believe there would be much less opposition and there is plenty of room for new construction.

^Amen.  You can't go from the "rundown gas station" ethos to "four story luxury condos" and not expect the look to change just a touch...as long as the facing material fits in (or sticks out in a good way), I'm going to be quite pleased.  Adding all those residents right on the square - that's nothing but a big can of good.

 

And indeed, let's see it in Oakley next!  Then Madisonville!

I couldn't agree more with the previous two comments.  Keep these developments coming and please no more Cornerstone at Norwood/Pictoria crap around the metro.

My parents live two blocks from the square and neither they nor their neighbors have a problem with the building..

 

They love it. All of it.

 

The high end quality of the construction is great and hope it creates a new standard for projects similiar to it around Ohio. I am in Columbus and there is a similar project in Grandview called "The Heights". the website can be found at: http://www.cityspaceresidential.com/theheights.asp . It has had the same height issues and neighbors bitching. Micigan Terrace makes this Columbus project look like a low end construction crap box.

I think it may very well be the nicest new building in Cincy area - maybe even the Tri-State.

I ate lunch on HPS last weekend and it took away my earlier concerns that it was going to look out of place in the square because it's such a large building.  Setting the upper floors back keeps it from looking overly imposing due to height.  Really a great looking building that I think will breathe some new life in the square.  Well done :-)

No, there are buildings around UC that blow that out of the water.  But it's very nice, particularly for Hyde Park Square.

Breath some new life in the Square?  HP Square seems to have plenty of life to me, and with condos in the building ranging from $585,000 to $1.4 million, it's probably just going to be breathing more of the same life into the Square.

 

It looks like every unit is under contract except one for $1.325 million and another at the more moderate price of $825,000.  Get yours today!

^ So whats the problem with expensive units on the square?  This is Hyde Park, the cream of the crop of Cincinnati so I would expect any new units built in Hyde Park to be expensive.  I would like to see more "newer condo" options in Hyde Park to atract more wealthy people and keep their taxes in Cincinnati proper. 

^There's no problem with expensive condos on the Square.  As you said, that's what one would expect.  Unlike say, the Banks, this is a project where a private developer is almost guaranteed to make good money converting an old commercial parcel into residential/mixed use space without the need for the government's involvement.  My snarky tone was in response to PRidgeFlyer's throwaway, "breathe new life into the Square comment".  I thought that was pretty clear.

With this in mind I think it would be a cool idea to extend the center park (in the street) one block in both directions.  I feel that this would expand the great character and charm of HPS.  What do the rest of you think?

Are you suggesting that it's reached the saturation point?  I lived in Hyde Park from 99 - 04 and for the exception of Le Cezzane and the toy store closing & the black hole for restaurants that is Red On the Square (formerly Vince & Jakes, Cafe St. George, Pane E Vino, etc) everything has pretty much remained the same.  Unless I am mistaken, that project will have street level retail/restuarant space so as far as I am concerned, anything that is created as a result in is "new life".   Even if it does not include retail or restaurant space, the new structure will certainly have more impact on the square than the former Sunoco station did.  For the record, I think for people my age Hyde Park Square is fairly boring and Oakley Square and its business district has more to offer (i.e. a music venue, boutique shops, and bars).  So excuse me for my throw away line, but anything else at street level in Hyde Park Square is new to me so please spare me your "snarky tone".

I'm pretty sure all those restaurants were at the same location, which for whatever reason can not seem to keep a tenant.

 

What appeals to a small child is not going to appeal to the average adult.  Yeah, it kind of sucks that Hyde Park Square no longer has two drugstores, a barber shop, Zino's, Drew's Bookstore, etc.  I also don't shop at high end women's clothing stores and art galleries.  But saying that Hyde Park is a shell of its former self would be like saying, oh, I don't know, maybe that you are a shell of your former self, since you don't do the same things at 28 that you did at 12.  Are you really that bereft over the dissapearance of Eagle Savings and Loan, or the Tennis Pro Shop?

I pulled out my snarky tone to check you melodramatic angst.  Scissors cuts paper.  I agree with you, Hyde Park Square is quite boring.  It's usually overpriced as well.  In fact, that perfectly describes the club sandwich at The Echo, boring and overpriced.  And what could be more Hyde Park Square than that?  But let's be honest, just because you don't like a place means it's dead, or bad per se.  So until Shake It Records and Sitwell's moved into the storefront of Michigan Terrace, let's shed no tears for Hyde Park Square.

I find Hyde Park square to be one of the (no not #1) healthest business districts in Cincinnati based on foot traffic.  It caters to a certain demographic and people looking for ice cream in a nice urban setting.  For the average person it is a nice place to go for Graeters and people watching for others, it offers high end fashion.  It might be boring to some but it fills a niche the city needs which is heathy.

I have no idea when it might happen.  Their could still be street and first level offices as their is now at a 'Edwards Terrace' type building at the spot, with residential on top.  I just hear rumors from a man on the inside that _____  Sibcy owns one of the penthouses in the Michigan Terrace building, and when all of those are sold and the storefronts are up and running, that they'd do the same with their building.  Since all but two of the units are sold (and if they had been on schedule one guy wouldn't have backed out) and for such prices, those guys are making money hand over fist.  If it worked once, why not do it again?  It will probably work again.

 

I hope it does.  I always thought a good place for a streetcar would be from the theoretcal Wasson Light Rail Line near Rookwood Commons, through Hyde Park and Mt. Lookout Squares, down to the new Columbia Square development, terminating in the projected Oasis Rail Line.  Maybe get a few more people out of their cars.

The only thing you need to "check" is your reading comprehension.  All I said is that the physical structure of Michigan Terrace fits the character of the square well and I like that this project provides the first opportunity to add new street level development (retail/restaurant) to HPS.  How you are able to read melodramatic angst into my post is beyond me.  Generally people do not puncutate melodramatic angst with a smiley face icon.  Am I guilty of using and overworked cliche when I said "beathe new life"?  Sure.  What I didn't say, that you seem to infer is that I am celebrating is the creation of new overpriced housing in Hyde Park.  That is actually the least interesting aspect of this project to me.  There is already an over abundance of that, but I have no problem with it either.    Lastly, by saying that HPS is boring for my demographic does not mean that I dislike the square nor did I say I said HPS is dead.  I do in fact like several of the restaurants that are there - which is why I was eating there last weekend - however before of after I eat, there is little for people like me to do other than go to Graters.  What I am saying is that the current tenant mix is stale for me and that the new street level development offers the Square and opportunity to add something new to the mix that may make the square more dynamic.
