Dublin outside of its neo-urban Bridge Street District (which has its own thread) is very suburban.  But its also very prosperous and well-ordered, in a suburban-style.  This is about one of those prosperous, well-ordered, suburban parts of Dublin - the IBM campus at I-270 and Tuttle Crossing.  The IBM Campus looks nice, but nothing special when viewed from Emerald Parkway:

The above linked Business First article is about a planned upgrade renovation to the IBM campus.  They describe the upgrades as part of a larger trend of "suburban office parks, especially those detached from trendy walkable corridors, reinvesting in new amenities to give them a more modern feel."  Below is an aerial showing the IBM campus - a standard suburban campus of four 3 & 4-story office buildings with plenty of surface parking.  Although, it does have one non-suburban feature - a large three-level parking garage.

 

The parking garage helps explain another feature of this IBM campus - it opened as IBM's Big Data Center passing 1,000 jobs in 2016 for that new venture on this existing campus.  The Big Data Center is a partnership with major Central Ohio employers like Nationwide Insurance and Cardinal Health along with the Ohio State University for the recruitment of big data professionals to work here.  The linked Business First article contains renderings of the planned IBM campus renovations:

The former Verizon building at 5175 Emerald Parkway was purchased by the Dublin City School District for $9.4 million.  This four-story, 120,000-square-foot office building is planned to be used as a non-traditional high school for the school district.  The purchase of the former Verizon building means that the construction of a fourth high school would not be necessary for the district:

According to the article, Dublin Schools aren't calling this a "fourth high school".  Its a non-traditional high school that has specialized programs for students throughout the school district.  About 1,000 students will attend part of the school day at the Emerald Campus to take career-exploration and College Credit Plus courses.  Those students will have a home high school at Dublin Coffman, Scioto or Jerome.  The district will provide transportation to the Emerald Campus for students who need it and Coffman is located across the street.

 

Seven academies occupy the building: Engineering, IT Cisco (in partnership with Tolles Career & Technical School), Young Professionals, the Dublin Teachers Academy, Dublin Business Academy and Biomedical Research.  The district’s West Bridge Academy, now simply called “The Bridge,” has also moved into the Emerald Campus.

 

Dublin Schools bought the 118,000-square-foot former Verizon building for $9.4 million, and then spent about $10 million to renovate the first two floors.  The district says it will grow into the top two floors as it creates new academies, based on emerging workforce needs.  For example, it has been consulting with Columbus 2020 about launching an entrepreneurship academy

City of Dublin, Ohio University explore arts, culture center

 

The city of Dublin and Ohio University are exploring a joint project to build a cultural and performing arts center that could cost as much as $30 million.

 

An item on the Dublin City Council's Sept. 10 meeting agenda would have the city manager enter into an agreement with Ohio University to split the cost of hiring a company to further explore the idea.

 

The item was tabled at the July 2 meeting.

 

City documents show that the idea of a performing arts center began in 2013 as a city council goal, “With initial steps being pursued in 2014 with the additional interest and involvement of both Ohio University and (developer) Crawford Hoying.”

'European village' neighborhood lands first approval in Dublin

 

A sliver of land in Dublin could soon become a new housing development with high-end homes built with a "European village character."  Developers have refined plans for the 8.7 acres at 9341 Jerome Road near Tartan West, where a housing development has been proposed for some time.  The vacant land would hold 17 lots with homes targeted at families looking to downsize.  It's called The Hamlet at Jerome and is surrounded by the Tartan West single-family development and is close to the Club at Corazon, Tartan Fields Golf Club and Grizzell Middle School.

Ohio University says new hotel will be 'catalyst' for Dublin campus

Ohio University is expanding its footprint in the city of Dublin with a new hotel and conference center.

 

Donna Goss, Dublin's development director, told me over email that the project will include a "upscale, franchised hotel," with five stories, upwards of 150 rooms, a bar, a ballroom, restaurants and a cafe, a pool and fitness center.

 

A 25,000-square-foot conference center will be connected to the 90,000-square-foot hotel in an area of campus the school has labeled as an "innovation district."

Dublin transfers another 27 acres to Ohio University

 

The city of Dublin has transferred approximately 27 acres of land to Ohio University to "support of the university’s teaching, research and service mission," according to a news release.

 

The land is valued at around $4.2 million and is located in the epicenter of where Ohio University's development is taking place, in the northwest corner of the city.

 

"Ohio University’s presence in Dublin has been invaluable to the Central Ohio community,” Dublin City Manager Dana McDaniel said in the release. “Over the past several years, we have established a mutually-beneficial environment that is supportive of a vibrant knowledge community. We are excited to be part of the next phase of expansion, which will foster new levels of community engagement.”

Daimler Group is narrowing the concept of a development at a prominent Dublin interchange.

Dublin, Daimler plan Frantz Road development

 

"The city, in partnership with Daimler Group, plans to develop about 13.5 acres of city-owned land on the west side of Frantz Road, north of Rings Road.

 

The project is within the Dublin Corporate Area Plan and is intended to encourage new and complementary investment, create open spaces and walkable areas and reposition legacy office sites, said Dublin senior planner Claudia Husak.

 

The Daimler Group’s project concept provides retail and restaurant uses that have been identified as missing amenities in the planning area and creates a “front door” along the Frantz Road frontage with well-landscaped buildings, said Donna Goss, Dublin director of development.

 

Public gathering spaces are proposed adjacent to the Frantz Road sidewalk and a linear walkway feature connects through the site to the adjacent open space, where enhancements to the existing pond will be made to create a destination for respite, she said

 

The proposed design for the collection of buildings is in an urban farm style, which will define the development as a place and not a series of individual buildings, while complementing the adjacent Field of Corn public art installation, Goss said.

 

The proposed development would be a mix of office, restaurant and retail space, along with parks and open space, Husak said. The plan doesn’t include residential space, she said."

*edit*  OK this looks like some bulls##t right here...there is no such thing for anything other than farmhouse style houses or actual urban farming.  What is next, "urban wilderness"?  I want to see how they get all of that in 13 acres and make it look anything farm like or "farm style".

 

*and yeah include some residential in your urban farm. Leave it for a director of development to think of "farm" but not have anyone living there smh.

Dublin has been working with Daimler Group Inc. on the proposed mixed-use development at Frantz and Rings roads following a request for proposals sent out last year regarding the city-owned land.

Ohio State's Wexner Medical Center ready to build Dublin, west campus outpatient complexes

 

Ohio State University's Wexner Medical Center is ready to start construction on the next two of four massive outpatient complexes it has planned, in Dublin and on west campus.

 

Planners are seeking trustee approval this week to start work on the $161.2 million Dublin outpatient center and $132.3 million for the first phase of the larger west campus complex, which joins an also advancing interdisciplinary lab in the new Innovation District laid out in the unviersity's latest master plan.

 

Construction is well underway on a $137.9 million medical office and outpatient surgery center in Hamilton Quarter in far northeast Columbus near New Albany. Powell is next on the list.

Plans for mixed-use development in downtown Dublin slammed by review board, area residents

 

Just a little snippet of the trash that is apparently on the review board. 
 

"I have very strong concerns about the safety, security and traffic, and how those of us who live in the district (will be affected) by adding all of those small units," Bryan said. 

"We feel very comfortable right now in the historic district walking around after dark, but you add a bunch of transient individuals into the district and that high density, I have to echo my neighbors, I'm not in favor of it at all." 

McCabe said he's not sure if this project could happen.

Here's the video of the meeting. Kathleen begins voicing her concerns of transient individuals infiltrating the beloved and renown historic downtown Dublin area as a result of 60 small apartment units at the 59:30 mark.

I've watched some of the meeting in the video above, and it seems a lot of the pushback is a result of the inclusion of 6k square feet of event space, which is not permitted in the area based on brand now zoning that was just passed. They are also questioning whether a portion of the building set to be demolished is actually historic and worth saving, although McCabe was arguing that the building has essentially been completely overhauled and no longer retains any actual historic features.They are also incredibly worried about the impending gridlock traffic High Street will as a result of 60 studio apartments being added to the area. I think all of these concerns are relevant (to the commissioners) because this lot falls within the historic district while the Bridge Park West building falls just outside of the historic district.

Somebody should tell Kathleen she's more of a Clintonville person!

I wouldn't tend to call Dublin anti-development, the planning that went into Bridge Park was smart and involved a lot of foresight. 

 

To me this is just because while Bridge Park West is condos these would be apartments and apartments are only for the poors. From the reaction you'd think McCabe was proposing section8 or a halfway house or something like that. Something tells me that these wouldn't be cheap apartments. 

 

I also doubt McCabe is going to walk away from the site like he threatened. Probably just rework it to remove the event center and make it condos. I don't think anyone actually cares about the height.

Business First has some great development articles - but sometimes the photos they include with them aren't very helpful.  So I removed the photo that Business First included that showed the Dublin Link Bridge (i.e. the new pedestrian bridge crossing the Scioto River linking the historic downtown with the Bridge Park development).  It made it seem that these riverfront properties in the article were located right next to the pedestrian bridge.

 

Instead the homes at 7, 17, 27, 37, 45, 53 and 62 N. Riverview Street that the article was about are located about two blocks south of the Dublin Link pedestrian bridge and are located just north of the Rt. 161 bridge that goes over the river (i.e. Bridge Street).

 

Below is a location view of the Riverview Street properties - as with many google aerials, it lags behind the current development (doesn't show the completed pedestrian bridge or the new library/parking garage buildings).  But there is a link to the location of the pedestrian bridge - "The Dublin Link" - that shows it many blocks north of these Riverview Street properties:

Here's where things stand with Ohio University's plan to expand its Dublin campus with hotel

 

Before the pandemic, Ohio University was full steam ahead on expanding its satellite campus in Dublin by building a new hotel and conference center seen as a catalyst for a growing innovation district.

 

Those plans remain in the works, although the project has been delayed. The school had earlier targeted a 2021 completion date for the project on its campus off Route 33, but there is no development contract in place, said Colleen Gilger, economic development director for the city of Dublin, which is partnering with the school on the project.

 

“The city and OU continue to work together on visioning and planning the area for future development,” Gilger told us in a statement. “I believe market conditions, partly caused by the pandemic, have slowed us down a bit. We believe this area will gain momentum again this year.”

Mount Carmel proposes new Dublin hospital

“Mount Carmel Health System wants to build a 30-bed hospital off I-270 in Dublin, which would make it the last of three competing Columbus hospital systems to establish a major campus in the growing suburb.

 

The 190,000-square-foot complex would include an emergency department, outpatient and specialty clinics, according to a conceptual plan submitted to the city Planning and Zoning Department. Mount Carmel would need to seek rezoning for the 35-acre site, southeast of Bright Road and Emerald Parkway, before submitting a development plan.

 

Mount Carmel first presented the idea to the East Dublin Civic Association in August, which "generally ... indicated support for the proposed facility," according to a planning report. A hospital and medical offices fits the city's land use plan that calls for either office or institutional use by a major employer on the site, it said.“

Sounds like a good way to activate this area of Dublin. It is kind of a sea of 90's office park sprawl; it could definitely use a greater mix of uses and some more density.

Dublin to Add New Public Art: The Boat in the Field

 

In the summer of 2023, Dublin will be adding another piece of public art to their collection that includes over 60 large and small scale pieces.

 

The Boat in the Field was conceptualized by Ilan Averbuch, a public artist based in Long Island City, New York, and he will receive $150,000 for the piece. Averbuch’s projects are made of natural materials, often recycled. The Boat in the Field will be created from recycled and Ohio industrial materials, such as stone and Cor-ten weathering steel. The sculpture will be 25 feet tall, 18 feet wide, and 15 feet deep; the form being a skeletal structure appearing to lift a petrified stone boat high into the air. The boat will appear to weightlessly float along, as if the beams rose out of a nearby pond and are walking away with the boat.

Interesting development flying under the radar. Looks like Dublin is partnering with AARP, Columbus, and ODOT to install a small mobility hub at the Dublin Recreation Center. Looks like it might have pedestrian amenities, bike racks, bike storage, tire pumps, bike share, and a pick-up/drop off for ride shares, shuttles, and maybe buses.

“McCabe Cos. wants to build a four-story mixed-use development on Upper Metro Place in Dublin.

 

The Columbus-based firm will have an informal review for its plan to bring 175 residential units and 7,700 square feet of commercial space to the 2.55-acre site at 5055 Upper Metro Place at the city's Feb. 17 Planning & Zoning Commission meeting, said Dwight McCabe, the firm's principal.

 

McCabe said the project would include a restaurant space and a fitness center in addition to the residential units. 
 

It will also have conference rooms, which could support nearby hotels, said Tammy Noble, the senior planner with the city on the project.

 

Noble said the lack of amenities in the area made it unattractive to new businesses. The city hopes the development will bring more in. 

 

"It's getting different uses in the natural vicinity to create some more walkability," Noble said. 

 

If the informal plan is approved, McCabe will submit a concept plan to the city. If that is approved, the developer will then submit a preliminary and then a final development plan.”

The Dublin Village Center is being redeveloped in phases.

 

Revelry Tavern has added a covered patio to its west. North of there the former Phar-Mor store has added an entrance to its west façade, and a plaza there. Still no tenant the last time I was there.

 

Now, the property owner has announced plans for the parking lot just west of these two small projects:

 

"'Phase I' of what is likely to be a multi‐phase redevelopment of Dublin Village. Phase I includes the development of 292 apartment units served by two levels of podium style parking, the modification and expansion of parking fields that the Developer is bound to provide AMC Theaters, the extension of John Shields Parkway from its current terminus at Village Parkway east to Dublin Center Drive/Sawmill Road and the creation of a new public road, McCune Avenue, that will traverse the Project site from west to east, splitting the two apartment buildings and ultimately connecting to both Village Parkway and Tuller Road. It is anticipated that the development of the apartments and installation of the referenced public infrastructure will stimulate additional development and future phases. This is most likely to first occur to the east of the subject Project which will require the demolition of certain existing retail structures leading to improved connectivity and interfacing with Tuller Road."

Dublin Village Center owner floats first phase of redevelopment plan centered on housing

 

After years of fits and starts, developer Matt Stavroff is unveiling plans for breathing new life into the Dublin Village Center development off Sawmill Road.

 

A redevelopment plan that will be presented to Dublin city officials calls for two apartment buildings with 292 units to be built on part of the site, with future phases anticipated for the remainder of the approximately 50-acre property once roadway and infrastructure improvements are completed.

 

Stavroff, president of Stavroff Land and Development, has owned Dublin Village Center since 2009. In that time, Bridge Park and other developments have transformed the rest of the city's Bridge Street corridor.

“The Dublin Planning and Zoning Commission March 3 unanimously approved a recommendation to City Council to approve the preliminary development plan and the rezoning of the 35-acre parcel.

 

The last step is for Mount Carmel to submit a final development plan to the planning and zoning commission.

 

"There is no deadline for Mount Carmel to do so," said Andrew Kohn, a public-affairs officer for Dublin.

 

“Based on the tentative schedule, they are targeting end of summer for the final development plan at the planning and zoning commission (meeting), (but) they haven’t (yet) submitted an application,” Kohn said.“

Casto, T&R plan apartment complexes in Dublin
 

“Columbus-based developer Casto will have a concept review for 175 units on a 3.7-acre site at 6801 Village Parkway at the June 16 meeting of the city's Planning and Zoning Commission. Dublin-based developer T&R Properties will have an informal review for 69 units southwest of the intersection of Stoneridge Lane and Braelinn Drive at the same meeting.

 

According to Casto's applicant statement, its project will be divided into two portions: two buildings with 12 stacked townhouses with private garages each on the west and 151 apartments, including townhome and garden-style units, on the east. 
 

The Casto project would sit adjacent to a future city of Dublin greenway that will function as a pedestrian corridor in the neighborhood, according to the applicant statement.

 

Meanwhile, about a mile south of Casto's project, T&R Properties plans a combination of one-and-two-bedroom units with a resort-style pool and a clubhouse common area for residents, according to its applicant statement. This project sits adjacent to a T&R-owned office building.

Nice to see how the urban development of Bridge Park seems to be having an effect on development beyond its boundaries. It would be cool to see more urban land uses basically culminating in an extension of Bridge Park all the way to Sawmill Rd. 

Remember when Dublin was the booming part of the county and there was no New Albany yet. Have things changed.

That's what it's zoned for. That whole area is the Bridge Street District. Dublin did this in a matter of a couple years. Meanwhile Columbus code is single story buildings on High in Clintonville with no end in sight.

Historic Dublin site now home to Oscar's could house new boutique hotel

 

The site currently home to Oscar's of Dublin could house a boutique hotel.

 

Developer Dwight McCabe wants to build a 127-room boutique hotel at 72-84 N.High St., according to city council documents. The Dublin Architectural Review Board will review the project Wednesday.

 

Oscar's, a full-service restaurant, is located at 84 N. High St. The restaurant's owners could not be reached for comment on what the proposal would mean for their business.

Schottenstein Homes alters plan for Dublin housing development

 

A Central Ohio homebuilder has altered its plan for a new housing development in Dublin.

 

Schottenstein Homes resubmitted a concept plan to the Dublin Planning and Zoning Commission for its Amlin Crossing development along the east side of Cosgray Road. The revised plan will be considered by the commission at an Aug. 18 meeting.  

 

The new concept plan shows Amlin Crossing will now consist of roughly 101.1 acres. Schottenstein plans to build 190 single-family homes and 235 townhome units on the site.

“Construction of a 30-bed in-patient hospital and a medical office building on 35 acres at Emerald Parkway and Interstate 270 appears in jeopardy of being deep-sixed after the project manager for Mount Carmel Health System indicated that conditions set by Dublin’s planning and zoning commission might be too great to overcome.

 

Denny Freudeman, president and CEO of Delaware-based Hplex Solutions and project manager for Mount Carmel Health System's proposal to build the hospital and medical office, said Mount Carmel is facing a “dilemma” about whether or not to proceed with construction of a medical campus one year in the planning.

 

Samantha Irons, a spokeswoman for Mount Carmel Health System, said Aug. 15 that Mount Carmel is "reviewing the city's feedback and evaluating next steps."

Not really sure that counts as mixed use. I really think that term needs to have stricter guidelines. That development looks terrible.
