Hello, I am the president of TEG Properties, the developer for the Detroit-Superior Lofts project. I just found out about this site and was pleasantly surprised by all the commentary. This project is going forward relatively swiftly, and I will try to comment on progress as it goes. I should have floor plans finished this week and welcome comment on everything from size of units to design to even names. I hope to be able to post some plans on this site, but if I can't figure that out websites will be up soon and I will let everyone know where to get pics.

Tom, welcome to the forum! Please - by all means keep us updated on the progress. I really think the area has so much potential and your project will help fill a prominent spot on Detroit. Let us know if you need any help posting photos.

 

By the way - I don't suppose that buying out (or shutting down) Linda's Superette is part of the plan?  :-)

Welcome, Tom! It is always great to hear from the people who are making things happen around town.  This looks like a quality project, and a great addition to the neighborhood.

Tom, how expansive do you see this development being?  Is it just this one phase or do you plan on continuously expanding up W28th and Detroit?  The area north of Lutheran and east of W28th feels severely disjointed from the activity going on in the rest of Ohio City, and it would be interesting to see how the CMHA plan and this come together to fill the gap.  There are an awful lot of surface parking lots that can be built up, so hopefully demand is high.

The location of a proposed housing project catering to gay people has been moved from a downtown Cleveland site to the Ohio City neighborhood.

 

A Place for Us Development Inc., a nonprofit group focusing on the needs of elderly gay, lesbian, bisexual and transgender people, had planned to build a $30 million, 250-unit condominium complex in the downtown Warehouse District.

 

Because of financing problems, the project was recently downsized and moved to less-expensive property, said Linda Krasienko, president of the group.

You'll have the lake views and downtown, said Thomas Gillespie, president of TEG Properties and co-developer with A Place for Us Development of a 57-unit, $15 million apartment and condominium project for aging gay, lesbian and transsexual people at West 28th Street and Detroit Avenue.

 

The project at first was envisioned as a $30 million undertaking in the Warehouse District, but was reconfigured as a smaller and less expensive undertaking at the new site.

Reporters usually don't write headlines. Editors do.

 

The question is, how do you describe what the story is about within one line (maybe two if there is enough room on the dummies) of text without leaving more than one or two blank spaces at the end of each line. Those are the design parameters of headlines that editors are required to follow. If not, they get bitchslapped by the people who pay their salary (actually, they get strongly worded memos).

 

The dummies (layout mock-ups) that editors get from the production department have the banners, ads, side columns for what's inside, etc. already on the pages. The articles just fill in the spaces between them. It's like putting together a puzzle with too many pieces, many of which are oversized and have to be trimmed. And each of our 26 newspapers has to be dummied by one of our 10 editors and/or assistant editors in less than an hour's time. On top of that, they have to write strictly spaced headlines for most of the hundreds of articles, news briefs and shorts submitted by us writers.

 

Anyone want to take a guess as to why I have no desire to be an editor!

If I am ever referred to as a "gay person", someone's gonna get b!tchslapped. I mean - we're supposed to have a bit of mystique and it ain't gonna happen with people calling us "gay persons". Is it so hard to just say "gay community" and clarify it in the article (if need be)?

^I know, I know - I was being facetious (well, the phrase "gay persons" is still kind meh, but ah well) :-)

 

My first four years in the design industry were spent with newspapers (Daily Kent Stater and Record Publishing), and I paid my dues helping editors keyline, layout, you name it. Thus, I don't envy editors one bit - and I don't have any inclination to work in newspapers ever again.

There is an old building fronting on Detroit next to the site that is being renovated; apartments above and retail on the ground floor I think. It's kind of a drab brown brick, but cool nonetheless.

^I go by there everyday. How is it possible that I, a planning geek, did not notice a renovation?  Anyone know a good eye doctor?

If it's the one I'm thinking of (at 26th), I've seen some indications of work on the upper floors but I must agree it doesn't look anything near ready for occupancy.

I noticed work on the north side of Detroit in the building next to Linda's Superette, but nothing in the larger building on the south side of the street next to the soon-to-be construction site.  I, too, am a planning nerd who passes by there almost daily and I hadn't noticed a thing!  (Maybe it's because I'm always too preoccupied with keeping my bike's tires out of piles of broken glass on the street...)

 

I'm also excited to see what kind of retail tenants they can bring into the new building.  This could be the first big new construction project on Detroit that starts to bridge the gap between W. 25th and Gordon Square!

New Development Proposed for West 28th and Detroit

 

A Place For Us Development Inc., a non-profit business, has joined with  TEG (Thomas E. Gillespie) Properties Inc. to pursue a new housing development, Detroit-Superior Properties Lofts at the corner of W. 28th Street and Detroit Avenue.  Phase I of the plan, which includes eight rental apartments and retail, is underway by TEG Properties.  Phase II allows for  57 residential market rate for-sale condominiums and a projected 1.5 parking spaces per resident (subject to change by project design or market conditions).  The project’s design is by Lowenstein and Durante Architects. 

 

Presales of the Phase II units is expected to begin in summer 2006, with construction planned to commence in November. [i won't hold my breath!]

 

The project is being touted by the developer as a "first-of-its-kind urban facility to serve both as a multigenerational home for gay, lesbian, bisexual, transgender and those supportive persons of such diversity."

Here's a bit of news about this project from Linda Krasienko, head of A Place for Us:

 

A Place For Us Development, Inc. is awaiting the final detailed completed renderings from our architect, Dominic Durante.  Also, we are finalizing the agreement with our project manager, Tom G. Gillespie.

 

It is our hope to have this signed and completed within 4-6 weeks.  We are waiting for our previous domain to be transferred to our present webmaster, Rick DeVan.  It is our goal to have our new website and online survey posted by the middle of September.

 

On September 21st at 2 p.m., members of the Cleveland Foundation will be meeting myself, Tom Gillespie, Tom Mignogna, Cleveland City housing director and Joe Mazzola, Executive Director of Ohio City Near West Corporation on the property site.

Wim, that seems like an accurate assessment. Just heard from the project leader again and the estimated groundbreaking has been moved to March 2007 (not a big surprise). They are trying to find a new builder and are still waiting to hear what level of support they'll be getting from the Cleveland Foundation. They also need to make 20 presales before construction can begin. Without having begun marketing yet, it's hard to imagine they'll be ready even by March. But maybe -- this is a very specialized niche and this group (A Place for Us) has been meeting for a long time now. Perhaps they already have a group of buyers organized.

I've been noticing each morning that contractor-looking people are going in and out of the building. I don't see any permit posted, but the guys are definitely hauling in materials. And, I'd really like to steal that Sohio sign that they have in the front window.

DAMN!  I would love to get my hands on one of those for my collection!  I have a gas pump, SOHIO, Boron, Chevron, Standard Oil of Kentucky; Indiana; Esso signs and some other miscellaneous items...boy those bastards at BP really fucked up!

There's still plenty of Sohio's around. It's their marine fuel division. They have a boat gas station along the river below the Red Line and another at the Edgewater Park marina that's visible from the Shoreway.

Those aren't really SOHIO's they are DODO's - God, I can still remember acronyms - buying gas from anyone but they had a title and right to sell gas as a "SOHIO".  Without getting technical, its sort of a dba type thing.  SOHIO's "marine" division was based in Houston.  Or are you saying there are plenty of gas stations with "SOHIO" paraphernalia still in existence?

Nah. Just the waterside fuel pumps with the Sohio sign above. It hasn't been that long since the greening of Sohio, but seeing those waterside signs/pumps takes me back much farther....

You're right.  started in late '87/early '88...I think all the approvals were done by 90...I just hate that Oil Company.  My first boss went to Chicago and one of my good friends who started at SOHIO the same time I did, is still with that Oil Company in the NY office...and I can't even go in the building.

They are now (i believe) also working on a facade on the Detroit Ave side.  They have constructed some sort of wooden shelter around one of storefront windows.  They had also done this on the W. 26th side.

Here's an update:

 

Rentals for the Painters Union Building will soon be on the market ($600-$800). They want to put some sort of wellness center on the first floor.

 

They want to break ground this summer on the new construction portion of the project and finish in 2008. (how likely is the break ground date?? I don't know)

This is to inform you that at our April board meeting, the board members of A Place For Us Development, Inc. voted not to continue our pusuits of developing the glbt planned community with Tom Gillespie/TEG properties.@ West 28th and Detroit Ave., in OHIO City.

 

We we will be working with another person pursuing apt/condo(for 55 and older) on the shores of Lake Erie and another building to rehab.

 

 

If you should have any further questions, I will be happy to answer any of them.

I'm pretty sure that you are talking about One Charter Place. Its a 55-unit condo that's supposed to break ground this summer (depending upon the financing).

It looked like they were well into the rehab of the original building already.  I wonder what happened.

 

I've heard for a while that the A Place for Us group were not the most business savy. I know that the developer (TEG) owns the Painters Union building and the huge corner surface lot. I wouldn't be surprised if TEG goes forward with the project yet with a different theme.

The proposed, 50-suite Detroit-Superior Lofts project in Ohio City has gained three more floors to become a seven-story condominium tower as part of a dramatic redesign.

 

Tom Gillespie, president of developer TEG Properties of Cleveland, said the new, more efficient design would give the building more lakefront views. The plan also would allow for a green roof serving as a rooftop garden atop an adjoining parking garage.

 

The project is proposed for the southwest corner of Detroit Avenue and West 28th Street. It’s the second mid-rise condominium tower proposed for that stretch of Detroit in Ohio City.
