I just hope the scale of this project, in terms of floors, doesn't dwarf the existing structures too much. nonetheless, I would love to see something like this on the parking lot up the street as well. but I will take the positives one at a time.

Two questions/requests: 1) Both this release and another prior article state that this development is on the SW corner of W. 28th and Detroit. My understanding is that it is on the SE corner. Is that correct? 2) Tell us more about this "green" roof and about any other elements of high performance building or sustainable design slated for this project.

June 21, 200717 yr How will a 7 story building fit into the area? How tall is the knitting mills? It'll fit right in! There are a few 4-story buildings nearby. The knitting mills are 3-4 stories and the Detroit-Superior Bridge and Route 2 are significant masses in the neighborhood. Just across the Route 2 overpass is a 15-story (give or take) public housing high-rise. A relatively small building with a few extra stories than its immediate neighbors should look nice! I think 3231 has some recent photos from this area...

June 21, 200717 yr I don't know where I saw it, but I believe the floor plan is for only about half the site... so not all the way to Church. CMHA is supposed to be building stuff there, but I haven't heard a word about it in months!

Developer Tom Gillespie of TEG Properties Inc. announced he is seeking to build a seven-story, 50-unit condominium building called Detroit-Superior Lofts on the southwest corner of West 28th Street and Detroit Avenue. The site is next to another development by Gillespie the former Painters Union building that is getting converted into market-rate apartments. There are also several other apartment conversions nearby, plus new nightclubs and restaurants. The site is just across the Detroit-Superior Veterans Memorial Bridge from downtown. He said the mid-rise condo building would have good views of downtown and the lake. Sales are being handled by Progressive Urban Real Estate. Construction on the project will begin when pre-sales reach a certain point, typically 40 percent to 60 percent of a project's proposed housing units. However, Gillespie's goal is to open the Detroit-Superior Lofts in late 2008 or early 2009. Proposed earlier for the same site was a smaller, five-story building that was marketed as gay-friendly housing. A Place for Us Development Inc. reportedly could not make the project work financially and will seek another location. Lee Chilcote, PURE's new-construction project manager, said condos at the Detroit-Superior Lofts will be available in one- and two-bedroom loft configurations, as well as two-story townhouse units with first-floor parking. Sale prices range from about $150,000 for the one-bedroom units to above $400,000 for the townhouses, he said. PURE's Ohio City office is located just up the street, at 4001 Detroit Ave. Another Detroit Avenue condo development was announced in March. One Charter Place would offer 55 units for sale in new six- and four-story buildings proposed to be built at 3107 Detroit Ave. Construction on that project could start as early as this year. June 23, 200717 yr 75 parking spaces for 50 units? Is 1.5 spaces per unit the developer's preference or city code? While I'm happy to see the retail space at the corner (better than what Stonebridge has been doing thus far!!), the rest of the ground floor devoted to parking might restrict sidewalk activity. Unless of course, there will be other basic retail, bodegas, cafes and/or restaurants in the immediate vicinity. Anyone know? June 23, 200717 yr From the rendering, it looks like the entire first floor would be retail. From the floor plans (which are for when this building was to be 5 floors), it looks like there will be a bunch of parking on the first floor. Currently, the Detroit corridor does not need much more retail. But with the proposed influx of new housing units, there will be a need for basic services on Detroit.
June 24, 200717 yr I think the 1.5 parking spaces per unit is more about demand that city code. after all I think there are places downtown that do not have spaces included with the unit (Erie Lofts for one). I am ashamed to say a lot of people that live w/in a mile of the office drive everyday.

I thought I would walk to work everyday (at least in the spring, summer and fall) when I first moved in. Within a week of moving in I was driving every day. Even on nice days (even 70 degrees with a nice breeze), wearing a suit and tie and carrying a brief case, by the time I reached the office I was drenched with sweat (maybe it is just me...I am certainly not overweight and in good shape). Since my employer paid for parking and the garage was attached to my building I guess I just took the easy way out. I am a little embarrassed by this but really not "ashamed". :wink:
