Keane was a good guy but not up for the job. Slife already seems more active, but that may be the first time councilman way. However it’s only been 6 (?) months since he took office so I won’t be too harsh on him, I’d like him to come out with some sort of vision for West Park though with WPKND because a new strategic plan is badly needed. The vacancy on RRD is nearing dead zone levels. Especially once you get further down the road towards Hopkins, it’s like empty. I know there used to be houses but they were torn down during an expansion of the airport, now it’s underutilized parking lots and empty streets, literally. Massive plots of land already owned by the city that have no current use. Nobody talks about this though!!

You’re right. I didn’t mean literally no development, just not much from what we’ve seen in the rest of the city. I think it’s pretty accurate to say WP as a whole is a middle neighborhood, not thriving but not dead yet either. More work needs to be done with the streetscape on Rocky River drive. Some pretty cool old buildings are vacant or near vacant and empty lots can be turned into pocket parks. WPKND had a plan to “Revive the drive a few years ago but that must’ve been scrapped because i’ve seen nothing to this date about it since. It’s a shame, plenty of new home owners in the area youd think we’d see more business development. Three buildings that are ripe for redevelopment (IMO)

Kamms Building 17209 Lorain (For lease, Why is this not a historic landmark?!?)

The Campbell Building 4153 Rocky river drive (Current listing: 274k)

and this beautiful old tudor style at 4178 Rocky river drive (Current listing: 749k)

You are right.  i feel like I've put more money and work into my double on Rocky River Dr than the city has to the whole street.  It's a shame how little has been done to west park - considering how strong the west park tax base is for Cleveland.  Sad.

COVID must've slowed down the plans that we have never seen for the street. I really don't know what else could be the holdup. WPKND may not be getting the funding they need to make in impact. Back in 2013, it seemed like Kamms was really taking off as a unique business district. I believe the LLC ordeal has contributed to this, lots of out of state owners on RRD. But you are a property owner on the street so you should be able to give some input with WPKND and Slife.

The plaza itself, as in Kamms Plaza, isn’t bad as I recall seeing only one vacancy but the streets and sidewalks it the area can be rough.  Housing stock looks OK, some being maintained better than others. Gun homicide recently on w 152 not good.

Do we have any actual news to share here?  We frown on reopening old threads just to say, "hey, there's nothing going on here".

Yeah, unfortunately there isn’t anything new going on in Kamms. Reviewing this thread looked promising until about 2013 then hit skip until 2017.

message received...no news=no posts, unfortunately.

Well there are developments, just not very big ones. Take the intersection of Lorain and West 138th. There's something happening on both sides of Lorain, but the commercial building permit applications don't give much insight as to what they are yet......

Destination Yarn at 15708 Lorain Avenue reportedly is looking to expand.  They dye wool and their business is growing nationally. (This is according to my wife who is a moderator on a couple of knitting forums - another industry that's booming in Covid-19 times.) It's not clear that Destination can expand on the site, although there appears to be some room available.  It's industry, but a clean one.

KJP, if you don't mind me asking, how do you get information on zoning permits and construction etc? I've tried Cleveland's website but its about as competent as the current administration; it's broken.

Ward 16 Councilman Brian Kazy has publicly confirmed that the new building in front of Cube Smart at 13820 Lorain is partially leased out.

Across the street at 13813 Lorain, two small abandoned buildings were indeed purchased and renovated, after initial rumors pointed to demolition. What will become of these tiny spaces remains to be seen.

Like the administration, you can find your way around the Web site's slalom poles. Once you login to the Citizens Access page, you can search using parcel numbers or addresses. Just be sure that the time frame for the records is what you want. And 2-3 times per week, I go back over a couple days and look through all of the commercial building permit applications within the specified time frame, leaving all other fields blank.

Here's some pictures of the aforementioned buildings on Lorain Ave. (13813 Lorain Ave and next door are owned by the same guy)v4.thumb.jpg.0e4113f1080cf53e7a2a27d408637a0c.jpgv3.thumb.jpg.2628816b58082d24745d269347a7f943.jpg13813.thumb.jpg.370d2848b242475add83e38b896ec277.jpg

Fairview Hospital-North final concept presented
By Ken Prendergast / October 10, 2024

After presenting plans for the new North Campus of Fairview Hospital, 18101 Lorain Ave., to Cleveland’s Kamms Corners community, Cleveland Clinic officials and their design team will now submit the project to the city’s design-review process for approval. Proposed timelines for the project were also revealed, showing the Clinic wants to move forward quickly on this major project.

This is the first I've heard of this project. It's also on the Metroparks website, so it's definitely in motion. I'm a Kamm's Corners resident and this will be an absolute quality of life game changer!

Metroparks keeps delivering for our city and county quietly and steadily. Well done!  Next the Lakefront and Riverfront!

those are awesome and the owner did a great job renovating them wow.

more of that around town plz. 👍

I have never lived in a city that had a parks department anywhere near the quality of Cleveland's Metroparks. It is something this city should be proud of and it's a big part of why I like it here.

Anyone familiar with “The Parker Townhomes” that are to be built near Warren Rd and Edgecliff Ave later this year ?

I think the presale is about $475k per townhome.

I had coffee with the developer a few weeks ago. They're ready to move forward and wanted to start at the back of the lot and building toward Warren. I suggested doing it the other way around to show passersby it exists.

Wrote an article about it in 2023.....
