They *forgot* to include all of the above ground utilities (wires) in this render. ;) 

I like it, but does everything have to be some shade of brown now?  This is making me long for Arena District brick. This building has no real color whatsoever-like the Arizona desert mountains-just different brown turd colors. I hate to complain but damn between this and the Scioto Peninsula renderings...

4th St. just keeps getting better and better. Really cool how a second entertainment district is developing parallel to High St. The alternating residential/commercial corridors of Neil, High, Summit, and 4th are really taking the entire urban area north of downtown to campus to a whole new level.

But I'm wondering what's happening with the larger building on the same 777 N. 4th Street property - the two-story, 21,000-square-foot warehouse which had the “Columbus Electrical Works” sign on it.  Back in 2017 - when Lykens purchased the 777 property with the two buildings on it - 10 residential units above ground-floor offices were proposed for the larger building and a restaurant use was proposed for the smaller building:

It looks like both buildings got gut-renovated last year -  but unlike the smaller building (which became the Edison777 wedding/event venue space that opened last weekend) - nothing seems to have been done with the larger building yet.  I haven't seen any updates about this larger building on the 777 N. 4th Street property.  Has anyone seen or heard anything about it?

Doesn't look like they left much room for the parking lot trees that were shown in the site plan included when they got their council variance, nor have they put in the new tree lawn with street trees that was also shown in that site plan...

Also note that as a result of this variance they have approval for 24 residential units in the second building, including units on the ground floor.

So, somebody needs to file another 311 complaint to the city like when that one building didn't match the plans?

Looks like their final approved site plan showed the trees as well. It also showed brick pavers in the parking lot.

Honestly, the 311 route is the way to go for this. If the commissions are not going to hold developers accountable, who will? It is frustrating that they commissions hold so much weight pre-approval yet, once approved, it seems to be a free for all.

 

If I remember correctly, (please keep me honest) was the small parking lot just up the road on the west side of 4th supposed to be screened with trees of some sort as well?

Yes, it appears they showed screening in that area on the right on their approved site plan.

I wonder if North Fourth isn't another "waiting on a major streetscape" situation like High Street was in the Short North.  For a long while, as lots of projects were happening, the streetscaping next to those projects was the most minimal concrete sidewalks and curbs - until the city's major reworking of the High Street streetscape occurred.

 

At some point along North Fourth, those hugely intrusive overhead power lines will need to be buried.  And that would require major work within the right-of-way.  And putting in a reworked streetscape would likely be done at the same time.  So, installing street trees - and even installing screening trees directly adjacent to the Fourth Street sidewalk - probably wouldn't make sense right now because they would just get removed for a future major streetscape project on Fourth Street.

Came here to say this exact thing. With how much is going on along 4th, there is no way it won’t be improved upon. I am going to guess  they are waiting to plant trees and do all that until they do streetscape improvements.

I wonder this as well, but doesn't the city have less of a say because it's a US-route so ODOT is in the picture? I remember when they added the bike lanes on this and Summit, they had to do a lot of work with ODOT to make it happen. I might be mistaken, thought.

That's a good point.  Apparently Third/Summit Street and Fourth Street are part of U.S. 23 north of I-670 through Italian Village (and also south of I-670 through Downtown - then switches over to S. High Street south of I-70/71).  Not sure how much this complicates the City doing any streetscape work there, but it probably does in some way.

The "waiting on the streetscape improvements"...has this been verified? Also this does not relate to the brick pavers in the parking area not being used. They need to stick to the plans or give a valid reason for not doing so that can then be approved by the city. 

 

If they agreed to brick pavers in the submission then they need to follow through. Too many are getting away with not following through IMO.  Letting it go just encourages more of it. Nip it in the bud.

Does anyone know if The Lusso has received final approval?

 

I was on 5th Ave today and noticed that (if this gets approved as proposed) the spot where Grant Ave will connect has a new sign in front saying "financing provided by Heartland Bank".

It's a great space. That whole area as a shade covering right now (for the summer). I assume it's permanent. Still a great spot. Unfortunately their view is temporary until the building to their south tops out and blocks it. I'd proposed they build a spiral staircase around their smokestack and make an observation tower 🤣

Work on Lykens’ Durable Slate building slowly continues. Much of the exterior brick has now gone up. Here’s a look at the north exterior wall, facing the Budd Dairy Food Hall.

Does anyone know any information or have an update on the work to the Columbus Electrical Works building? I drive by there after work and always see the scaffolding outside it, but never see anyone working on it. I think I remember seeing it was going to be townhomes or condos? It’s so odd to me Lykens isn’t working on this quickly, especially with the Lusso breaking ground soon
 

I’m just so excited to see the changes to fifth that I’m antsy to see this development (and the hookah lounge development for that matter).

Every time I drive by, I see a small crew working on it. They’re just moving at a snail’s pace, apparently. 

Lykens projects always move at a snails pace 😀

I guess I’ll take slow progress over none. Wish they’d at least share a rendering or a timeline.

The building next to it is an event space and is already open. I think this building is apartments and office??

Whatever it is or is going to be, it is looking good with the new windows.  It amazes me how wrong, and also how right, developers can be when renovating existing buildings. And when they get it right it is a good thing to see.

I wonder how much longer until Lykens starts on their Lusso project? IIRC, it got approval, but I’ve not seen any movement on site yet.

Random question, but does anyone recall if there’s ever been any proposals floated to convert this old industrial site:

It’s on 2nd Ave, between the new Ohio Brewing and the Station 324 apartments. A coworker and I were talking recently about how nice it would look as a rehab project, and it got me thinking about if anything had been attempted before. As one of the last few blighted properties in IV, I can’t imagine it sitting empty too much longer. 

^That all part of the Clark Grave Vault factory. I don't think it's empty.

Its still an active factory and one of the largest grave vault manufacturers in the US. I doubt anything will change with the property for a long time. Maybe some pick-me-up for aesthetic reasons but otherwise, it's a quiet institution that's been around for over 120 years now.

I am glad too. A truly mixed use neighborhood should have, well, mixed uses and this manufacturing plant is one of those. Now they should be encouraged to actually make some minor adjustments to the outside of it so it actually looks like it is not abandoned and all lol-it does look like it is decaying. Some paint would do wonders-just enough so it is not such an eyesore.

 

Can you see this with some cleanup on the outside areas and maybe painted in some really appealing dramatic, contrasting, interesting or cheerful colors? Even if it is only on the south end of it.
