No development update, just a question.

 

Has there ever been any movement or mention of development on the large parking lot at/around 659 N Fourth St? I poked around and the lot appears to be owned by an I Suppose LLC and the church, so I doubt it, but was curious.

 

I was recently in Little Italy Boston and just wish our “Italian” Village had literally anything similar. (In my dream world) I think the lot is big enough it could string a few cool designs together to create a little Italian centered spot, with gelato, cannoli, pasta, restaurant patios, scattered. Just had such strong jealousy of Boston I was wondering if something like that was even feasible in Columbus.

 

And, on an unrelated note, as I was poking around I noticed the hookah lot and the lot next to fox in the snow was recently transferred to a “New Victorians LLC.” Curious to see if anything spurs from that.

I would guess at some point it will be worth more for those two companies to develop it or sell it.

Construction Begins at The Lusso in Italian Village

 

Work has officially begun at an eight acre site on the northern edge of Italian Village. The property will soon transform from an industrial lot to “The Lusso”, a 255-unit apartment and townhome community. The project is a collaboration between local development firms Homestead Companies and The Lykens Company.

 

“Lusso will bring a new energy to Italian Village,” stated Dave Anderson, Founder and CEO of Homestead. “Residents will be within walking distance to notable dining and nightlife destinations including Budd Dairy, Fox and the Snow and 7th Son Brewing. It will cater to young professionals but also have offerings for established professionals who want to continue downtown living.”

I was looking last night because I saw the same. I think the second phase along 5th is the same design as when the originally submitted it.

I dunno why it’s so hard to track down renderings for it. The signage app that was put up for conceptual review in July might give some hints, but I’ll have to keep looking.

The building next to that new pharmacy needs to get that facelift that was proposed so so bad. Hope they is still happening.

It looks like this pharmacy mostly caters to deliveries?

I can't help it-I just hate that mansard type roof on the last pic.  It does not look as bad as most of them do though. There are just so many from the 60's and 70's apartment complexes that look so God-awful I just react violently to any of them.  Sort of like others do with glass block.

 

Always nice to see more building, more progress though.

Totally agree. Mansards can be very cool and provide a lot of character when done right, but this looks bad.  I think it's because it's all one long building with nothing being broken up by different heights or design changes.  Mansards aren't usually a block long historically.

When they had that original design for that one building in Italian Village along Fifth(can't remember which one but it was one of the first)they had a really nice mix of styles including Mansard and it did not bother me because as you said it was a nice mix. But what was built was quite different of course.

I love how the durable slate buildings turned out. They have a great classic look and fit the neighborhood perfect. this is the type of building clintonville needs.

Completely agree. It's a very handsome building and the side mural only enhances it. Not just Clintonville but plenty of other neighborhood projects could use equal attention to detail and aesthetics.

I guess I was saying, if developers presented buildings like this in Clintonville, they would have a better chance of being approved. This style should be all over but Clintonville specifically would probably be more open to it.

I think The Stella will be four (maybe 5?) stories and The Lusso will be six. (i couldn't double check though, my CBF subscription expired lol)

 

I checked The Lusso today too on my way through and it's not vertical yet, but it doesn't look too far off!

That also makes me wonder, will we eventually see 4th converted to two way in IV with all the residential and retail that keeps popping up? I think doing that and adding a protected bike lane would really help. 

The state will most likely have to reroute 23 before we would see anything that drastic. It took a significant amount of effort, stipulations, etc to get Summit/4th/Indianola where they are today let alone something as drastic as that. And yes, the precedent is set with Indianola alone but the state doesn't give up what it has easily. 

Just re-route US 23 to I-71 at Hudson and get it over with.

I was thinking there was some issue with that. So annoying. Fourth St (as well as 5th Ave) is going on to need some safety improvements, since it’s only going to continue to get busier. I still don’t think my friend’s shop has reopened afyer a car ran into it last month.

No joke!  I moved here 13 years ago, and lived all around this area and everything you look at is new!!!  I feel like people like to take cheap shots at Columbus sometimes, but you can't deny the insane increase in density that has taken place here.  People complain non stop of the 5-12 story buildings not being enough, but you cannot discount the infill and connectivity that has happened in the last decade.  And with the momentum it's only going to continue!!

No kidding! Some of these other shots really show just how much has sprung up from downtown, up to campus, and across to Grandview. Hope it continues!

 

Should be able to see the Lusso when you're heading down 5th soon!
