I agree...they should have left the brick alone.

Don't worry. 1 year of road dust from all the major roads near by and it won't be white long.

High-End Parkside on Pearl Apartments Now Open in Italian Village

 

The first residents moved in last month to the Parkside on Pearl development in Italian Village. The seven-story, 35-unit building, located at the corner of Hubbard Avenue and Pearl Street, offers some of the most expensive apartments in Columbus.

 

Tyler Puhl, President of the Wood Companies, said that the building is about 45 percent leased, and that the most expensive units – the largest apartments, on the top floor – were among the first to be rented. Those units rent for around $8,000 a month, while the least expensive apartments in the building cost $2,295.

 

That puts the project squarely at the very top of the market, which is by design.

Stage, Cafe Seating Area Planned for Italian Village Park

 

Work is scheduled to start later this year on a significant redesign of Italian Village Park. The 0.8-acre park is bordered by Hubbard Avenue to the north, Kerr Street to the east, Hull Alley to the south, and by the new Parkside on Pearl apartment building to the west.

 

Stephanie Garling, Communications and Marketing Manager for the Columbus Recreation and Parks Department, said that the estimated completion date for the project is late summer, 2025.

 

The existing trees in the park will remain but the paths will be rearranged – instead of a circle in the middle, a new path will run diagonally across the central greenspace. Also planned is a small plaza and event stage.

Thank you, I tried looking for this, but the agenda stuff is all messed up and they wouldn’t send me the info. 
 

I think this looks great and hopefully it gets approved and moves forward quickly. The addition above the garden building looks great and the new build next to it also looks good. It gives it a way more human feel and fits the neighborhood. 
 

Edit: found the materials and am happy to see that this will include condos. It does seem strange that they are trying to only have residential amenity space and nothing for restaurant/retail, unless they worded it weird. I thought it was pretty much a requirement along high, in the short north, to have retail/restaurant?

This has to be by far the ugliest building I've ever seen in my entire life. What drugs are the architects on?

I love it. In a time where everyone is making bland 6 story squares, at least someone is trying to do something unique and interesting. It's very provocative, it gets the people going.

I'm all for provocative and interesting architecture, but this amalgamation of styles is too much, in my opinion. The High St. façade looks like a 70s-era motel in the first ~5 stories. The white sections look like semitruck trailers. Then the south façade has no detail to it, like an afterthought. I think a more uniform West façade would help bring the building together.  

Boom! Zone-in in action. The IVC can't knock the height, but they can comment on the architectural stylings.

Everything you dislike is exactly what I like about it lol. We complain when things are too boring then also complain when they are too eccentric! Nobody will ever be happy!

It's the green shipping panels that I do not enjoy, I'd rather it be brick or glass. Seems like a lot of these new buildings are utilizing panels to cut costs.

I really like the building overall, but as someone else said the south wall is awful and needs some help. 
 

I agree with the green panels being stupid and I wish they would use some green stone instead.

Agreed. I find it a bit comical they're referencing the Moxy facade where they are showing the white corrugated metal panels, when the Moxy has much nicer metal panels that what's being proposed here.

Yea I don't understand the "base" of the building -- having a different style for the podium doesn't work well with maintaining the historic storefronts below -- they should pick one or the other. There is definitely WAY too much going on with the facade treatments. 

Honestly that dark green fenestration above the old "Garden" facade is maybe the most interesting bit -- they should just continue that for the entirety of the facade of the new build, imho.

I actually like this one. I appreciate the differentiation at the 4 story and 8 story levels with the set backs which helps it blend in with the street wall on the first few floors, gives it an intermediate section with brick and they save all the cheap modern materials for the tall portion where you won't be able to see how poorly they age, plus the balconies are pretty cool. It also has some good height to it.

I agree, though I'm interested to see how the design develops to ensure this isn't only designed from the High Street side, leaving three subpar facades on the N/E/S sides.

This intersection needs traffic calming measures as well, too many vehicles fly through this intersection.

It looks like a great opportunity to create some additional street activation, public art, and gathering spaces for dining, food trucks, or live music.

Nah, i would rather they just keep the 3 story building. The other two new buildings look terrible so having all 4 corners be brand new incredibly ugly buildings would be awful.

The southeast corner would be a good spot for a taller building - 5-7 story is allowable under zone-in

It's common for wood balcony framing not to be painted. It's generally not recommended to paint deck framing in modern construction in general and may even code be code.  

 

Now, why these companies don't use metal deck framing that can be painted or put up soffit annoys me because it's esthetically annoying but there is a legitimate reason why they aren't painted.

For that project it seems like they used cheaper materials in all the locations one would use more expensive materials and more expensive materials where one would use cheaper ones. Like the brick in the inset balconies but the painted hardie panel siding elsewhere or brick on the middle and not on the corners of the building which are generally the part of the building that gets emphasized the most with materials and design details.

Beer and wine shop could be coming to long-vacant building in Italian Village

Plans to convert a vacant brick building on the corner of Summit Street and 3rd Avenue in Italian Village into a new retail concept were approved at the Italian Village Commission's Tuesday meeting.

The one-story building at 1041 Summit St. is slated to become the Italian Village Beer & Wine Market, according to the project title in architectural renderings submitted to the commission.

The proposal for the 3,331 square-foot building was first introduced last fall but the commission provided feedback on parking layout and landscaping to site owner Adnan Asif who worked with architect Matt Toddy of Elevation Studio on the plans.

Thrive is absolute trash, the commission should push back hard on this, but doubt they will.

This is the new proposal for along the 670 exit.

Yea, disappointed there's nothing facing 4th. I think I can understand not having anything on the southern portion, but most of 4th should be lined with a building.

To be fair, this rendering doesn't accurately capture the ramp. There is nothing left to line except the highway ramp. Maybe adding a small L turn to the North building to extend south a little but still, nothing particularly gained or lost either way.

And the city is considering reconfigurations.

I'm much less upset because while it has a large parking lot, nothing about this prevents future minor infill. And the parking lot isn't actually abutting any pedestrian areas.

I disagree, I think it is absolute trash and the unit count going from 275 units down to 126 units is a joke. Yes they could easily add some more apartments in the future, but I am almost 100% sure they won’t. It’s disappointing and is even more evidence that thrive needs to move on to suburb design and let actual developers do stuff in the city.

Meh. I think trash is a strong word for a generally decent redevelopment of such a large area. There's opportunities but find a development that doesn't have any. Sure a reduction sucks but again, there's lots of external factors right now.

I loathe the 4th and 5th building but I'm not willing to banish a pretty strong urban developer to the suburbs over something like this or that building. So much east of 4th in IV and Weinland Park probably wouldn't exist without the power house of Thrive driving it. For something like that, you take the good with the bad tucked away against a highway ramp.

Know what's actual trash? Interest rates, material costs, labor shortages, highway dependence etc.
