CU is reporting about an intriguing proposal for the southwest corner of E. Fifth Avenue and Summit Street.  It's a bit conceptual at this point, but the person behind the proposal has previously developed the Jackson on High condos and the Burwell townhomes.

 

The only existing structure at this corner site is a former gas station.  The proposed redevelopment would be a five-story building built to the corner of Fifth & Summit containing retail storefronts on the ground floor, residential on the four floors above, and parking below grade and in part of the ground floor behind the retail.  A second three-story townhouse building is also planned for the south side of this corner lot behind this proposed five-story building.

Columbus real estate attorney and Short North developer Connie Klema this week will break ground on six “soldier” homes on Summit Street at East Second Avenue.

 

The identical homes with 1,460 square feet of finished space will line up between Second north to Punta Alley on what had served in recent years as a neighborhood garden.

I like the idea of Kerr Street Place, but I don't like the design. At least from the Russell Street side there is too much empty wall space.

 

I don't care for the rendering of the new project either. They also look boring.

Borror Properties, the company doing the recently posted Prescott building is also just starting on the Truberry on Summit project at the corner of Summit and 1st Ave.

Foundation work has started on the 4-story Prescott apartment development. I think this really shows how hot the Short North has become. Who would have expected to see such a development on a lot that is facing what is essentially two alleys.

 

Totally agree with this comment.  Before this current Short North development boom, an interior lot fronting two alleys didn't hold much interest to anyone.  Now, even these lots are attracting professional developers like Borror.  Here's a rendering of this Prescott development from http://www.borrorproperties.com/blog/?p=600

Renderings Released for Six-Story Pearl Street Proposal

Borror Properties last night presented their latest proposal for the southeast corner of Pearl and Prescott streets to the Italian Village Commission. Submitted renderings show a six-story, predominantly glass building filling nearly the entire footprint of the site.

 

The basic specs of the project – 13 condominiums, ranging from 1,100 to 2,800 square feet, with 2 garage parking spots per unit – are similar to what Borror initially proposed for the site in September. The new building would replace a one-story cinder block building that dates to the early 1970′s.

Transformative Redevelopment of Budd Dairy Site Proposed in Italian Village

The Budd Dairy Company building on North Fourth Street is one of the largest and most recognizable structures in Italian Village.  A new proposal from Lykens Companies plans to not only restore and preserve the building, but also aims to complement it with five additional modern mixed-use buildings flanking it to the north, south and east.

 

Combined, the three-story and four-story buildings would create 149 new residential units and 17,620 square feet of commercial space for office and retail use.  Most of the new development would replace existing parking lots, though it would also require the demolition of several single-story warehouse and office structures built between 1939 and the 1960s.

When my brother was at OSU (only a few years ago) him and and his friends would always joke about the corner of "fourth and fourth" as where you didn't want to end up at 3 in the morning. Good to see redevelopment pushing up into the Weinland Park area.

The only disappointment about the Budd Dairy redevelopment is that it would've been a great place for some of the local-food processing and distribution efforts going on in the area. Could you imagine Jeni's ice cream or Snowville Creamery in that building. And businesses like those would not preclude residential development alongisde.

Hmmm, I figured it would stay white since the rendering showed them all white. I was thinking I might like them better if each one was painted a different color. Black wasn't what I was thinking though. I'll have to take a look.

Ground-breaking schedule announced for the Burwell mixed-use project at the southwest corner of Summit Street and East Fifth Avenue:

 

- Burwell Court will be the first building started, with ground-breaking scheduled for June.  This building will face Greenwood Avenue and will be three stories and have eight one-bedroom townhomes, each with a one-car garage (rendering below):

- Burwell Station is a second, smaller building facing Summit Street and is scheduled for a mid-summer ground-breaking.  This three-story building will have four apartment units above 1,400 square feet of ground-floor retail space (rendering below):

Revised Pearl Street Project Moving Forward in Italian Village

Borror Properties’ 848 North Pearl Street project received conditional approval on Tuesday from the Italian Village Commission.  The latest iteration of the development – which was first brought to the commission in September of last year – is five stories (down from six), and will house 14 for-sale condos with parking for 18 cars.

 

Also included in the project is a piece of public art – “200 Tiles,” which the Short North Alliance commissioned in 2012 as part of the city’s bicentennial celebration.  The piece will be mounted on an exterior wall near the northwest corner of the building.  It will be at street level, with an overhang offering limited protection from the elements.

The developer of the Wonder Bread Lofts has received approval from the Italian Village Commission for a 31-unit restoration and new-build on Detroit Avenue.  Eighteen of the units would be in the former E.J. Thomas Company building at 174 Detroit Avenue, while the remaining 13 would be in a new, three-story building that would replace the existing metal storage facility next door.  (Here is a link to a 2014 Google Streetview of 174 Detroit Avenue)

Mixed-Use Apartment Building Proposed for Exile Space in Italian Village

Local developer Mulberry will be bringing a proposal to the Italian Village Commission this month to tear down the building containing the Exile Bar at 901 North Fourth Street.  Preliminary plans call for replacing it with a five-story, 24-unit apartment building featuring ground-floor retail.

 

The fifth story of the building would be set back from the facade and not easily visible from Fourth Street, while parking would be provided in a 37-space parking lot behind the building.

Mixed-Use Parking Garage Building Proposed in Italian Village

According to the Italian Village Commission application submitted to the city, the new parking garage building would contain a total of 244 spaces, with 125 said to be allocated for public use.  The garage would contain five floors of parking, with the lower level below street grade.

 

Additionally, the new structure would contain four stories of residential units would face Lincoln Street to the south.  The proposal indicates a total of 13 residential units are planned - eight one-bedroom units, four two-bedroom units and a rooftop penthouse with a private terrace - plus a residential clubhouse with an additional shared terrace also be located on the roof.  A ground floor retail space would sit at the southeast corner of the building at Lincoln & Pearl.

The empty church at 285 East 4th Avenue in Italian Village has been patiently waiting for chance to be renovated.  And its owner, Italian Village developer Joe Armeni, announced last year that the church would anchor a redevelopment of this property.  The proposed redevelopment would have 22 residential units - 8 units within the renovated church and 14 units within two new four-story buildings on the property:  http://www.columbusunderground.com/proposal-calls-for-condos-in-historic-church-new-townhomes-bw1

Fortunately, it appears that the fire damage is not enough to warrant demolition of the church.  The property owner, Joe Armeni, announced in the below linked CU article:  “We’ll be paying for the repairs out of pocket, but nothing has changed with our plans moving forward.  We love this building, and we’ve spent a ton money just to get to this point with planning and rezoning.  After getting our final approvals in November, we’ll be well on our way.”

Project: Parkside on Pearl

Location: Pearl Street between Hubbard Avenue and Hull Alley

Type of Construction: New

Building Type: Multi-Unit Residential

Status: Preliminary Approval

 

The Parkside on Pearl is a 6-story, 44-unit apartment building proposed for a surface parking lot immediately west of Italian Village Park that was built in 2008.  The site is also immediately south of the Hubbard project.  It is being developed by Sandy Wood of the Wood Company, a longtime Short North developer whose most recent project was a three-story vertical addition above Northstar Cafe at Second & High.  It is being designed by Jonathan Barnes, who also designed the Brunson Building addition and Hartman Building addition in downtown. 

 

The ground floor and a below-ground level was be used for internal parking decks.  The upper five floors would contain the 44 apartments.  The overall height of the Parkside on Pearl is about the same as the neighboring five-story Hubbard apartment building.  The project is currently going through the approval process with the Italian Village Commission, but has received conditional approval of the height and massing of the building.

Plans for Italian Village Parking Garage Moving Forward

The parking garage would feature an entrance on Pearl that would be accessible from High Street via Bollinger Alley.  Thirteen residences along the Lincoln Street side would serve to screen that side of the garage from the neighborhood, while the rest of the garage would not be screened but is designed to blend in with the area’s older industrial-style buildings.  “One of advantages to the site,” said Italian Village commissioner Jason Sudy, “is that the depth of it works pretty well for having a garage plus a deeper set of condo units that can screen it.”

 

The new garage would replace a long-time surface parking lot.  It would accommodate 244 cars, with around 125 spaces dedicated to the public, more than replacing the public parking lost by the construction of the High Street office building on the city-owned lot south of Buttles Avenue.
