3 compete to design pavilion for Italian Village Park

There’s a competition underway to design a pavilion for Italian Village Park.  The pavilion will be built at the western edge of the park at 55 E. Buttles Ave., just east of N. High Street in the heart of the Short North.

 

The pavilion will cover about 1,500 square feet and have a partial roof and a stage for performances, said Isabela Gould, executive director of the Neighborhood Design Center, which is managing the process. ... The three finalists are to present their concepts to an advisory panel in November, Gould said.  The Italian Village Commission would then approve the winning plan and the Columbus Recreation and Parks Department would draw up the contract.

 

The cost of the pavilion is estimated at $350,000.  The Wood Cos., which is co-developing the Parkside on Pearl apartments just west of the park, has pledged $100,000 for the project.  The city’s Urban Infrastructure Recovery Fund is funding the remaining $250,000, including contracting with the Neighborhood Design Center for design completion.

Local developer Mulberry will be bringing a proposal to the Italian Village Commission this month to tear down the building containing the Exile Bar at 901 North Fourth Street.  Preliminary plans call for replacing it with a five-story, 24-unit apartment building featuring ground-floor retail.

 

The fifth story of the building would be set back from the facade and not easily visible from Fourth Street, while parking would be provided in a 37-space parking lot behind the building.

Two Buildings, 27 Units Approved for Exile Space on Fourth Street

Construction could start as soon as this summer on two new buildings at 901 North Fourth Street in Italian Village.  The project, which had gone through significant revisions over the course of the last six months, was approved by the Italian Village Commission last week.

 

A 20-unit apartment building with about 1,000 square feet of first-floor commercial space will sit on the southern portion of the site, incorporating the existing store front of the Exile Bar.  A second building on the northern portion of the site will contain seven townhomes, with a 30-space rear parking lot serving both the apartments and the townhomes.

The location is one block east of busy High Street in the Short North on a relatively quiet side street in Italian Village.  This section of Mt. Pleasant Avenue runs between Third and Fourth Avenues.  The modest building was last used as an auto repair garage until 2011.  The current owner purchased the property in 2014 was renovated it into the offices for his business, IMPLEMENT:

The 27 East Russell Street location is one block east of High Street in the Short North.  It was formerly home to the Central Baptist Church, built in 1914 and used as a church until 1987.  Located at the corner of Pearl and Russell, the former church is across Pearl Street from the new Le Méridien Hotel built as part of the massive Joseph development in the Short North:

Italian Village Pushes Big Ideas for Redevelopment of Cafe del Mondo

The building located at 659 North Fourth Street has been empty since August 20th, when an overnight fire gutted the interior and damaged the roof.  The site was previously home to the Cafe del Mondo Italian restaurant, owned by the A&R Creative Group, but the building and land are owned by the St. John the Baptist Catholic Church next door.  And during last night’s Italian Village Commission meeting, a representative from the church stopped by to solicit some feedback on what might come next for the property.

Offices, Not Condos Now Planned for Pearl Street in Italian Village

Borror Properties will be back in front of the Italian Village Commission tonight with new plans for 848 Pearl Street. The development, which was conceptually approved by the commission last summer as a 14-unit condominium project, is now being modified to accommodate 24,000 square feet of office space.

 

Taking up about 10,000 square feet of that space on the 4th and 5th floors will be Borror Properties’ new corporate headquarters. That represents a significant change of plans for the Dublin-based developer, which had previously announced plans to move into space being developed — in partnership with Ruscilli Construction — at the western edge of Nationwide Boulevard in the Arena District.

Brewpub and Townhomes Proposed for Prominent Italian Village Corner

The Italian Village Commission will hear a proposal this month to build a brewpub along with eight three-story townhomes at the southwest corner of East Fifth Avenue and North Fourth Street.

 

The proposal, from Arch City Development, would require the demolition of two single-story cinder-block buildings — most of the 0.4-acre site is currently an unused empty lot.

New Budd Dairy Plan Calls for Office Space, Preservation of Two Warehouses

The latest plan for the former Budd Dairy complex in Italian Village calls for over 40,000 square feet of office space spread over three buildings. A restaurant would occupy the front of the main building at 1086 North Fourth Street, while two warehouse buildings that sit to the east would be preserved and renovated under the new proposal.

The developer of a planned brewpub-and-housing complex in Italian Village is fleshing out details of the project ahead of a second round of public vetting this month.

The developer behind the Wonder Bread Lofts is ready to turn attention to another adaptive reuse project in the Italian Village neighborhood.

 

Kevin Lykens is seeking state historic preservation tax credits in hopes of beginning a mixed-use renovation of the former Budd Dairy milk bottling plant early next year. The credits are awarded semiannually, in December and June.

A pair of Columbus buildings may be added to the National Register of Historic Places.

 

The former Budd Dairy milk bottling plant in Italian Village and a three-story office building in the city’s King-Lincoln neighborhood have been recommended for inclusion on the list by the Ohio Historic Site Preservation Advisory Board.

A Columbus developer’s effort to revive a vacant milk bottling plant in Italian Village is getting a boost from state tax incentives.

 

Kevin Lykens’ roughly $25 million adaptive reuse of the Budd Dairy complex in the Italian Village neighborhood is the largest of three Central Ohio projects awarded historic preservation tax credits by the Ohio Development Services Agency on Tuesday.

A new owner controls the northwest corner of Summit Street and East Third Avenue in Italian Village. Fans of the unique century-old building on the lot needn’t worry about it getting torn down, though.

 

“We don’t have concrete plans yet — the tenant just moved out — but we think that it’d be perfect for a bar, a restaurant or a brew pub,” said Michael Linsker, a partner in the new ownership group and a broker with NorthSteppe Realty.

Plans for Italian Village Parking Garage Moving Forward

The parking garage would feature an entrance on Pearl that would be accessible from High Street via Bollinger Alley.  Thirteen residences along the Lincoln Street side would serve to screen that side of the garage from the neighborhood, while the rest of the garage would not be screened but is designed to blend in with the area’s older industrial-style buildings.  “One of advantages to the site,” said Italian Village commissioner Jason Sudy, “is that the depth of it works pretty well for having a garage plus a deeper set of condo units that can screen it.”

 

The new garage would replace a long-time surface parking lot.  It would accommodate 244 cars, with around 125 spaces dedicated to the public, more than replacing the public parking lost by the construction of the High Street office building on the city-owned lot south of Buttles Avenue.

New Plan Unveiled for Five-Story Building at Fifth and Summit

 

Borror Properties is bringing a new proposal for the southwest corner of Summit Street and East Fifth Avenue to the Italian Village Commission next week.

 

Borror bought the 0.6-acre site from developer Brad Howe last fall, paying a little over a million dollars for it, according to the Franklin County Auditor’s website. The new proposal calls for a five-story building with 86 apartments over first-floor commercial, including space for a 4,000 square foot restaurant on the corner.

Italian Village: 4-story apartment complex, townhomes, pool proposed on warehouse site

 

A 197-unit apartment complex and 12 townhomes are being planned on the site of a distribution facility in Italian Village.

Great news! Italian Village continues to pack units in quite nicely with both large and small projects.

175-Unit Apartment Building Among New Proposals Submitted for Italian Village

 

Snyder Barker Investments, the local developer behind Aston Place in Victorian Village and the Broadview in Fifth by Northwest, has submitted a proposal to the Italian Village Commission to redevelop two large parcels currently occupied by Acorn Distributors, a janitorial and foodservice supply company.

 

The plan calls for demolishing the existing 50,000 square foot warehouse building at 324 E. Second Ave. and replacing it with a 175-unit apartment building, a parking garage, a swimming pool, and nine townhomes.

Italian Village: Wonder Bread Lofts developer sets sights on another redevelopment opportunity

 

Another warehouse in Italian Village is being targeted for redevelopment.

Glad to see this historic building getting renovated.  According to the article, the two-story, 21,000-square-foot Columbus Electrical Works warehouse at 777 N. Fourth Street will be renovated into 10 apartment or condo units above offices on the ground floor.  The property also includes a single-story, 5,250-square-foot building to the north that would house a restaurant.  Below is a September 2016 streetview of the two buildings.

 

This project is right in the middle of a bunch of recent and on-going Italian Village developments.  The recently completed Wonder Bread Lofts are just to the south, the on-going Jeffrey Park development is directly across Fourth Street, and the Kramer Place apartment development that was completed in the mid-2000's is immediately to the north:

New Design Submitted for Corner of Fifth Avenue and Fourth Street

 

Arch City Development’s plans for the southwest corner of East Fifth Avenue and North Fourth Street has gone through several changes since the project was first proposed last summer.

 

Originally conceived as a mixed-use development featuring townhomes and a brewpub, it is now purely a residential project.

Groundbreaking for mixed-use project at prominent Italian Village corner set for November

Borror Properties is moving forward with plans to redevelop the old Acme Taxi site at the gateway to Italian Village.

 

The Dublin developer Monday night had a first reading of a list of nine variances for the project at Columbus City Council.
