  • Work recently started on a new 36-unit building, at the northeast corner of East Fourth Avenue and North Fourth, which will serve as the first piece of the multi-phase Budd Dairy redevelopment.

Planned Italian Village community grows to 190 units

 

Plans for another Italian Village apartment community have been tweaked to create even more space.

 

Developer Snyder Barker has again tweaked plans for the site at an old distribution facility at 324 E. 2nd Ave.

Business First had an excellent rundown of a block of developments along N. 4th Street in Italian Village recently:  https://www.bizjournals.com/columbus/news/2017/08/11/italian-village-commercial-strip-taking-off-north.html

 

However, after I prepped the graphics and was set to post, the great 2017 UO server crackup hit!  So I'm getting back to posting this.  It's a block of developments on the west side of N. 4th Street starting at 1st Avenue.  This block is across the street and one block north of the massive Jeffrey Park project.  Below is an aerial view of this block prior to development:

Now to the individual projects:  The first is the smallest - a two-story house at the southwest corner of 4th & 1st (851 N. 4th Street).  Below is a 2016 streetview showing the 4th & 1st intersection looking south down 4th Street toward downtown.  The two-story house undergoing renovation is to the right in the photo - and the Jeffrey Park community center with the Hoof Hearted brewpub is to the left on the other corner:

This is project #2 on the aerial - redevelopment of the Spring Cleaners site at the northwest corner of 4th & 1st.  The project will replace the one-story Spring Cleaners building with a three-story mixed-use building featuring 27 one-bedroom apartments and two ground-level retail spaces:

About three blocks north at the corner of N. 4th Street and E. 4th Avenue is a two-story addition to Seventh Son Brewing.  The craft brewer previously renovated a small former service station at this corner a few years ago.  Business is booming so much that it justifies the huge expansion shown in this photo posted Oct. 18 by http://www.columbusunderground.com/construction-roundup-short-north-italian-village:

Plans for Italian Village Parking Garage Moving Forward

The parking garage would feature an entrance on Pearl that would be accessible from High Street via Bollinger Alley.  Thirteen residences along the Lincoln Street side would serve to screen that side of the garage from the neighborhood, while the rest of the garage would not be screened but is designed to blend in with the area’s older industrial-style buildings.  “One of advantages to the site,” said Italian Village commissioner Jason Sudy, “is that the depth of it works pretty well for having a garage plus a deeper set of condo units that can screen it.”

 

The new garage would replace a long-time surface parking lot.  It would accommodate 244 cars, with around 125 spaces dedicated to the public, more than replacing the public parking lost by the construction of the High Street office building on the city-owned lot south of Buttles Avenue.

This looks like a great project. It looks like it will mesh well with the rest of the neighborhood and will actually provide a net gain in parking.

The city of Columbus approved a 10-year, 75 percent enterprise zone tax abatement for a development company that wants to convert the Budd Dairy building in Italian Village into its headquarters.

 

The agreement is with an LLC associated with Lykens Cos., which wants to convert the 40,000 square foot building at 1086 N. 4th St. into office space.

Borror Properties is bringing a new proposal for the southwest corner of Summit Street and East Fifth Avenue to the Italian Village Commission next week.

 

Borror bought the 0.6-acre site from developer Brad Howe last fall, paying a little over a million dollars for it, according to the Franklin County Auditor’s website. The new proposal calls for a five-story building with 86 apartments over first-floor commercial, including space for a 4,000 square foot restaurant on the corner.

Fast Forward: North Fourth Street in Italian Village

While the High Street stretch of the Short North has become very well known as ground zero for construction, there’s an even larger amount of new development occurring along the strip of North Fourth Street in Italian Village just two blocks east.

 

Just a few short years ago, this street was best known for being a 45-mph thoroughfare for northbound traffic looking to get from Downtown to the University District in a hurry. Today, the area is marked with construction sites on nearly every block of the three-quarter mile stretch between I-670 and Fifth Avenue, which means that in just a few more years, the area will be home to hundreds of new residents and dozens of new businesses.

Cameron Mitchell Announces Plans for Food Hall Concept inside The Budd Dairy Building

 

Looks like the food hall concept is taking off in Columbus. Cameron Mitchell Restaurants announced their plans this morning for a food hall that’ll occupy The Budd Dairy building in Italian Village. Hosting between eight and 10 “entrepreneurial, chef-driven restaurant concepts,” The Budd Dairy Food Hall will make the second concept of its kind to open in the city. It’s scheduled to open late this year.

 

“Food halls are among the most popular, innovative ways to allow dining consumers to actively engage in their food experience, and the Budd Dairy Food Hall will be the first of this scale in the region,” said Steve Weis, CMR vice president of development, in a press release. “By providing in one venue an opportunity for guests to choose among multiple, artisan food shops, instead of choosing just one restaurant, and then combining it with a strong beverage program; entertainment; and flexible, on-trend spaces to enjoy food and drink; the food hall will be a vibrant destination for residents and visitors alike.”

Four Acre Development Approved in Italian Village

 

A significant new residential development was approved this week by the Italian Village Commission. The plan calls for five new residential buildings containing a total of 196 units on the former Acorn Distributors site at 324 E. Second Ave.

 

The large warehouse building that currently occupies the four-acre site will demolished, although a portion of the smaller building on the parcel’s eastern edge will be renovated to serve as a clubhouse for residents. Assorted materials and equipment from the buildings – things like steel beams, pulley systems, gears and timber – will also be salvaged and utilized in the new construction.

Nope, the Acorn development doesn't include that property. That property is between the Acorn site and the railroad tracks. It stretches from Second Ave to Fifth Ave and is 17.4 acres. It's owned by coffin maker Clark Grave Vault Co, founded in 1898. Not sure if that is still their manufacturing site, because every time I drive by it looks abandoned.

Right behind it the Acorn Distributors building is the white one next to the massive factory.  Will be interesting to see what this looks like in 5 years once the hotel in the bottom left hand side is completed as well.

I do too, one of my biggest pet peeves.  Maybe once they do the 4th St. Streetscape project they can bury them(and I'm not being sarcastic if they ever do that it needs to happen).

Budd Dairy Food Hall update: 74 applicants so far for 7 spots & breakfast a must, Cameron Mitchell Restaurants says

The Budd Dairy Food Hall isn’t as much about making money as it is making a career (or two or three or seven).

 

Columbus-based Cameron Mitchell Restaurants LLC announced the project in January and it’s on pace to open later this year or in early 2019.

 

It is taking 14,000 square feet spread across two floors, plus a rooftop deck in the historic Italian Village building. While the Mitchell team will run the space’s large central bar, the food will come from seven small kitchens ranging from 170 square feet to 360 square feet with operators who will be licensing space in the project. There is an eighth stall, but the company isn’t ready to announce its plans for it yet.

Although renovation work in the former Budd Dairy building in Italian Village is not set to begin for another month or two, the new-build development immediately to its north is nearing completion.

 

Kevin Lykens, owner of the Lykens Companies, said that the 36-unit, four-story building will likely open for residents by the end of September, with rents that will range from $1,150 to $1,690 per month.
