August 10, 20186 yr New Owner Moving Forward with Italian Village Project A plan to build a 14-unit residential development at the southwest corner of East Fifth Avenue and North Fourth Street is moving forward. A new ownership team brought the project back to the Italian Village Commission last month with some minor tweaks to the design. Those changes were approved, and construction on the project is now scheduled to start this month. Jay DeVore, CEO of DEV, said that he and his partners saw an opportunity to jump onto the project after an informal discussion with the previous developers, a group that had been working on the project since first proposing a brewpub and townhomes for the site 2016. Site has been cleared. The Borror project has reached it's full height. The project across the street from it seems to have stalled. The construction equipment has been sitting there for months with no progress.
September 17, 20186 yr Condo project planned for prominent Italian Village corner A small group of investors and developers gathered at the southwest corner of East 5th Avenue and North 4th Street this week in Italian Village to break ground on a 14-unit development – the latest in a long list of new housing starts transforming this corridor north of downtown. Jay DeVore of DEV and Brandon Foldes of Shyft Collective are developing the project called Four x Five, with units that will range from 900 to 1,700 square feet with garage parking, outdoor patios and multi-floor configurations. Prices start in the $300,000 range and the land has a 100 percent, 15-year tax abatement. September 18, 20186 yr Site prep on the Parkside on Pearl site. The Bollinger Tower project has started. You can see the new windows at the top. I'm glad it's moving forward but this isn't how I expected them to do the renovation. You'd think they'd strip it down more and then install the new facade.
September 18, 20186 yr Yeah, that's weird they are starting with ... new windows. Makes you wonder exactly the final product is going to look like. "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers
September 18, 20186 yr From the Lykens Companies. From street level: Across the street (Detroit Ave) they rehabbed an industrial building. Before: After: As you can see, this is one block West of the Budd Dairy project.
October 4, 20186 yr Summit & 5th. The project is really visible driving west on 5th from Cleveland Ave. It seems like this stretch of E 5th is ripe for a transforming building boom. It will be nice to have a pedestrian friendly commercial street perpendicular to High St.

October 9, 20186 yr Work Progressing on Italian Village Projects Residents have started moving into the first of two new projects from the Lykens Companies on Detroit Avenue. The four townhomes on the south side of the narrow Italian Village street were originally proposed as a for-sale product, but are now for rent. “Those are pretty unique, and we’ve seen a lot of excitement for them,” said owner Kevin Lykens, “we went over and above on finishes.” More below: https://www.columbusunderground.com/leasing-has-started-on-two-detroit-avenue-projects-bw1 "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers

The developer behind the Budd Dairy project is proposing a new-build apartment project just behind it, on Fourth Avenue. The Bethany, a 34-unit, four-story apartment building, would be located at 245 E. Fourth Avenue. The project is on scheduled for review at Tuesday’s Italian Village Commission meeting. Developer Kevin Lykens said the project is named for the Bethany Baptist Church next door. Lykens also bought that abandoned historic church, which had been planned for renovation by an earlier owner before being damaged by a fire three years ago. He plans to start renovating it into seven townhomes along with a carriage house within the next month, after receiving final permits. More pizza and beer will be coming to Italian Village. The F.W. Beeker building, the mixed-use development under construction at the corner of 5th Street and Summit Street, signed Zaftig Brewing Co. and DiCarlo’s Pizza as their first two commercial tenants. “We wanted to make a jump into that Downtown scene,” said Zaftig’s co-owner Jim Gokenbach. “We want to join our friends Seventh Son, North High and others in that area.” The Worthington brewery will be opening the brewpub on the first floor of The Beeker." https://www.dispatch.com/news/20181130/zaftig-brewing-and-dicarlos-pizza-sign-as-beekers-first-commercial-tenants

Also, catty corner across the tracks that Ohio Brewing taproom always has multiple vehicles there. They must have gotten a lot of work done on the inside. Not much outside, though. A bunch of the houses lining 2nd have been rehabbed over there, too. Short North spillover has turned into Italian Village spillover. The neighborhood's looking great!
February 1, 20196 yr First Culinary Partners Announced for Budd Dairy Food Hall Two local businesses have been tapped to serve Cameron Mitchell Restaurants’ Budd Dairy Food Hall, opening later this year. Borgata Pizza Café and Darista are the first of eight chef-driven concepts to be announced for the new food hall coming to Italian Village. Borgata, owned by Ed Bisconti and Roz Auddino, offers New York-style pizza and Italian dishes sourcing local and regional ingredients. The pizzeria has two other locations in northern Columbus and Worthington. Their bill of fare at Budd Dairy will be an abbreviated version of the menu at these other locations, “but our main focuses will still be our fresh, local ingredients and our identity as a neighborhood pizza café,” says Bisconti in a press release. February 5, 20196 yr Budd Dairy is finally underway. Progress on the apartment building the north has slowed down significantly. No photo but the dry cleaners site at 1st and 4th is fenced off. I'm guessing that will move forward when it warms up.
March 18, 20196 yr Exterior finishes are underway on E. 2nd. Ave. I guess the project is named Station 324?

March 25, 20196 yr That is a very cool picture; I really love it for some reason. Edit: What is going to be built on the other side of the street where the dirt/mud is? Edit2: Nevermind! March 25, 20196 yr ^I hope you're correct! The footing excavations have been sitting unprotected for some time now.
March 26, 20196 yr I think that 5th & Summit project is getting revised drastically. There's a very recent variance application in for FAR which makes me think they've changed the design of the project. Hopefully some renderings surface soon it would be nice for it not to be stalled anymore.

Piles are driven into the earth around the perimeter ahead of shoring and excavation. More about this parking garage at the northeast corner of Pearl and Lincoln streets. Its being built by The Wood Companies and Schiff Capital Group as a companion project to the nearly completed office building at 711 N. High Street. Below is a site map showing the two projects which are a block apart from each other: The new 244-space parking garage would replace a long-time surface parking lot at Pearl & Lincoln. 125 spaces would be dedicated to public parking. The parking garage's vehicle entrance is at the end of Bollinger Place off Pearl. Thirteen residences along the Lincoln Street side would serve to screen that side of the garage from the neighborhood (much like what was done at the Hub parking garage) while the rest of the garage would not be screened but is designed to look like an older industrial-style building. Below is an aerial overview of the design concept: More elevations and renderings are available at https://www.columbusunderground.com/italian-village-parking-garage-bw1 Below is a rendering of the parking garage project at the corner of Lincoln and Pearl showing some the 13 residences along Lincoln Street. This is also about the same view as Pablo's construction photo quoted above in this post: Another feature of this parking garage is that it has been designed be convertible into offices or residences in the future. According to the below linked Columbus Navigator article: "It will have flat floor plates, higher ceilings and stronger structural loads..." https://www.columbusnavigator.com/short-north-parking-convertible-garages/

The third and final planned residential condo building on that parcel is under construction. As the Dispatch article says: "The first house of the project was completed in 2012 and measured about 1,500 square feet. The second, finished in 2014, is about 2,100 square feet. Each of the first two houses has two bedrooms and a one-car garage. The third house, at the lot’s widest point, will be about 2,600 square feet, feature three bedrooms, 2½ baths and have a two-car garage. Like its two siblings, the new house will feature a roof-top deck with magnificent views of Downtown and Italian Village."

July 17, 20195 yr The Beeker complex extends Italian Village development to the north "A few years ago, a new apartment building would have been a shock at E. 5th Avenue and Summit Street, a neighborhood of storefront churches just outside the hubbub of the Short North. But now, The Beeker, a five-story apartment and retail building that just opened on the southwest corner of that intersection, seems like the natural next step for Italian Village development. A 14-unit condominium complex called the Four X Five is rising a block away, a five-story apartment building is planned across 5th Avenue, and a meadery and distillery are a short stumble away. The Beeker, built by the development company Borror, includes 89 apartments above commercial space that in the fall will include a Zaftig Brewing Co. brewpub, DiCarlo’s pizza and another tenant to be named." https://www.dispatch.com/business/20190716/beeker-complex-extends-italian-village-development-to-north

One of interesting things about this project it that it looks like the ultra high-quality Short North development from Wood Cos. But it wasn't built by Wood, it was built by Borror. Borror - the company that previously made its name building apartments in the northern suburbs - and had people worried because they were showing interest in the Short North.

Yes, they went from exclusively property management to adding urban development and their projects seem to be of good quality design, use, and build. It will be interesting to see how they continue to grow as a development company. Hopefully more towards Wood Co and Pizzuti than towards Edwards and Waggenbrenner.
