Granted, Ruscilli was the contractor, but the developer sets the budget at the end of the day. I've lived in other new buildings before and they're never perfect but this one is particularly bad. If you look at Google and Yelp reviews for their new properties most of them are unfavorable. I wonder what other buildings by Kaufman, Wood Cos., and Edwards are like as a resident. The Beeker looks like one of the better Borror projects so far, but I'm sure those residents will also experience poor customer service, build quality issues, and arcane fees.

It is new to them, so hopefully they can improve. We need more developer competition. As for all this new build stuff... I will never live there. I'll continue to rent my cheap house in the uncool crescent as I save for a house to buy. The only apartment I lived in was a '60s all brick building in Westerville. Privately owned, small "complex", and excellent build quality. I couldn't see myself renting from someone who knows you only by your unit number and being able to hear your neighbors whisper and flush their toilets just for the privilege to live in a "hip" area. I sure hope those Wood Co units going for $4,000 don't have build quality and service issues.

July 22, 20195 yr The Beeker does indeed look great. I wish there was more effort put into their flagship building on High (The Castle) to bring it up to par with this one.... Sorry, I just still think the Castle building is horrendous and not a good fit for the Short North.

Kevin Lykens has proposed a new development with 250 apartments on the northern portion of the Clark Grave Vault manufacturing site at 375 E. 5th Ave. The set of four-story apartment buildings would rise with frontage along the south side of East 5th, north of the main manufacturing plant. Plans submitted to the Italian Village Commission indicate the first phase would bring 200 apartments and a follow-on phase would add another 50. The first story of the buildings would be tall to accommodate amenity spaces and the property would be served by below-grade parking. ... The land is today an empty concrete slab, just north of the main manufacturing site. Lykens must seek rezoning of the property from manufacturing district to apartments, and the Italian Village Commission must approve the building architecture. The developer has been extremely active in the neighborhood, His company is behind the redevelopment of the Budd Dairy building along 4th Street, which is being restored with a 14,000-square-foot food hall venue. Lykens and his team were also behind the adaptive reuse of the Wonder Bread residences along that corridor and have taken a special interest in the re-development of industrial properties in the area. Both of these proposals are in the block east of Fourth Street between E. 3rd Avenue and Detroit Avenue. This 3rd-to-Detroit block is also located just south of the on-going Budd Dairy Building renovation that is north of Detroit Avenue: 1) 1020 N. Fourth St. – Three-story hotel to replace the existing single-story building and surface-parking lot at the corner of N. 4th & E. 3rd. 2) 1040 N. Fourth St. – Replacing the existing single-story building (former Durable Slate building) with a four-story apartment complex that is part of the Budd Dairy redevelopment project being done by the Lykens Companies. The plan calls for a 66-unit building with commercial space on the first floor. (P.S.: My favorite part of the story was this comment in the CU comments section: "Not the historic fabric of the community for a greedy developer's boutique hotel! .... oh... this is IV.... GOOD TO GO!")

February 6, 20205 yr The Beeker building from the Summit bike lane, just north of 5th. In the far left of the image you can see a new COTA bus shelter for the #4 and #12. It isn't much, but looks more welcoming than prior conditions, and is the only shelter on Summit AFAIK. Only ~ 7 buses during peak (4 off) per hour though. February 13, 20205 yr It's interesting they bring up the massing. To me, the massing is appropriate given the content of the industrial buildings adjacent and generally on either side of the tracks. It's a nod to what was there. Even in these renderings they show existing buildings with similar massing. If it was somewhere else, i can see that argument but not here.

And they don't seem to be short term lots either in terms of overall longevity if use. The drainage, curbs, islands, lighting, etc is all pretty legit and built for long term it seems.
