That design looks great, and would be perfect infill for right there. Hopefully it gets approved as is.

This is great, it seems very European to me design-wise. I think these units would sell/rent SO quickly considering the proximity to High Street but a quieter environment along the park.

Looks like this proposal is a joint Homestead and Lykens project. While I am excited to see the continues infill, have to admit this project isn't exactly a the most attractive IMO. Either way, yay for more density and hopefully the design will be tweaked a bit along the way.

"ooof" was my actual, out loud, response to seeing those renders. This design is pretty trash, I just really dislike monolithic big boxes with a bland repeating design.  This looks just like the Giant Eagle proposal in GV, but worse.

I know this picture isn’t a lykens building, but I’m surprised by how bad this proposal is with them being involved. They usually have decent architecture, but they missed it on this. 

I'm not a fan of the upper floor - looks like a fake mansard roof.

A lot of '70s era apartment buildings look like that.  

Budd Dairy Food Hall Update

 

Budd Dairy Food Hall in Italian Village still is coming as well. That project has been in the works since 2108 and was near its opening when Covid-19 hit.

“It’s built. It’s ready to go. It’s permitted. It’s passed its health inspections,” Mitchell said. “It’s sitting there ready to go but that’s designed to have 500 people in it. Unfortunately, we just can’t open it.”

Spring or summer 2021 is the new target.

“We’re really excited about it,” he said. “It’s unbelievable space. It’s really dynamic.” 

Budd Dairy also is adding another chef-partner. Applications can be found here and are open through the end of the year.

A Del Mar SoCal Kitchen previously announced for Naples, Florida, is moving forward as well. Its delay was unrelated to the pandemic and it is now scheduled for fall 2021. It’s a joint venture, which reduces the costs.

The company also is working on a new Ocean Prime in Kansas City, though it will be operated under a management agreement, with the developer doing the build-out, which also reduces the capital outlay for the business.

So this just popped up on my Instagram feed while I was scrolling. It’s called Edison and the Instagram page is theedison777. Looks like it is going to be a performance and event venue. Seems like a good use for this building.

Italian Village warehouse to be transformed into wedding venue

 

Developer Kevin Lykens has pitched converting that brick building into a 5,250-square-foot space with a 900-square-foot seasonal patio and outdoor courtyard.

New Event Venue Opening in Italian Village Next Year

 

Work is underway on a new event venue in Italian Village. A recently-vacant building just north of the Columbus Electrical Works at 777 N. Fourth St. will find new life as the Edison.

 

It’s the latest addition to the BTTS Holdings portfolio, which also operates Brookshire in Lewis Center, WatersEdge in Hilliard, The Estate in New Albany and the newly-opened FIG Room in Short North.

 

An industrial building constructed in the early 1900s, BTTS aims to maintain the building’s historic charm through exposed brick, high ceilings, and arched windows. The space will also feature a custom, built-in bar with a reclaimed wood bar front, as well as a new mezzanine at the front of the building. A grassy space to the north of the venue will be transformed into an outdoor courtyard.

Also on the agenda for the meeting is a proposal for the parcel immediately to the north – the former Durable Slate building, located at 1040 N. Fourth St.

 

That’s the building that the Lykens Companies has proposed replacing with a four-story apartment complex. The latest plan for the site calls for a 66-unit building with commercial space on the first floor.

 

I'm not sure about the other building.

Glad to see the durable slate building is being demolished. I know there was opposition but that building was falling into a state of disrepair. Additionally, the master plan that lykens proposed with budd dairy in the middle of it all is much more appealing than the durable slate building. 

 

As for the second building.. I wouldn't be surprised if it was being used as an "office" by the demolition/site prep team (or for the eventual builder of the apartments by Lykens). Just an assumption though. 

Jeffrey Park Office, Parkside on Pearl Both Heading Back to Commission

 

Also set to be heard by the commission at its January 12 meeting is a new design for the Parkside on Pearl project. The development, located at the corner of East Hubbard Avenue and North Pearl Street, was first brought before the board in 2013, when it was was met with some resistance from residents in the neighborhood.

 

Revived in 2018, the latest plan for the project calls for a six-story building that would hold 37 apartments and one floor of office space. The new design, first seen by the commission in November, features a white exterior and corner balconies.

 

A vote to approve will likely be held on the Parkside on Pearl proposal, while the new Jeffrey Park plan was submitted as a conceptual review, meaning it will need to return for final approval.

Part of me wishes this was going in the check cashing space or family dollar space but Ill take infill wherever I can get it.

^^I like it. It would be cool to have a unit facing the park. Nice view and the Moxy will block a lot of High St noise. Close to, but not on High. 

Wonder what the record is for longest project right now? This might be the winner. 

 

Parkside on Pearl was originally introduced in March of 2013. Any other projects that are still on the drawing board since then or earlier? 

 

No criticism. Kudos to sticking it out and waiting for the right time. Given all that has gone up the approval made much more sense now than 8 years ago when it would have been the standout instead of blending in which scared more people.

Just drove by this today, and it is going to be a Mr. Hummus Grill. They also have a location on bethel. Good to see some more restaurants going in on 4th

They really, really need to make 4th and Summit more walkable. I get anxiety just looking at this picture with that puny sidewalk, not to mention the part with the utility pole.

Apartments Proposed for North Fourth Street Site

 

A five-story apartment building has been proposed for 1020 N. Fourth St., a site currently occupied by the Hyer Hookah Lounge.

 

The proposed building would hold a total of 62 apartments and a 1,200-square-foot commercial space on the ground floor. A parking garage with room for 96 cars would occupy a basement level as well as a portion of the first floor.

 

The parcel sits north of East Third Avenue and south of the former Durable Slate building, which was recently demolished – a four-story, 66-unit apartment building is now under construction on that site.

There is some hope for improvements now that a Special Improvement District is being formed along 4th St (and 5th Ave), though I wouldn't expect anything major to happen anytime soon. They do have infrastructure improvements as part of their plan for services:

 

Improvements & Instructure

Installation of improvements that make the District more visually appealing and interesting, for example:

  • Container gardens and hanging planter baskets on or near pedestrian walkways
  • Planting beds in selected locations
  • Public art
  • Gateway features
  • Wayfinding features
  • District "signature" components (such as banner program and district branding or emblems)
  • Capital improvements that greatly improve traffic calming and pedestrian infrastructure
  • Contributions toward major capital improvements that greatly improve traffic calming and pedestrian infrastructure

Two Large Developments in Italian Village Moving Forward

 

Two significant projects got key approvals this week from the Italian Village Commission – one in the Jeffrey Park development and the other in a new development called The Lusso.

...

The Lusso development will eventually fill in about 8 acres of mostly undeveloped land on the Grave Vault site south of Fifth Avenue.

 

The first phase of the project will include three new buildings between Detroit Avenue and Third Avenue – two on the west side of Grant Avenue and the other on the east. The three and four-story buildings will contain a total of 130 apartments, with parking in a basement garage and on surface lots providing space for 165 cars.

Does anybody know what’s happening at the old Cosecha Cocina space? I saw people inside doing work with a bunch of lights and a projector screen I think. Also you can see in the pic I took someone has began removing the name from the exterior. Figured it wouldn’t be long till someone took over there. 4th st is really turning into something special.

There will be food at The Go Go – bar foods and related snacks – but the emphasis will be on drinks and dancing. 

From a building standpoint, the spot could open this month, though Tanchevski did concede that the actual opening might hinge more on the regulatory environment. 

“This is going to be a night clubby, let-loose kind of place,” he said. “Good dance floor. Great patio.”

That building is a bit small for a club, maybe that's what he means by "baby disco"?

I was there on Friday and it was definitely a success.  Cousins Lobster was great, the rooftop deck was great, everyone was very nice, etc.  I'll certainly be back.

An important way for Columbus to densify Italian Village (and other similar neighborhoods in the city) is through many small infill projects in backyards or underutilized lots and accessory dwelling units on rebuilt garages. Here are just a few recent examples of small, new-build development proposals that have gone before the Italian Village Commission (April/May meetings).
