Looks like the stair towers moved to the exterior for some reason. Could be building code-related, but that's not an excuse for why they're not better detailed and more attractive.

November 28, 20231 yr Wow it looks soo much worse. The stair wells are terrible and protrude, the balconies are gone, the first floor is completely different.
November 28, 20231 yr VE aka value engineering Anything to cut the cost down (often done after city approvals are already given) I wouldn't be surprised if the garage screening never materializes. That's often one of the first things developers cut out when looking for savings Edited November 28, 20231 yr by NW24HX
November 29, 20231 yr I'm just always confused why so much time and energy (and hand wringing) goes into these design approvals if the developers can just change whatever they want after the fact? Do they have to have these subsequent changes approved and we just don't hear about it or are they going rogue with no repurcussions. If it's the later why not just propose whatever you think the commission wants and then turn around and build whatever you want.

I think both things happen. LC tried this on front street and someone on here complained to the downtown commission and they had to go back and change to the approved design and pay a fine I believe. If it isn’t reported I’m sure nothing happens.

Love to see what they are doing in UA and can't wait to see what Lane and this area look like in 5 years.
February 4, 20241 yr Not sure if anyone posted this on here yet, but at the end of that video they mentioned they're adding a parking deck over part of the Giant Eagle surface lot (a la Grandview Yard):

March 5, 20241 yr Here's when construction will begin on the Golden Bear Shopping Center redevelopment in Upper Arlington Vertical construction is slated to begin this summer on a new, five-story mixed-use development on the site of the former Golden Bear Shopping Center in Upper Arlington. The $78 million project will include new residential, commercial and office space along with a two-story parking garage. The project hit a few milestones late last year when the 1960s-era shopping center was torn down in October and November after previous tenants Figlio, Zia Salon, Basil, Colin's Coffee and Dale Cleaners moved out. Since then, infrastructure work has been ongoing. Once Arcadia Development, the project's developer, has completed new water, sewer and stormwater utility work on the 4.3-acre site at 3700 Riverside Dr., construction should start in June, said Arcadia Development Managing Partner Scott Patton. April 8, 20241 yr The dark colored metal exterior cladding on Arlington gateway building looks very bad. I was driving east on Lane during the late afternoon today and the sun was catching the upper northwest facing corner - I couldn’t grab a photo due to driving but the metal is wavy and generally looks terrible.

I feel like it is probably a good 8/10 that you are going to get 8 crappy looking ones and maybe 2 that look good. Those metal panels seem so incredibly cheap. Edited April 8, 20241 yr by VintageLife

April 14, 20241 yr I’m loving this project and I hope that 10-15 years from now, or sooner, they can demo the strip mall and build some more dense housing on that land.
April 14, 20241 yr Even if they kept the strip center, but developed the parking lots into structured parking topped by apartments that would be a nice win.

May 17, 20241 yr Upper Arlington is re-envisioning 'outdated' Henderson Road, its border with Columbus "Outdated," "hectic," "old," "dangerous" and "janky." That's some of what Upper Arlington residents said when asked at a virtual meeting last month about their impression of the West Henderson Road corridor. The wide road forms the northern border between Upper Arlington and the city of Columbus and is marked by underperforming retail and large parking lots. While Upper Arlington only owns the southern half of the road, city officials say Henderson is the last major business district within Upper Arlington with potential for significant change. That's why Upper Arlington has launched Envision Henderson to plan what comes next and encourage development based on feedback from residents of both Upper Arlington and Columbus, according to Upper Arlington City Manager Steve Schoeny. Schoeny said they hope to have something to show residents by early July. The city hopes to implement a plan by the end of this year, Schoeny said. The area is particularly ripe for opportunities, Schoeny said, because if voters approve funding in November, the Central Ohio Transit Authority's LinkUS project could bring a bus rapid transit line less than a mile away to Bethel Road. Plus, the city of Columbus is proposing as part of its Zone-In plan to rezone much of its side of West Henderson to allow the possibility for taller development, that could include housing." https://www.dispatch.com/story/news/local/2024/05/17/upper-arlington-henderson-road-border-columbus-development/73685859007/
