Several empty businesses there in an area(Bethel & Henderson) that has little to no vacancy in all of those plazas.

Four lane roads flip the "Interstate Switch" in people's brains in a way they didn't 25 years ago. They immediately adopt the Interstate mindset the minute that additional lane opens up. It’s only on the part of Henderson that has no businesses or frontage; past Reed it’s 35. *It should be noted that part is 45 or 50, so the people aren’t wrong.* The entirety of Bethel is 40 and every plaza/office building has almost 100% occupancy until you get to Walmart(only bc the movies closed down). May 18, 20241 yr Yeah Henderson between Kenny and Reed is 50. So the jump from 50 mph to a wide 5 lane road that's supposed to be 35 usually doesn't go great (guilty myself). Excited to see what UA does here. I agree they have a pretty strong recent track record of densifying some key areas.

I tend to get stuck behind someone going 35 on the 50 stretch but then for some reason they speed up to 45 once you hit the part with all the businesses.
May 18, 20241 yr Also the fact that UA and Columbus are collaborating on this is important since when cities and suburbs don't communicate you can get a nightmare scenario like at 33 and Gender Roads on the border between Canal Winchester and Columbus where tons of residential is on one side of the freeway and most of the businesses are on the other side. So people without access to a car have to walk over the freeway in dirt and gravel to patronize and/or work at the businesses. I like it. You aren't too far off! The name "Fancyburg Park" was one of the stipulations made by the man who donated it, Ben Blinn, in honor of his late wife. Fancyburg is what she called Upper Arlington, and I don't think it was entirely meant as a compliment.

Anything will be a huge improvement over what is currently there though. It should be designed so that it can easily incorporate a BRT line in the future.

They will certainly be safer but I bet they will still be rough to cross for anyone outside of a car. Of course a lot of people will complain about having to take a U-turn through the roundabouts, instead of taking a left out of those lots but whatever. Sucks to suck

The $78 million project, which will include new residential and commercial space on the former shopping center site at 3700 Riverside Dr., was originally set to begin construction this summer. However, supply chain issues and a shallow subcontractor pool created a disruption for Golden Bear developer Arcadia Development and general contractor Equity Construction Solutions (ECS) in reaching a guaranteed maximum price agreement. "The bottom line is it took longer to lock in the pricing of our contract," Arcadia Development Managing Partner Scott Patton said.
