Golden Bear redevelopment seeks state incentive as vertical construction looms

 

An Upper Arlington project that is soon expected to begin vertical construction is seeking a tax credit from the state of Ohio.

 

Arcadia Development has applied for a $2.5 million Ohio Transformational Mixed-Use Development tax credit for the Golden Bear Shopping Center redevelopment at 3700 Riverside Dr., according to information sent to American City Business Journals. Applications closed in October and the awards are expected to be announced in early 2025.

 

The former strip center is plotted for a 273,000-square-foot mixed-use building with residential, retail/restaurant and office space. The total project cost is estimated at $69.2 million in state documents.

Landlocked Upper Arlington adds 12.5 acres on Henderson Road with annexation from Columbus

 

"Upper Arlington’s boundaries are growing ever so slightly by 12.5 acres, as the city takes over part of Henderson Road from Columbus in a boundary adjustment.

 

Henderson Road is part of the northern boundary between Upper Arlington and Columbus. Upper Arlington has been looking into the future of Henderson Road for a few years, City Manager Steve Schoeny said.

 

“It's an area that is important to both of us, but it's much more of a focus for us than it is for the city of Columbus. They've got a lot of priorities to look at — this is one of our top priorities,” Schoeny said.

 

The cities are still working together, but the annexation will allow Upper Arlington to have more control over the future of the area.

 

The results of a study, shared with council in October, identified the potential for a mixed-use district with a “neighborhood first” design featuring walkable streets, a multitude of housing options and commercial buildings integrated into the streetscape."

Happy to see this! We need more suburbs to do stuff like this because Columbus can’t do it all. UA is a great place for this and hopefully Dublin follows. 
 

this is also a great way to get people more interested in other forms of public transit (cough cough, light rail or brt) so keep it up!

i'd be more willing to live in UA if I could take more public transit and/or bike to places. It's too damn hard to leave German Village when I can literally walk to a coffee shop, library, grocery, restaurants, and Schiller park in under 5 minutes.

In person, the community center is really impressive. The photos don't do it justice. The entire project, as a whole, is pretty nice. I would think the weak links are the parking deck and the apartments on Northwest Blvd.

That facility is pretty amazing. Love the views available. Thanks for sharing. 

That is by far the nicest community center I have ever seen. Would love to see something like this downtown, could expand on the field house aspect and follow the 2012 master plan on having this located on the large surface parking lot on the corner of 4th and Nationwide.

I think the issue with that being a community center and a field house is the location being inaccessible for a larger public transit presence. I think one of these or greater belongs downtown but probably needs to be in a spot that is a quick walking distance to more lines. Seems like a perfect idea to work in to the transit hub at the Old Greyhound station.

That 5th picture shows how decently dense, at least that area, is. I would love for them to eventually fill in the rest of the site by getting rid of the one story strip mall, and parking lots. 

UA Community Center Now Open

 

The Bob Crane Community Center opened this weekend in Upper Arlington, a little under two years after the groundbreaking ceremony for the $85 million building. Spread over the five floors (plus a mezzanine) is an indoor pool, senior lounge, art gallery, event center and multiple gyms and fitness rooms.

 

The first floor lobby includes a food vendor with seating and an indoor play area – that portion of the building will be open to the public, but a day-pass or a monthly membership is required to access the fitness offerings. Memberships are $35 per month for Upper Arlington residents and $70 for non-residents.

 

The OSU Wexner Medical Center is leasing over 33,000 square feet of space in the building for three separate tenants – The James Survivorship Center, Orthopedic Physical Therapy Practice, and Integrative Medicine.

Golden Bear developer eyes second phase for Upper Arlington project

The developer behind the delayed Golden Bear project in Upper Arlington already is looking to expand to an adjacent site and add more residential units.

Arcadia Development is overseeing the $78 million Golden Bear project, which has yet to begin vertical construction on residential, retail and commercial space at the former shopping center on a 4.3-acre site at 3700 Riverside Dr. The project was announced in 2018.

Scott Patton, managing partner of Arcadia Development, told Columbus Business First the company is purchasing an adjacent parcel – a closed Arby's restaurant at 3650 Riverside Dr. – for phase 2 of the project. (According to LoopNet, the .78-acre property is in contract. The asking price was $1.1 million.)
