That two-year, $14.5 milllion Trement Road reconstruction project was recently finished this year.  The project included a narrower three-lane traffic configuration for Tremont with new traffic signals, landscaped traffic islands, a shared-use path from Zollinger to Ridgeview roads and dedicated bike lanes from Fishinger to Zollinger roads.  The project involved a full reconstruction of Tremont from Ridgeview Road south to Lane Avenue - which included the installation of new storm sewers and water lines - and a resurfacing reconstruction of Tremont from the Five Points intersection north to Kenny Road.

Approval Sought for Four-Story Apartment Community in Upper Arlington

Representatives from local apartment community company Preferred Living are asking the Upper Arlington Board of Zoning and Planning for approval of a new four-story project at this month’s meeting. The development, known as “The Luxe at Roosevelt”, was first brought in front of the Board back in February, and faced some criticism with regard to traffic congestion and sewer line capacity.

While researching the Tremont Road reconstruction project, I came across three projects built in 2007 along Tremont Road across from the Kingsdale Shopping Center.  Each of these projects were a break from Upper Arlington's suburban-style past and looked ahead to the more urban-scaled mixed-use projects we are seeing today in UA.

Another project in the Kingsdale Shopping Center area.  The five-story OSU Wexner Medical Center building, under construction since 2015 at the southern section of the shopping center facing Zollinger Road, has opened.  Below is a time-lapse video of the construction.  Below that are two screenshots from the video showing the completed building:

UA trying to make connections

Upper Arlington officials are hoping a series of recent and planned projects will enhance connectivity within the city and with other communities, which also should foster more active lifestyles.  Last month, Upper Arlington joined with Bexley, Grandview Heights and Columbus to apply for a $912,450 grant that, if awarded, would provide funding for the installation of 26 new bicycle-sharing stations in the four communities.

 

The grant would allow Columbus to add 13 stations to a program it introduced in July 2013, and it would enable UA, Bexley and Grandview to establish their first stations.  Upper Arlington seeks to install five stations, and Bexley and Grandview would receive four stations apiece.  The local governments each would spend about $9,000 per station, if they receive the grant.

 

Like in Columbus, the UA bike share program would be maintained by the private company CoGo and would allow customers to rent and drop off bikes at the designated stations

Upper Arlington shows off plans to replace, repair school buildings

Upper Arlington might have a brand new, four-story high school building within a few years, if the Board of Education goes with a proposal the superintendent outlined Monday night.  And its middle schools could be repaired and the five elementary schools might be rebuilt or renovated, too.

 

The options Superintendent Paul Imhoff selected for shoring up the district's nine aging buildings would cost $305 million to $309 million in 2018 dollars — if every building were redone at the same time.  But the district expects the work to take place in phases over 15 years.  The school board will decide in November or December whether to go with Imhoff's recommendation or go in a different direction.  And then the district would embark on crafting a bond issue for the November 2017 ballot.

He recommended rebuilding three of the five elementary schools — Greensview ($22.6 million), Wickliffe ($23.8 million) and Windermere ($22.2 million).  Two others, Tremont ($14.9 million) and Barrington ($31 million), would be renovated.  ...  The middle schools, Hastings ($27.7 million) and Jones ($18.2 million), and the Burbank Early Childhood School ($7.3 million) would undergo repairs and would gain some space for additional students.

 

As for the high school, the new four-story building would be constructed adjacent to the current two-story building so that students could continue to attend during construction.  Imhoff recommended two, four-story options.  One would cost $137 million and the other, $142 million.  He said the district won't settle on one until the public weighs in.

Panel to help decide size of bond issue

Now that a master plan for upgrading facilities is in place, Upper Arlington school officials will assemble a Financial Advisory Board of community members next month to help determine the size of a bond issue to fund the work.

 

The Upper Arlington Board of Education agreed unanimously Dec. 13 to approve Superintendent Paul Imhoff's recommendations for updating and expanding the district's nine school buildings.  "The approval of the master plan is significant because it represents the culmination of months and months of work by our hundreds of community volunteers," Imhoff said.  "We look forward to working with our volunteers and the community as a whole during the final phase of the master planning process, which will begin in January and last through May."

 

Imhoff recommended in October that the district move forward with up to $309 million in improvements; officials then took an additional two months to collect community feedback on the plan.  Now that most needs and upgrades have been identified -- the district still is collecting public input on two plans for improving Upper Arlington High School -- "local experts" will be asked to help determine what projects should begin within the next few years, and what others could wait.

Restaurants, hotel and apartments planned along Lane Avenue in Upper Arlington

Upper Arlington could see a 100-room hotel, 80 apartments and two restaurants built along Lane Avenue under a new proposal.

 

Project backers Continental Real Estate, Meyers & Associates Architecture and J. Liu Restaurant & Bar held a neighborhood meeting to discuss rezoning the site at the northeast corner of Lane Avenue and Westmont Boulevard, with plans calling for a five-story complex.

Revised plan submitted for this above project that was proposed last year.  The five-story, 80-unit apartment building proposed along Westmont Blvd. has been replaced with a two-story parking garage.  The hotel fronting Lane Avenue grows from 100-rooms to 118-rooms and the overall development footprint remains the same.

 

Nearly a year after it was first unveiled, this six-story development planned on Lane Avenue will return to the Upper Arlington Board of Zoning and Planning next week for review.  The proposed building at W. 1640 Lane Avenue would include two ground-floor restaurants — one being a J. Liu location — with a 118-room Home2 Suites by Hilton hotel on the upper five floors:

I remember looking around on Lane in 2009 for a place to put my first store. There was one spot that I kind of liked but was too expensive. It clearly hadn't been remodeled at all since the '80s. It would have been perfect as is if it wasn't for the price.

Upper Arlington has green-lighted construction of a four-story, 76-unit apartment complex on Riverside Drive, but some residents are appealing the decision over concerns about the size of the development and potential traffic issues.

 

Preferred Living wants to build its Luxe at Roosevelt community on the site of a vacant restaurant and pair of small residential buildings at 3140 Riverside Drive, a proposal approved last September by the city’s board of zoning and planning.

Proposal for Six-Story Hotel on Lane Avenue Going Back to Board

 

A proposal to build a six-story hotel on Lane Avenue in Upper Arlington is going back to that city’s Board of Zoning and Planning.

 

Although the latest iteration of the project contains some design changes, the overall plan is similar to what was presented in February – the main building would front Lane Avenue and contain a 118-room Home2 Suites hotel over a ground-floor J. Liu Restaurant, while a rear parking garage and surface lot would provide enough parking for 159 cars.

A seven-story building proposal in Upper Arlington is getting a bit of a revision from the original plan unveiled in 2016. The project’s developers are bringing the updated plan back to the community’s Building and Zoning commission to review an expansion that would take the building up to nine stories in height in order to accomodate new tenant needs.

 

“Applicant has been negotiating with a national, publicly traded financial institution as a prospective tenant which necessitates modifications to the building and the approved Final Development Plan,” states the revised application, submitted by Arcadia Development. “The prospective tenant requires approximately 60,000 sq. ft. (3+ floors) of Class A office space.”

Upper Arlington development now looking to open in early 2019

 

Construction on a prominent Upper Arlington corner will continue through this year.

 

Heartland Bank (OTCQB:HLAN) says the new two-story 2,000-square-foot bank branch at 1800 W. Lane Ave. will open in early 2019. Construction there is underway now, with the former gas station on that site demolished. The company is working with Upper Arlington officials on final details of the new building, which is several blocks west of the Shops on Lane Avenue.

 

The company had announced the project in January 2017, targeting an opening in late 2017 or early 2018.

70-unit wing to kick off $37M expansion of Upper Arlington senior community

 

A new five-story wing will be the first addition to a National Church Residences property in Upper Arlington.

 

Plans submitted to the city indicate the senior community is proposing adding 166,000 square feet for 70 units of independent living at 1800 Riverside Dr. Plans show 24 one-bedroom units from 1,064 to 1,227 square feet and 46 two-bedroom units ranging from 1,283 to 2,203 square feet.

 

The expansion would add on to the north of the main building, and about 30 one-story garden villas would be demolished to make room for the 75-foot building, plans show.

New Arlington Gateway Proposal Calls for Larger Footprint, 11 Stories

 

A revised proposal for the Arlington Gateway mixed-use development calls for a larger footprint, and for a portion of the project to grow to 11 stories. First proposed as a seven-story building that would replace the retail center at 1359-1325 W. Lane Ave., the project later grew to nine stories and, after several additional iterations, was approved by the city of Upper Arlington last year.

 

The latest revision, which was introduced at a work session of the city’s Board of Zoning and Planning last night, extends the project all the way to North Star Road. That means it now includes the two-story building containing Half Price Books, the Pizza Hut on the corner, and the apartment building at 2376 North Star Rd.

This is great news. We need more of these kind of developments scattered about or grouped together to form nodes along major arteries.

Wow. This has become a very substantial project! Definitely should serve as a template for other corridors as well

 

And while there's no bus route that runs on Lane Ave currently, UA, OSU, and Columbus should at least collaborate on putting down bike lanes along here linking to the greenways and High St

New Plan Submitted for Lane Avenue Hotel Project in Upper Arlington

 

A proposal to build a hotel and restaurant at 1650 W. Lane Ave. in Upper Arlington is getting some significant revisions. The new plan calls for a five-story TownePlace Suites hotel, a rear surface parking lot, and two residential buildings fronting Westmont Boulevard.

 

The J. Liu restaurant that was previously slated for the first floor of the hotel will now be included in a second phase of the project, which calls for a five-story mixed-use building with structured parking on the west side of Westmont Boulevard.

11-story Upper Arlington development passes key hurdle, but not without opposition

The plan for the tallest development in Upper Arlington has cleared a key hurdle.

 

During a special meeting Monday night, Upper Arlington’s board of zoning appeals voted 5-1 to approve the development plan for the 11-story Arlington Gateway at 1325-97 W. Lane Ave., southeast of the intersection with North Star Road.

 

Continental Real Estate Cos., Arcadia Development of Ohio and Kohr Royer Griffith make up the development team that wants to create 24,514 square feet of bank and retail, a 3,583-square-foot restaurant, 218 apartments in two six-story buildings and about 130,000 square feet of office space on the top floors of the tower.

New apartment building pitched for Riverside Drive in Upper Arlington

A new apartment building is in the works at a busy Riverside Drive intersection in Upper Arlington.

 

Tom and Sally Dubanowich have owned the duplex at 3832 Riverside Dr. for 17 years, but they are beginning to design a new apartment building to replace it, the couple told Upper Arlington's Board of Zoning Appeals on Monday. The structure is immediately north of the Scioto View Shopping Center at Riverside Drive and Fishinger Road.

Upper Arlington has green-lit the $100 million Arlington Gateway project – a contentious proposal for Lane Avenue that ended up at 11 stories after several revisions.

 

After two hours of discussion Monday night, city council voted 5-1 to authorize a development agreement with the project team, Continental Real Estate Cos., Arcadia Development of Ohio and Kohr Royer Griffith. The approval came despite continued opposition from neighbors worried about the size of the development and the impact on traffic.

 

“I committed to ensuring the long-term financial stability of our community and this is too big to jeopardize," councilwoman Michele Hoyle said. "This land was annexed specifically for dense development. I don’t believe we can afford to wait another 13 years for a viable development to come forward."

Good to see UA move that forward.  Landlocked inner suburbs like this need to figure out the best ways to keep growing, and densification is really the only way to do it.  UA probably has the best chance to do this going forward given that it's the biggest inner suburb by land area by far.  Grandview Heights and Bexley have far more challenges.  I think Grandview Yard had the potential to be much larger in scale, but that opportunity was squandered IMO.

Wasn't Brassica supposed to put a restaurant in that area?

A developer wants to put up a six-story mixed-use building up at the Golden Bear Shopping Center along Riverside Drive near Fishinger Road in Upper Arlington.

 

Arcadia Development of Ohio filed plans with the city for a 270,176-square-foot building at 3700 Riverside Dr. Those plans call for 30,000 square feet of ground-floor retail and restaurant space, 37,000 square feet of second-floor office space and four stories with 108 residential units. 

 

The developer told the city it hopes to retain the existing tenants there, including Colin’s Coffee, the Figlio restaurant and the U.S. Post Office.

Six-Story Development Proposed for Golden Bear Shopping Center in UA

 

A proposal to redevelop the Golden Bear Shopping Center in Upper Arlington will get its first hearing on Monday. The plan, from Arcadia Development, calls for demolishing the 1960s-era center and replacing it with a six-story mixed-use development.

 

Located at 3700 Riverside Dr., the one-story center is currently home to Colin’s Coffee, Figlio Wood Fired Pizza, Basil Upper Arlington, Rozor’s Edge and a post office. A summary of the proposal prepared by the city of Upper Arlington suggested that some of the existing tenants could return in the new development.

"Arcadia has reduced commercial space and added a few more residential units to the planned complex, which has grown to 278,100 square feet. The building will have about 28,300 square feet of ground-floor retail and restaurant space, 33,700 square feet of second-floor office space and 112 condominium units.

 

The 75-foot-tall, E-shaped development would front Riverside Drive, and behind it would be a two-level parking garage with 427 spaces total on the site. Plans now include demolishing a bank building on the site but keeping the McDonald's and Arby's restaurants on either side."

Golden Bear Redevelopment to be Heard by Board

Arcadia Development will present its plan to redevelop the Golden Bear shopping center to the Upper Arlington Board of Zoning and Planning on March 25.

 

The proposal, which is similar to one that was presented conceptually to the board last fall, calls for a six-story, mixed-use building to replace the one-story shopping center. The existing McDonald’s restaurant (at the corner of Fishinger Road and Riverside Drive) would remain, as would the Arby’s at 3650 Riverside Dr.

I would not want to pay Upper Arlington prices only to open my window or go on my balcony to smell McDonald's and Arby's cooking. It will be interesting to see how this project evolves based on the staff memo as they're asking for a lot of variances that don't seem to be supported. I got bored and read through their zoning code and it's really good. It's pretty much everything the Columbus code should be trying to do.
