There's been a lot of great development in Upper Arlington lately.  But there is one project - a new Kroger store at the closed Macy’s site at the Kingsdale Shopping Center - that has had no action for the past four years.

In late 2015, Kroger and Giant Eagle announced they had settled a lawsuit regarding Kroger’s plans to build a store at the Kingsdale Shopping Center.  The lawsuit involved decades-old deed restrictions at the shopping center and how a recently upgraded Giant Eagle supermarket at Kingsdale affected those restrictions for Kroger.  At the time, Kroger said their plans to build a store at Kingsdale were still on:  https://forum.urbanohio.com/topic/894-upper-arlington-developments-and-news/?do=findComment&comment=695980

 

Since then however, its been crickets from Kroger and no action at Kingsdale.  The closed Macy's - which was originally built as a Lazarus store in 1970 - is still standing at the shopping center in all of its blue glazed brick glory(!)

    With the final piece of the Kingsdale redevelopment set to open in just over a month (BCCC opens April 6th) - i thought I'd get some looks at the (mostly) finished developments across the site   

  • I was in UA earlier and had a little over an hour to kill before i could leave, so I "just so happened" to go by Arlington Gateway 😂

If there's one thing most people agree about Upper Arlington - its the high quality of their schools.  Upper Arlington Schools are ranked either at the top or near the top in the annual rankings of Central Ohio schools.  They also rank near the top of school district rankings in the entire state as well.  Upper Arlington's high income residents and its proximity to the Ohio State University certainly helps boost its educational reputation.  But Upper Arlington Schools also spend heavily on its facilities.

 

The two articles below detail a $230 million building program that Upper Arlington Schools is about to undergo.  The $230 million will go toward the construction of a new high school, two new elementary schools, and three renovated elementary schools:

Upper Arlington High School:  The crown jewel of this building program is the three-story, 395,000 sq. ft. new high school — over 100,000 square feet more than the existing high school.  There will be expanded arts spaces that include a 1,500-seat auditorium and a black box theater.  And there will be expanded athletics facilities that include a varsity gym, a three-court multipurpose gym, a 10-lane natatorium, a baseball and softball diamond, tennis courts, two turf fields for soccer/lacrosse/field hockey and a new high school football stadium.

 

Construction begins in Spring/Summer 2019.  The new stadium is scheduled to be completed in Fall 2019.  The new high school will open to students in Fall 2021.  Work will continue on the site to demolish the old high school building and develop athletic fields thru Fall 2022:

Barrington Elementary School:  Renovation and 25,000 sq. ft. addition to the existing school — bringing the total square footage of the building to 110,000 square feet.  There will be a renovated kitchen/cafeteria common area, new centralized media center and a new outdoor learning space and playground.  Construction begins in Summer 2019 and the renovated Barrington elementary school will open to students in Fall 2021.

Greensview Elementary School:  Renovation and 27,000 sq. ft. addition to the existing school — bringing the total square footage of the building to 76,000 square feet.  There will be a new larger gym, new kitchen/serving area, new centralized media center and a new outdoor learning space.  Construction begins in Summer 2019 and the renovated Greensview elementary school will open to students in Fall 2020.

Tremont Elementary School:  Renovation and 7,000 sq. ft. addition to the existing school — bringing the total square footage of the building to 86,000 square feet.  There will be a new centralized media center and a new outdoor learning space.  Construction begins in Summer 2019 and the renovated Tremont elementary school will open to students in Fall 2020.

Wickliffe Progressive Elementary School:  New 73,733 sq. ft. building — compared with 51,000 sq. ft. in old building.  Construction begins in Summer 2019 and the new Wickliffe elementary school will open to students in Fall 2020.  The old Wickliffe will serve as transitional space for Windermere students in the 2020-2021 school year.

Windermere Elementary School:  New 73,733 sq. ft. building — compared with 55,000 sq. ft. in old building.  Demolition of the current Windermere building begins in Summer 2020 to make way for the new school to be built on the same footprint.  The old Wickliffe school will serve as transitional space for Windermere students in the 2020-2021 school year.  The new Windermere elementary school will open to students in Fall 2021.

Anybody know when the 11-story Arlington Gateway is supposed to break ground?

The new high school looks like it belongs in Grandview Yard.

Not many, unfortunately. 

 

Off the top of my head: UA, St. Charles, Columbus Academy, and New Albany.

 

Not having a pool makes it very difficult for the high school teams to train together. Many high schools have to share pools with other nearby high schools where they also have to schedule around swimming lessons, water aerobics, open swim times, club swim team practice etc. Furthermore, there are even less pools in Central Ohio that have proper diving facilities which makes training virtually impossible unless you join a club team.

I am fairly old so I was not sure if many of the newer schools(such as in lower Delaware County)have them. Back in the day they were very scarce and it seems like that is still the case today. Seems like just the upper crust schools can afford such a relative luxury.

To my knowledge, none of them have a pool.

This is where Sports Academies are supposed to come in.

New Golden Bear redevelopment plan gets first approval

 

Arcadia Development of Ohio LLC has significantly reduced the proposed redevelopment of the aging Golden Bear Shopping Center at 3700 Riverside Dr.

An office tenant (an unnamed bank) they had lined up decided to back out due to construction delays, so they had to reconfigure the design a bit in to make it economically feasible without that tenant. 

I really hope whoever that tenant was decides to continue with office space in the city, preferably downtown, and not pull plans all together.

Two Upper Arlington developments have received approval.

The Golden Bear Project will be a five-story building containing ground-level retail, second-floor office space and 79 condominiums on the upper floors. In addition to 81 parking spaces available in surface lots, a 217-space parking garage located behind the main building will provide parking for the project.

Arlington Gateway will now hold 225 residential units (up from 220) and 864 parking spaces (up from 843). There will be about a seven percent decrease in retail square footage, while the overall amount of office space was reduced by about two percent. The height of the office tower was also reduced, from nearly 152 feet to 144 feet.

I really like both of these projects!

The river views on the upper floors of the Golden Bear should be fantastic.

I like seeing Lane develop as the urban center of UA. It makes too much sense.

I wonder if they will inevitably redevelop the shops on lane to be more in line with the mixed use direction of the corridor.

If this is true, it seems it would be in the Arlington Gateway development. The two other Central Ohio Trader Joe's are located within a mile of a Whole Foods (Sawmill and Eaton), so it kinda of makes sense for their next location be down the street from the regions 3rd Whole Foods. 

 

This is great news! I LOVE trader Joe's but despise driving to Easton or Sawmill. While the dead horse idea of the core or the old giant Eagle in VV would be better, this is going to be welcome news for much of us that live closer to the core neighborhoods.  

I always live so far from these. The only Trader Joe's I was able to visit regularly was Kenwood when I lived in Oakley. And Kenwood is totally Cincinnati's Upper Arlington.

omg this is amazing. I live right by here...sorta! I live in 5th by Northwest and can easily get here by bike and Trader Joe's is my favorite grocery store! Honestly, getting rid of my car three years ago, the biggest thing I've missed were my weekly Trader Joe's trips. This will allow me to continue to do that but now on bike!! Hooray!

 

Unfortunately I feel like this isn't going to be up and running for quite a while. The Gateway project probably won't be complete until 2021, right?

According to the Arlington Gateway project page on M+A Architecture's website, it's estimated completion is 2022.

According to the LoopNet posting for the project, it appears they are planning to be finished by 2021. The posting was last updated on 12/12/19. There is a PDF available on the posting which is dated 8/23/19. In the posting, the below page is included which lists occupancy beginning in April 2021.

I love watching people freak out about Trader Joe's, lol.  I love them too, but I live in LA where there is a TJ on every block, so I'm spoiled.

 

I was in NYC recently on business and the TJ by Union Square was so busy, half of the shelves were empty and there were two employees directing the checkout line that was 100 people long.  Not enough TJ in Manhattan apparently.  Another TJ in Columbus is great news.

A huge reason I like Trader Joe's so much is because of the store size. I just wish there were more small grocery stores around here. My choices are Aldi, Trader Joe's, and that one Market Dstrict Express in Bexley. I waste more time running around the giant footprint that is Kroger or Giant Eagle trying to find everything.......

Same! People thought I was crazy to say the GE in VV was a great one because it wasnt ginormous. My newer go to Has been GE in Clintonville and Lucky's. People still think I'm weird to prefer the smaller 'grossly outdated' store but the big stores don't do as much for me.

So I was just around Lane avenue this past weekend and I'm a little confused. Why is that single State Farm house still there? Is Arlington gateway what's going on the other side (back/west) of it? And the other thing across the street being built (east)...is that something separate from the Gateway project? This house just seems completely out of place now and I can't figure out what's going on or why they decided to keep it there, lol.

They wanted to include that whole block but they refused to sell the State Farm property, so they're just building around it now.

I believe Arlington Gateway is going on the site where Half Price Books is.  They're going to redevelop that whole strip.

I don't like that site plan too much. They've added two unnecessary curb cuts. Technically there were three single family house driveway curb cuts on the left, a business curb cut on the right so we're losing two. However, I don't see why all entrances can't be off the side road instead of Lane. They did this with The Lane I. Oh well.

We don't need to wonder anymore if Kroger will build a new store at the Kingsdale Macy's site in Upper Arlington.  They won't:

Five years after purchasing the anchor property in the Kingsdale Shopping Center, Kroger Co. announced June 5 plans to abandon the 6.2-acre site without developing it. ... Kroger purchased the 105,422-square-foot former Macy’s building and affiliated property in January 2015.  According to the Franklin County Auditor’s Office, the price was $10.5 million.

 

But despite repeated assertions by company officials that a mixed-use development would be constructed that possibly would include retail, office, residential, restaurant, bank and grocery uses, Kroger never brought forward a project – or even a proposal for one.  

 

Additionally, the company never cleared the site for a project, as the blue-brick Macy’s building remains standing but shuttered.  Kroger spokeswoman Amy McCormick said the company had been talking to city officials about its plans to vacate the project “for some time.”

It would just be so tough being right next to the Giant Eagle like that; less than 200 feet away. You used to see a Big Bear close to a Kroger from time to time (like at Great Southern) but it really makes customers act rotten for one thing. A buddy of mine worked at the Great Southern Big Bear while I was a few doors down at Kroger. We were able to swap stories about the same customers raising hell in both stores during one shopping trip. "This is 19 cents cheaper at Big Bear! I don't even see why I come here!!!!" It was every day with those kind of skinflints.

I know that priorities can change over five years - but it makes one wonder what Kroger was thinking when they spent $10.5 million for an abandoned Macy's store back in 2015?

Questions about the old Kingsdale Lazarus site remain, but answers finally seem to be coming.

 

Cincinnati-based Kroger Co. Friday said it is ready to move on from the 6.2-acre Upper Arlington property it acquired for $10.5 million in 2015. It announced initial intent at that time to develop a mixed-use project centered around a new Kroger store, but that never materialized.

 

The building has been vacant since Macy’s (which had acquired Lazarus years ago) closed in early 2015.

 

“I think the biggest thing the community wanted is a sense of movement,” Upper Arlington City Manager Steve Schoeny said. “This has been a huge frustration.”

I must admit to lol when I read what UA wants to see at the Macy's site:

 

From the article:  Whether or not the building remains will be determined by the developer and the city, but Schoeny did offer one piece of advice. “You better have a plan for those blue bricks,” he said. “People love the blue bricks.”

 

So, Kroger won't be building on the Macy's site at Kingsdale -- but the Upper Arlington Schools $230 million building program is well underway.

Above are the renderings and site plan for the new UA high school complex.  It is being built on the same site as the existing high school.  In the first phase, a new football stadium was completed last Autumn.  Below is an aerial from September 2019 showing the new football stadium, site prep for the new high school, and the existing high school in the background:
