    With the final piece of the Kingsdale redevelopment set to open in just over a month (BCCC opens April 6th) - i thought I'd get some looks at the (mostly) finished developments across the site   

  • I was in UA earlier and had a little over an hour to kill before i could leave, so I "just so happened" to go by Arlington Gateway 😂

The developer had gained approval from the board last year, but an updated proposal cut the office component of the five-story project in favor of adding more residential units.

I have to laugh out loud that what they're fighting is a reallocation in square footage to reduce the office component and increase residential units... Are they blissfully unaware of the state of the world right now? I think it's a smart move by the developer, and it has no real impact whatsoever. UA is in their own little bubble that really needs to pop sooner rather than later.

I like the part where the board says there’s only 54 acres in the Riverside Drive corridor, then three sentences later the article mentions how they downsized the project last year....

 

Another great line is when the board talks about how critical office space is in this corridor. Guess how you get zero sq feet of office space from this development...

But really though... is there actually a need for the 2 curb cuts that make for the "entry way" component of the two buildings when each parking lot is easily accessible via the road that separates the two?

I guess the TownPlace Suites probably required that second entrance off Lane by code? Even though you can access it through the adjacent parking lot... But the other build, the entrance off Lane seems totally unnecessary with the other THREE entrances off of side streets.

I hate right-outs in urban areas. It's such a suburban traffic engineering solution. Drivers only look left when approaching these exits and never see pedestrians on the right.

Columbus Business First had an article about it this week:

 

$100M Upper Arlington project sets new timetable

 

The $100 million Arlington Gateway project now expects to break ground in April of 2021.

 

...

 

The Covid-19 pandemic has been a headache, but hasn't been a major delay for the project, Kass said.

 

The development team been working through complexities with the city, multiple landlords and major neighboring parties, while also securing financing. Detailed architectural planning starts in September, Kass said.

It's pretty funny that the woman who runs her business out of that house is going to have to deal with the city wanting to tear down the house where she actually lives if they go forward with their long-term plan for the development of the Lane Ave shopping center.

The City of Upper Arlington announced today that a developer has been chosen to redevelop the former Macy’s store – and surrounding parking lot – at the Kingsdale Shopping Center.

 

The six-acre parcel, which was bought by The Kroger Company for $10.5 million in 2015, is now in contract and will transfer to the Continental Real Estate Companies within the next three months, according to a press release.

 

The Columbus-based firm is currently developing the Arlington Gateway project at the corner of Lane Avenue and North Star Road, and was also the company behind the 2010 redevelopment of Kingsdale, which included the construction of a new Giant Eagle Market District.

The two parties are sorting out due diligence with the goal of closing on a sale in late November.

Maybe I'm underestimating how much space is available there, but that seems like a lot of things to try to fit in. 

If it doesn't need enough parking to accommodate the week before Xmas rush anymore it frees up a lot of real estate.

The one article says it is 6.4 acres, which is actually a lot of land. The Weinland park development on the corner of 4th and 5th is only 3.5 acres. So if it has a decent height, it seems like it could fit all that stuff pretty easily.

Fair enough, I guess I forgot how much of that lot is currently taken up by parking.

If Chase was smart, they'd sell their weird-shaped branch that abuts this parcel to the north. It is the least efficient bank branch I've seen in a long time, and takes up 2x as much land as it should. It could easily be incorporated somehow into this new development if they wanted, too

Yeah one of those buildings that goes all the way to the corner would look awesome. 

So I thought it was really interesting that article mentions that the world's first ATM was installed at Kingsdale in 1969. I was thinking that makes sense NCR's just down the road, what a cool fact. 

 

Turns out the first ATM was installed in London in 1967. (source is an NCR history of the ATM article). 

 

You think it's too late to get the Upper Arlington News to issue a correction? 

I thought it was at the Berwick Plaza, but was bummed when I found out it was in London years ago. But one of those could be the first U.S. ATM.

Upper Arlington council affirms rejection of Golden Bear Shopping Center plans

 

Council voted 6-0 to uphold the Board of Zoning & Planning’s June 15 decision, with council member Brian Close recusing himself.

 

Developer Scott Patton, managing partner of Arcadia Development of Ohio LLC, had appealed the project to council after BZAP voted it down 6-1 in June.

 

In taking their stances, council and BZAP both sided with the city’s community-development staff members, who have maintained the project needs more dedicated office space so it could generate more income-tax revenue to support city services.

A 7-story and a 9-story building?! The pushback on this by the NIMBYs is going to be insane. 

In the traffic impact study published today, the nine-story mixed-use building is replaced by two floors of offices on top of a three-story community center:

A redevelopment plan for the Kingsdale Shopping Center was submitted to the City of Upper Arlington, calling for a six-story senior housing facility, a seven-story apartment building and a nine-story mixed-use building featuring residential and office space.

 

Earlier this month, the suburb announced that Continental Real Estate Companies was in contract to buy the six-acre portion of the center that once held a Macy’s department store, and today we have more details about what the developer is planning for the site.

I can't believe they're letting sight lines for that suburban Chase Bank branch impact the shape/design of this parcel, but haven't tried to save/incorporate the sycamore at the north side of the Macy's building. And the orientation of the senior housing building is stupid. It leaves a ton of wasted green space that could be better configured into a sizable green space for actual community use. I hope there are a number of revisions and reiterations to come...

This is my crude diagrammatic ideas (not dissimilar to previous master plans for this parcel) that 1) incorporates large, mature trees (including on the Chase parcel), and allows for expansion into the remaining retail strip to the north (and solves the catastrophe that is the 5-way intersection at the north point). UA needs to revisit the idea of a master plan instead of looking at this site parcel-by-parcel or else they're going to end up with a messy, piece-meal development of what could be an integrated centerpiece of the community.

Those huge fake cornices are not cutting it for me.  And the first rendering is just bizarre-can they possibly stick any more Juliet balconies in there?-it makes the building look like it is covered in huge fake eyelashes. I would think UA would demand better.  These renderings are worse than the original stuff shown IMO.

Passing by Upper Arlington's Kingsdale Shopping Center, the turquoise blocks of the empty Macy's are hard to miss. Frank Kass' plans for the site will be just as eye-catching.
