December 11, 20222 yr Sorry for the poor quality, but I’m at work and noticed a new tower crane has bloomed. It looks like it should be near the Kingsdale redev?

That tower crane is also visible on the construction cam for the new James Outpatient Care building which is wrapping up construction and has recently had its tower crane removed. It's pretty cool to see two tower cranes in UA at the same time!

December 17, 20222 yr Few more from Kingsdale and kind of hard to see, but if you look through the trees, you can begin to see it rising in the background
December 18, 20222 yr I was in UA earlier and had a little over an hour to kill before i could leave, so I "just so happened" to go by Arlington Gateway 😂
December 19, 20222 yr ^Looking good! Hopefully this puts pressure on adjacent property owners to do something more dense. The stuff on the north side of Lane is looking pretty shabby. Most of it is in Clinton Township.

Any building could either be in Columbus, Upper Arlington or Clinton Township.
December 31, 20222 yr Arlington Gateway was clearly visible from Dodridge at the Olentangy River bridge this evening. The construction lighting really makes it pop. Once windows are installed I think it’ll be less noticeable.
January 6, 20232 yr Golden Bear Shopping Center demolition expected in April "Site demolition for the planned redevelopment of the Golden Bear Shopping Center is expected to begin in April, according to the project's developer. Twenty-three months after Arcadia Development of Ohio LLC agreed to meet Upper Arlington officials' demands to include 26,000 square feet of office space in the project, the 57-year-old plaza at the southeast corner of Fishinger Road and Riverside Drive still stands. That soon will change, however, according to Scott Patton, Arcadia's managing partner. "We're going to start on demo and environmental cleanup in April," Patton said. "It's about a 24-month buildout. We'll start to deliver the residential, office and retail space in spring 2025." https://www.dispatch.com/story/news/local/communities/upper-arlington/2023/01/06/demolition-for-golden-bear-shopping-center-project-expected-in-april/69780434007/

January 19, 20232 yr From Northwest Blvd at Lane- Arlington Gateway is in the distance on the right... I thought the sun kind of made this one look neat.
February 7, 20232 yr Here's when Upper Arlington's Golden Bear Shopping Center will be demolished, redeveloped “Arcadia Development Managing Partner Scott Patton said demolition will begin within the next 30 to 45 days. Following demolition and environmental remediation, the site will transform into a mixed-use building featuring 76 luxury condominiums, office space and ground-floor retail. Patton said the $78 million project — dubbed The Residence at Golden Bear — has a 24-month construction cycle, so the entire building will be complete by summer 2025. With a timeline in place, Arcadia is starting to market the residential portion of the development, which Patton said is the main driver of the project due to the shortage of housing in Upper Arlington and the region at large. The company has teamed up with Keller Williams to begin marketing the property to future residents, the first of whom can start moving in around spring 2025. As for the existing tenants at Golden Bear, Patton said they are in the process of notifying them about the demolition process and are working toward solutions. He said there are five tenants left at the shopping center, and three have agreed to a lease buyout. The other two are on month-to-month leases that will be winding down.“ https://www.bizjournals.com/columbus/news/2023/02/07/upper-arlington-golden-bear-shopping-center.html

It’ll be interesting to see how these sell considering it’s next to a McDonald’s, gas station and a busy road. Hopefully this development pushes the area towards more mixed use.

February 7, 20232 yr Glad to see this getting underway, but I'm very curious as to why Basil would reopen in this shopping center last month, just to be demolished 60 days later? https://614now.com/2023/food-drink/popular-upper-arlington-eatery-reopens-after-lengthy-hiatus Also I hope the iconic "golden bear" sign along Riverside Dr will either be retained or repurposed as part of this project
February 7, 20232 yr The Upper Arlington restaurant is currently offering delivery service only. Orders can be placed through its website, DoorDash or Uber Eats. Rhuanphae said Basil has adopted a “wait and see” approach to whether or not it will reopen its dining room. Ruanphae said staffing was a major factor in the decision to close Buddha Bowl, and it’s currently one of the reasons the eatery has opted for delivery service only. After closing Buddha Bowl, that eatery’s staff was moved to Basil in Upper Arlington. Another hurdle for the restaurant, he said, is the potential redevelopment of Golden Bear Plaza, where the restaurant is located. They needed quick access to a kitchen and got it. Think of it as a temporary ghost kitchen and not an actual reopening.

Should have been built at the sidewalk/road, with some barrier before the building front. It looks great though, so that’s a good thing.
February 18, 20232 yr Construction Could Start Soon on UA Community Center Upper Arlington city council will vote next month on the final budget and design for the suburb’s long-planned community center. If approved, construction could start as soon as April on the $85 million project, which in addition to public amenities like an indoor swimming pool and multiple gyms, will also also hold about 40,000 square feet of office space. City officials hosted a public meeting about the development on February 13, providing updates on the design (interior and exterior), the bid process, financing, and the planned construction timeline. The city is currently negotiating with OSU Wexner Medical Center to lease space in the building, which is tentatively scheduled to open to the public in the spring of 2025 after a two-year construction process. It just seems smarter to limit that space and add more rental units.

February 18, 20232 yr Having OSU already lined up as a paying tenant also helps. I doubt they would include 40k of office on a purely speculative basis in today's market Edited February 18, 20232 yr by NW24HX
March 8, 20232 yr Quick one from Kingsdale- starting to get some height on the northern portion of the apartment building.
March 11, 20232 yr Got a few more of the apartment building going up at Kingsdale since the sun wasn't in the way. These are all from Northwest Blvd

When you drive up Riverside heading North from Lane Avenue, this specific area always raised eyebrows. Seemed so out of character compared to everything else on Riverside north of Lane. Ground floor retail will be nice, but more places to live near the rivers is always a positive and Griggs Park is personally one of my favorites.
March 28, 20232 yr Credit goes to @Kriegs for this... Work to Start Soon on Golden Bear Development in Upper Arlington The redevelopment of the Golden Bear shopping center in Upper Arlington is officially moving forward, with the initial demolition scheduled to take place in April. The first building to be taken down will be the former FC Bank branch, which is set apart from the main shopping center. The larger building – which is located at 3700 Riverside Dr. and was home to variety of restaurants and businesses over the years, including Figlio Wood Fired Pizza, Colin’s Coffee and Basil, among others – will be demolished this summer, according to Scott Patton, Managing Partner of Arcadia Development. Built in its place will be a five-story, 76-unit mixed-use development featuring 25,000 square feet of ground floor retail and 37,000 square feet of office space on the second floor. The building will also have a 217-space parking garage, in addition to 92 parking spots in a surface lot. March 31, 20232 yr Here's the latest update on the $78M redevelopment of Upper Arlington's Golden Bear Shopping Center Condos are under contract, lease buyout agreements are being executed and demolition is expected to begin in April at Upper Arlington's Golden Bear Shopping Center. Those are the latest updates on the $78 million redevelopment of the aging complex at 3700 Riverside Dr., which is transforming into a mixed-use building featuring one-, two- and three-bedroom luxury condominiums, 37,000 square feet of second-floor office space and 25,000 square feet of ground-floor retail and restaurant space. The project is led by local developer Arcadia Development. The project has taken about four years to get to this point, but progress accelerated with the recent award of a $3.2 million Demolition and Site Revitalization Program grant from the state of Ohio. Arcadia Development Managing Partner Scott Patton said stipulations within the grant agreement did not allow the firm to close on the land prior to receiving the award, but he said he has executed a real estate purchase agreement and ground lease that gives Arcadia complete control of the property. After the grant award was received, Arcadia Development selected KW Realtors to spearhead marketing efforts for the residential portion of property. Those efforts resulted in contracts for six of the 76 condo units, which will be called The Residence at Golden Bear. Contracts for two additional condos also are in the works, Arcadia Development Managing Partner Scott Patton told me.
