I've also just seen that the meeting included some concepts for a community center where the Municipal Services Center currently sits (at the corner of Tremont and Kenny). It looks like the offices now located at the MSC would be integrated into the new building.

    With the final piece of the Kingsdale redevelopment set to open in just over a month (BCCC opens April 6th) - i thought I'd get some looks at the (mostly) finished developments across the site   

  • I was in UA earlier and had a little over an hour to kill before i could leave, so I "just so happened" to go by Arlington Gateway 😂

Looks like the former Barnes and Noble at Kingsdale is being torn down and replaced by an Aldi:

This is from a revised development plan so maybe this is old news, but it's the first I'm hearing of it.

NO! See, if you refer to my earlier plan... They should try to incorporate this parcel into a larger development with the Macy's site and the Chase Bank in the middle and make a greater master plan... Now it's really not going to happen 😕

UA Folks probably want a Trader Joe's more than anything to avoid that trip up sawmill.

 

The irony.. Aldi and TJ's are owned by the same parent company, share a similar footprint and style... This could easily be built as a TJ's but I am glad it is going to be an Aldi.

Moment of pedantry: There are two Aldi companies: North and South. The above is an Aldi South. TJ is owned by Aldi North. They share a name but are entirely separate corporations. Just FYI in that it wasn't like Aldi just chose to use their Aldi branding instead of TJ to stick it to people in UA; Aldi South doesn't own the TJ brand.

That's both incorrect and correct.  They essentially use a co-op to purchase from vendors, other than that they operate separately. From my understanding they do have a development agreement that Trader Joe's don't operate within a certain distance of one another.

Interesting that you bring them up, they were hot and heavy about 3-4 years ago in Central Ohio as far as hiring and scouting locations. Yet they don't have a single location.

 

I've seen them in Atlanta and Charlotte, but have never ventured inside.

Nothing like updating a CVS so it's visually cohesive with an Aldi.

The Upper Arlington Community Center Feasibility Task Force has told city officials a 95,300-square-foot community center can be built at the Kingsdale Shopping Center for an estimated cost of $54.2 million and that it won’t require a tax increase.  Upper Arlington City Council is expected to move in early 2021 to put a related item on the May 4 ballot.

 

This ballot issue would ask voters if they want the project to move forward - with a “yes” vote resulting in the city bonding upward of $40 million to fund the majority of the project, and with that debt being paid off with at least $1.6 million of tax-increment funding money raised by the planned Macy’s site redevelopment and two other TIF funds.

 

Meanwhile, the city is working on the planned redevelopment of the Macy’s site.  In January or February, the Upper Arlington Board of Zoning and Planning is expected to vote on final development plans for two of the project’s three proposed buildings.  That project is expected to yield a total of three buildings on the 6.23-acre site that are six, seven and nine stories, and would include a total of 400 apartments, 124 to 139 senior housing units, a ground-floor restaurant, 50,000 square feet of offices and a placeholder for a community center.  Final plans for the third building are likely to come forward after the May 4 vote to decide if residents support a community center.

Work began this week on Arlington Gateway, the $100 million Upper Arlington project that's been five years in the making.

Crews started demolishing buildings on the site, on the southeast corner of West Lane Avenue and North Star Road, to make way for the 11-story structure. That height makes it Upper Arlington's tallest development, and it will serve as an eastern entrance to the city.

Kass said more than 60% of the 137,000 square feet of office space has been leased, even in the midst of a pandemic that has slowed office movement to a halt.

"It's been gratifying," Kass said. "We found some really good tenants excited about the building and location, and about being in Upper Arlington."

He said he expects to announce tenants in March. 

Half Price Books, which plans to return to the site, is the only retail tenant announced yet for the new development.

Kass said after the buildings are demolished and the site cleared, work will begin on the parking structure. 

The project is expected to open in mid-2023.

This is looking a lot better - the resolution of the senior housing along Tremont creates better spaces along the new interior street. That is the best looking senior housing complex we've seen in the Columbus area in a long time. Excited for this!

It's nice to know there are some architects out there still designing residential buildings that actually look nice. Those senior housing units in particular look fantastic.

UA Residents to Decide: Community Center or Nine-Story Mixed-Use Building?

 

The Upper Arlington Board of Zoning and Planning will weigh in on the latest redevelopment plan for the former Macy’s store at the Kingsdale Shopping Center later this month.

 

A special election scheduled for May 4 will then give residents of the suburb a chance to choose among two options for a portion of the site – a seven-story building containing a community center, two floors of office and a 60-space parking garage; or a nine-story building containing 75 residential units, two floors of office and a 135-space parking garage.

 

The board approved a preliminary development plan for the site in October, and will vote on the final plan at its meeting on March 24.

Maybe I missed it along the way, but when did this become a choose your own development story? Is this vote something that the developer proposed as an option or something UA forced them into? 

That CU headline is misleading. The ballot issue is for the rec center - yes or no. If it passes, great. If not, the developer will proceed with his own plans. From further in the article:

Good question. Honestly I can't really say it matters one way or the other. Either the community says yes lets move forward with the community center or they say no and the developer is still going to develop the site. I'm not sure what amenities UA has in that regard, but a community center sounds like a great idea to me. It's already a pretty busy area and adding the residential units into an already pretty dense area, for UA standards, would likely see that community center getting a lot of use.

Upper Arlington residents must be somewhat torn.  I feel like "community center" has negative associations with it for some people, especially upper middle class and wealthy, in that they only believe relatively poor people and people with some kind of issue go to them.  On the other hand, those same people are also going to take issue with a 9-story building full of apartments due to "traffic" and "undesirables", similar to what's happening in Dublin.  Hard to say which way they go.

Yeah if it polls well among residents then it's fine. But the term probably does do poorly in more Trumpy areas, haha

This is just one portion of the entire development. There are two seven-story buildings (senior housing and apartments) moving forward regardless; the third building is either community center + office or residential + office.

I did not think this would be approved, but this is great news.

Right? Was not optimistic. Between this and that 11 story building they have cleared way for on Lane, UA is gong to get tall in certain areas. I bet if these two developments are successful we will see other developers push for large buildings/developments in the area.
