Wow, I grew up in Villa Hills and this giant vacant land was always rumored to be sold off at different points so I will be interested to see if this comes to fruition (we mostly used the land to shoot off fireworks, play paintball, underage drink). Various smaller parcels have been sold off piecemeal to create the random cul-de-sacs that are north of Amesterdam in that area.

Growing up around here I can say that this is not an easily accessible area. There are two-lane neighborhood sized roads only leading here, and it is very far off the interstate. There is obviously a population in Villa Hills, and a relatively dense population in Prospect Point with apartments/condos just West of this site, but all of the retail and office space for this catchment area is already serviced in Crescent Springs/Ft.Mitchell at the Buttermilk exit. I will be curious to see if any of the mixed use part of the project makes it through, because both the market and certainly the angry neighbors in Carpenter's Trace and Amsterdam Village are not going to like it. The only retail in all of Villa Hills is the Ameristop, and even that little strip can't keep any tenants besides Ameristop (and a realtor's office until recently). Many barber shops, movie stores, tanning places etc. have tried and failed there so my guess is this will all go the way of residential; however, a walkable mixed use development would be incredible if they can pull it off.

Kent Building(201 Grandview) in Bellevue Ky is asking for a map adjustment next Monday to increase its density in the zone to infinite. The developer is looking to add 66 units with parking for each unit on the 1st floor of the unit. It will be market rate with studios,1 bedroom and 2 bedroom floor plans. Orleans is the developer same as the Boone Block in Covington.

Brewery out as developer unveils new plan for historic theater

The developer behind Walnut Hills' Fireside Pizza has a new plan for a historic Greater Cincinnati theater that at one point was going to become a craft brewery.

NKU plans $100M development with St. E medical office

 

Northern Kentucky University today revealed plans to build a $100 million mixed-use development at the gateway to its Highland Heights campus, which will be anchored by a St. Elizabeth Healthcare medical office building.

 

NKU will develop the site along U.S. 27 and Nunn Drive in partnership with Fairmount Properties of Cleveland. Construction of the initial phase of the multimillion-dollar development is expected to begin in mid-2018. The first phase of the development is expected to be completed in late 2019. The end date for all construction and total cost weren’t specified by NKU.

Big projects in Cincinnati, Dayton at the forefront for Crawford Hoying in 2018

Crawford said the company is working on a big project near Newport, Kentucky across the way from Cincinnati.

 

"We've been picky about where we go," he said. "But were we do go, density is the key."

 

Although he is stingy on details, Crawford said the project could be bigger than the Bridge Park development in Dublin. That's something, because Bridge Park now is planned at 2.5 million square feet of space being built over six years at a cost of $300 million. That includes 388,000 square feet of office space, 163,000 square feet of restaurant and retail space, a 76,000-square-foot grocery, 740 apartments and 111 condos.

Hmmm, Ovation site?

Could be a sale of the Ovation site from Corporex, or it could be the old Newport Steel site. With the extension of Route 9, the addition of New Riff distillery, and the move to make Buena Vista neighborhood a National Historic District, Newport has been actively trying to spur development and investment in the West side.

Are they putting in that 14 story building in Erlanger on the old showcase cinema site? They have clear the whole area. I remember a mid rise was going there about an decade ago.

Former nursing home to be redeveloped into luxury apartments with a downtown view

 

A group of local real estate developers has purchased the former Newport Baptist Convalescent Home and plans to convert the building into luxury apartments.

Luxury apartments planned for Ohio riverfront

A new luxury apartment community is being planned along the banks of the Ohio River.

 

Arlington Properties Inc., a Birmingham, Ala.-based real estate development, construction and property management company, plans to build a 263-unit luxury apartment community at Manhattan Harbour in Dayton, Ky. William Morris, vice president of development for Arlington Properties, said Tapestry on the River will be the company’s first project in the Greater Cincinnati region.

 

“The market in general has seen great job growth, a strong resurgence in downtown and Northern Kentucky,” Morris told me. “This location, with its proximity to downtown, will offer a different experience.”

Well the site has been cleared of the old school building, someone finally published information on the project. While i am not happy with the overall look of the exterior, the scale feels good the site. Now all we need to do is get rid of the surface lot next to the freedom bell and make the area a nice public space.

Normally I would say that vacant or surface lots need to be developed, but in the case of Newport I think a high quality park space is needed. Northern Kentucky in general is really lacking a marquee park space. Cincinnati has so many high quality parks, with modern playgrounds ans splash areas that Newport and Covington really need to step up.

 

I would love to see a Zeigler/Washington Park style parking garage with greenspace above in either the Peace Bell lot or Watertower Square parking lot. Most of Newport has older empty nesters, and to get more families to locate (or stay longterm) in Newport they really need to invest in amenities like park space.

Yeah the scale of the windows is really small compared to the overall building.  Plus it's the usual urban builder bland blah.

Eh, the old school was really ugly and not very urban. The orientation and density of this building will be a much better fit for the location.

I didn't say I liked it, honestly looks like if Newport on the Levee had a baby it would look like this building. I just appreciate they are bringing the building to the sidewalk around the site. Makes that intersection with the Carnegie library and the old Graeters building feel more complete. The school didn't do this because of the parking lots and fences around the school building

Yeah, sorry if it sounded like my response was directed at you. I just found the name funny. In the suburbs they tear down the trees and name the streets after them. In Newport they tore down the school and named the apartment building after it. :)

I think the key to if these Newport apartments have a good or bad feel to them is how many entrances open up to the street (avoiding long blank street walls.) Even if they are private entrances to individual apartments that still adds so much to the perceived walkability of the street. If they get that right it will be a good project I think.

There are first floor patios however, which once decorated with patio furniture, potted plants, team flags etc. will help to liven up the streetscape. The existing building was built back from every street by 40+ feet of asphalt, so while this isn't all that good looking, it is a massive improvement on the existing building from an urban perspective. My only worry is that this is the only image we have seen, so there is no telling what the other sides look like, or if it completely turns its back to Saratoga with parking entrances and what not.

I think the old school became a victim of lost context. It was once surrounded by a nice mix of dense commercial and residential. Most schools like this weren't surrounded by asphalt originally, because it served as a destination for those who lived in the nearby neighborhood.  Sidewalks, and robust public transportation available to those individuals, allowed the school to be surrounded by a grassy lawn for playground activities. The parking lots typically came later as sprawl changed our urban neighborhoods. Sadly, another one bites the dust.

Construction starts on $37 million apartment project in NKY

CRG Residential has started construction on a $37 million apartment project in Northern Kentucky.

 

The Carmel, Ind.-based developer broke ground on the Academy on 4th, a 202-unit market-rate apartment building that will have first floor commercial space. Academy on 4th is located along Fourth Street between Monmouth and Saratoga streets, at the former site of Newport Intermediate School.

 

David George, vice president of development for CRG Residential, said the name of the project is a nod to the history of the site, which has housed education facilities for more than 200 years.

BB Riverboats' $2M expansion expected to create 25 jobs

A longtime Greater Cincinnati cruise line company is adding to its fleet.

 

BB Riverboats in Newport plans to retrofit and renovate a former casino barge, converting the watercraft into a two-level mixed-use facility. Once rebranded, the roughly 35,000-square-foot barge will replace BB Riverboats' 12,000-square-foot floating facility that's currently moored on the Newport riverfront.

 

The three-deck 1920s-replicate paddle steamer, which housed the Argosy Casino in Sioux City, Iowa, until its July 2014 closure, is expected to dock on the Newport riverfront within 10 days. On Sunday, two towboats owned by Paducah-based Point Clear Towing LLC began the long trek to deliver the new casino barge to its temporary construction site.

St. Elizabeth reveals new renderings for massive cancer center

St. Elizabeth Healthcare began construction today on what will be the largest comprehensive cancer center in Greater Cincinnati, and new renderings plus an animated video reveal the massive scope of the project on the hospital system’s main campus in Edgewood. 

 

As expected, the latest architectural renderings differ from the conceptual ones previously shared with the Business Courier by St. Elizabeth. The initial estimates for square footage and cost have also changed.

Signage lofts really are the top-shelf brand.  They pair well with a Chipelto Spanish Grill on the first floor. 

 

I think I probably mentioned this upthread, but the proportions of this thing are really weird.  There's almost a full story of parapet, and the windows are very small for the amount of wall.

NKU reveals details of $112M project

Plans for Northern Kentucky University’s Town Center project are continuing to develop.

 

The $112.6 million town center project at the intersection of Nunn Drive and U.S. 27 was originally announced in December. It will include a 65,000-square-foot St. Elizabeth Healthcare-anchored medical office building, 30,000 square feet of retail and restaurant space, 225,000 square feet of residential space, a hotel and public parking in addition to greenspace and other amenities.

NKY industrial building being renovated into loft-style apartments

Renovation work has started on the Kent Building in Bellevue, which will transform the industrial building into more than 60 loft-style apartments.

 

Orleans Development Co. is leading the redevelopment of the 60,000-square-foot building located at 239 Grandview Ave. The redevelopment will be one of the largest-ever adaptive reuse projects in Northern Kentucky’s urban core. The total project cost is $10 million.

 

The Catalytic Fund is partnering with investors First Financial Bank and Vision Realty Group on the project, along with the city of Bellevue. Ashley Construction will be the construction manager for the project. Hub & Weber Architects PLC is the architect.

Developer makes changes to 85-acre project on monastery land

 

Ashley Builders Group and St. Walburg Monastery of Benedictine Sisters of Covington have made some changes to Sanctuary Village after a group of Villa Hills residents opposed the scale and density of the proposed development.

 

The developer and the monastery have agreed to settle a zoning appeal by Defend VH Group LLC and 12 Villa Hills residents who were trying to overturn a decision by the Villa Hills City Council that permitted construction of a mixed-use residential development on 85 acres owned by the religious order. Defend VH Group and the residents appealed this decision to the Kenton Circuit Court shortly after the city council vote on March 3, 2018.

The new plan for Sanctuary Village will include:

*216 single-family homes

*35 master townhomes

*28 ranch-style cottages

*15,000 square feet of neighborhood-serving commercial/office space as well as residential-home owners association amenity space such as work out facilities and community meeting space. There also is the ability to build another 15,000 square feet of this type of space if Ashley Builders determines there is market demand.

God forbid there was a rental property in Villa Hills. Can't have those transients in their neighborhood...

Sorry but i am all for higher density when the area is designed for the density. However Villa Hills would not be able to handle the higher car amounts with the current infrastructure. When ole Butch was mayor he wanted the city to take out major bonds to increase roads and intersections. Something many residence did not want to foot a bill for the benefit of Ashley developers. If this was more urban location, had adequate bus routes and walkable areas to basic needs I would have been all for the high density apartment building. Glad the grass roots movement was able to prevail after crooked council and mayor who created this nightmare have all been voted out as well.

The Buttermilk exit sucks, and getting all the way back to that corner of Villa Hills takes too long, I agree. I just hate the way people talk about renters in such a derogatory way. Most arguments were related to density, but many were willing to be OK with the density if they were condos/townhomes and Villa Hills and similar communities have a disdain towards rental properties and 'transient populations' that feels like class warfare and veiled racism. For full transparency, I grew up in Prospect Point in the back ass corner of Villa Hills in a rental, so yes I'm biased.

 

I just really wanted the town square aspect to be fully realized with businesses, restaurants etc. Part of the reason Collins and Buttermilk get so backed up is because there is literally no mix of uses in Villa Hills besides Ameristop and if people could have a small NBD on the scale of something like Ft. Mitchell (with a coffee shop, pizza place, restaurant and a couple shops and offices) then they wouldn't have to drive on Buttermilk to create all that congestion in the first place.
