Talks about development along the riverfront including research for what would work best for where Hooters and Beer Seller are. Reztark has a visionary design called Pegasus which is what this site will be called. As I highly doubt that something to their vision will get built, it is nice to see development happening on that plot of land.

Was at the Reds game last night and noticed a crane over at the Ovation site. Assuming it’s the crane for the office and hotel that are right next to the concert venue?

I rode by a couple days ago, it appears they are starting work on the site. If I recall they are building out the parking garages.

The Reztark designs do feel very transformative but the one thing that appears to be lacking is an update to Dave Cowens Drive. It's currently a border vacuum that cuts this section of the riverfront off from the rest of the neighborhood. The completion of Riverfront Commons will connect this development to the rest of NKY along the river but I still worry that it will feel like a private pocket community if improvements to Dave Cowens Drive are not made.

A lot more info on the Ovation project. Office building next to promo west is starting with the hotel starting in the 4th quarter. The 1600 space garage is also starting. Starting later this year even before the garage is finished they will be starting on the 88 for sale condos that are in the buildings closest to the Ohio River and the additional 300 starting spring of next year.
 

Glad to see that this is finally getting off the ground and from the sounds of it pretty quickly. Let’s hope they are true to their word and in the next 2-5 years we’ll see a fully built out Ovation site. 

Seems like Newport is really doing a better job of having their house in order for the development that is happening in the NKY core. There sits Covington with pretty drawings and an empty IRS site that hasn't even been razed yet. Or am I being too critical?

I think you're being too critical. Lots of development going on in Covington around Mainstrasse. Glad that Ovation is moving along but it sat vacant for years. I suspect the IRS site will move forward soon.

Lets be honest Ovation is ugly at best, and the fact that it will be raised off street level, makes me really question the vitality of it truly being an extension of Newport or just another mixed use development 2.0. 

I think Ovation will be somewhat similar to Newport on the Levee, where the pedestrian-friendly level is above but the street level leaves a lot to be desired. The street level is essentially a car sewer.

Historical NKY building to be rehabbed into apartments, commercial space

 

Orleans Development Co., the Covington-based real estate developer and general contractor focused on restoring historical building in Northern Kentucky’s river cities, purchased a four-story, 137-year-old building in Dayton with plans to rehabilitate and restore it to its original luster.

 

Orleans Development plans to purchase the building at 635 Sixth Ave. in Dayton — known both as the Rayme Building and the Burton Building — and renovate the long-vacant building into a mixed-use building with first-floor commercial space and loft-style apartments. Tony Kreutzjans, owner of Orleans Development, plans to invest a total of $1.8 million.

 

“The history of this building is incredibly rich,” Kreutzjans said in a news release provided to the Business Courier. “From Dayton’s first city hall to various fraternal lodges, the original structure, towering windows and grand staircase remain intact from their original construction more than 130 years ago.”

Agreed, Ovation sat vacant for nearly 20 years before anything happened, Covington has been moving slow on things like converting the old jail to apartments, but considering that we had to wrestle the IRS site from the GSA, do environmental and hazardous material studies on that building, plus do the urban planning designs themselves I'm happy that it's moving at all and hope demo starts soon.

Not only is topography hard on this site, but there are power cables running the length that separate it from the existing River's Breeze and access to an existing radio tower has to be maintained.

$35 million residential development starts construction in NKY

 

Neyer Properties Inc. has started construction of a new residential development in Northern Kentucky.

 

The Evanston-based developer recently broke ground on Reserve at Bellevue, a single-family home development that will have 74 urban-style home lots in the river city of Bellevue. Reserve at Bellevue is expected to be a total investment of $35 million.

 

Chris Dobrozsi, executive vice president of development at Neyer Properties, said the in-fill development will hit many of the wants of today’s homebuyers. Empty nesters and millennial buyers are looking for different product.

 

“They want density, amenities, proximity,” Dobrozsi told me. “We’ve got to meet the needs and demands of the time.”

First-of-its-kind home show with ‘drop-dead gorgeous’ views coming to NKY

 

The Greater Cincinnati region’s two chapters of the National Association of Home Builders are working together for the first time with local residential developers on a new home show in Northern Kentucky.

 

The Home Builders Association of Greater Cincinnati and the Building Industry Association of Northern Kentucky are working with T.J. Ackermann and Ralph Meierjohan on a new residential development called Martin’s Gate. The development, which will include a total of 58 homes, will be the region’s second Citiscapes home show and first joint home show with the two building groups working together.

 

Ackermann said the project will develop a new community within an existing one.

 

“That critical mass is so important to establish a lot of comparable values immediately adjacent to each other and to create a true sense of community,” Ackermann told me.

$150 million mixed-use project coming to Northern Kentucky

 

A more than 60-acre property in Northern Kentucky will soon begin a transformation into a mixed-use development with restaurants, retail, residential and office space.

 

Developers T.J. Ackermann and Ralph Meierjohan plan to develop a roughly 62-acre piece of property on the west side of Route 42 in Union into a large, mixed-use development called Union Promenade. The total development costs for the project are expected to top $150 million.

 

“This will be a signature development, not only for the city of Union, but for Boone County, all of Northern Kentucky and really the entire Greater Cincinnati region,” Ackermann told me.

Thomas More sets groundbreaking for $14M academic center

 

A Greater Cincinnati university is expanding its footprint with a new 34,000-square-foot campus building that will soon house its college of business among other departments.

 

Thomas More University, located in Crestview Hills, will ceremoniously break ground this weekend on the new academic center. The building, highlighted by a four-story atrium and breakaway spaces throughout, will house the university’s College of Business, a 375-seat auditorium, a technology and prototype lab, the Center for Faith, Mission and Catholic Education as well as the Dr. Anthony ’65 & Geraldine ’66 Zembrodt Center for Leadership, Entrepreneurship & Innovation.

$25 million apartment project planned near Florence Mall

 

One of Cincinnati’s largest commercial real estate developers is planning its first development project in Northern Kentucky near the Florence Mall.

 

Uptown Rental Properties LLC has purchased a more than 4.5-acre site on Cayton Road from Mercy Foundation Inc. for $845,000, according to property records. There, the Corryville-based developer plans to build a 155-unit apartment building with a focus on one-bedroom units. The development would be an investment of about $25 million.

 

Patrice Eby Burke, vice president of development with Uptown, said while Uptown owns and manages two other properties in Northern Kentucky, this as-of-yet unnamed project will be its first ground-up development on the south side of the Ohio River. Knowing the market made developing this site attractive.

 

“The character of that market is so strong as far as demand goes,” Eby Burke told me.

After many years, it looks like this site could see some life. The Christ Hospital was never able to surmount the CON (some would say driven by St. E) for a medical campus.

An 11-story development here would be quite a gateway piece as you begin to enter the inner-ring suburbs of NKY on I71/75.

Holy sh*t, that's a big development. I hope it retains the planned mixed use and doesn't just become a senior living development with retail out lots surrounding it. This site has strong potential for a walkable dense mixed use development that would really be unique to NKY and much closer to the urban core than something like Liberty Center. My only worry is that Beechwood is already so crowded that if they try to add any market rate housing the school district may cry foul which would lead to needing the developer to pony up for school expansion or more likely any non-senior housing being shot down.

Site development underway on 'transformative' $150M NKY project

 

Site development is underway at a $150 million Northern Kentucky development, with plans to start construction in the fall.

 

The development, Union Promenade, sits on roughly 62 acres of land on the west side of Route 42 in Union. Developers T.J. Ackermann and Ralph Meierjohan plan to transform the property into 300 class “AA” apartment units; approximately 50 for-sale patio homes; about 110,000 square feet of restaurant, retail and entertainment space; and up to 80,000 square feet of office or medical office space.

 

Ackermann, who called the project “transformative,” told me site development began in the spring after the purchase of the final of three parcels. A groundbreaking for Union Promenade is scheduled for 10 a.m. on Friday, July 8. He said construction should start in October.

Developers and the Covington Business Council led a tour Wednesday of North by Hotel Covington, an expansion from the original hotel on Madison Avenue set to open in October.

 

The renovations encompass the building next to Hotel Covington, which was historically the Covington YMCA.

The original hotel is located at the spot of the former Coppin’s department store and former Covington City Hall on the corner of Madison Avenue and E. 7th Street. Local real estate investment company the Salyers Group is behind the original Hotel Covington and the North expansion.

Neyer Properties to develop $115 million riverfront project in Bellevue

 

When Dan Neyer looked at the business district of Bellevue, he saw a lively area. But he also saw the opportunity to greatly expand the core, as well as connect it to the riverfront.

 

Now Neyer, CEO of Neyer Properties, has a development agreement with the city of Bellevue to build a project at Lafayette and Fairfield avenues that will bring housing, retail, office space and a boutique hotel to the Northern Kentucky river city. The as-of-yet unnamed project is expected to be an investment of at least $115 million.

 

“This will be the largest development ever in the city of Bellevue,” Neyer told me. “As we focus on mixed-use projects like Montgomery Quarter, it fits in well with how we can help communities be the best they can be.”

 

Evanston-based Neyer Properties, one of the most active commercial real estate developers in Greater Cincinnati, is now working on plans for two parcels totaling about 7 acres in Bellevue. The development is expected to include a building along Fairfield Avenue that combines street-level retail, second-floor office and apartments. To the north, Neyer Properties plans a four-story apartment building that will have more than 200 units above a two-level parking garage.

 

In addition, the Bellevue project will have more than 20 rowhouses, which are expected to be priced at close to $1 million. And finally, the developer is looking to bring a 100- to 120-room boutique hotel to the site.

$3M capital campaign aims to turn Fort Thomas icon into cultural center

 

It has been a telephone exchange building, a Woman’s Club and a theater. Now a group of supporters hopes that the building at North Fort Thomas and Highland avenues will become the Fort Thomas Cultural Arts Center.

 

On Aug. 8, the Village Players of Fort Thomas, current owners of the building, announced a $3 million capital campaign to revitalize the historical landmark. The public is invited to an open house Aug. 21 to view the possibilities.

 

The plan is for the Cultural Arts Center to be the centerpiece of the Fort Thomas Cultural Arts District. The city is currently undergoing a transformation, including a $20 million development project across the street called the Residences of One Highland.

Hotel Covington sets opening for $22.5M expansion, North by Hotel Covington

The developer converting the former Covington YMCA building into a $22.5 million extension of Hotel Covington expects to welcome guests before the end of the year.

 

The Salyers Group and vR Group on Oct. 22 will host their first event in the ballroom of what they're calling North by Hotel Covington, a conversion of the city's former YMCA building into a bourbon experience, bridal showroom and 53 luxury suites and lofts catering to musical superstars in town to perform at the new riverfront music venues on either side of the Ohio River. Flip through the renderings above for a look inside.

its so.... brown, tan & grey...  generic.  the old turfway was dated, but it was iconic and unique - especially with the racing green horse lights at night.  nothing really wrong with the new building.... it could be anywhere in the country though.

I haven't seen it yet at night, but the older renderings show some lighting. I agree it lacks the character of the old green neon lights but that place was not in good shape and I look forward to seeing the revamped building.

Residences at One Highland offer complete lifestyle in Fort Thomas

 

A luxury condominium development in the heart of Fort Thomas' business district that aims to offer residents a full, new lifestyle is on the cusp of opening.

 

Greiwe Development Group is putting the finishing touches on Residences at One Highland, a $20 million project located at 1 Highland Ave. in Fort Thomas. A grand opening is scheduled for Thursday, Sept. 29. The first floor of the three-story building is 12,000 square feet of commercial space, topped by two stories of residential condos with a total of 18 units.

 

Residences at One Highland was developed by Greiwe Development Group, along with partners North American Properties and Sibcy Cline Realtors. The trio previously worked together to develop over 120 condos in Mariemont, as well as the 30-unit 2770 Observatory project in Hyde Park.

The Hayes Family will never part with the land. Shame because it would be great spot for similar development.

Corporex to convert Boone County's CirclePort into mixed-use development

One of Greater Cincinnati’s largest commercial real estate developers is widening the scope of its sprawling Boone County development as the area sees growth skyrocketing.

 

Corporex’s CirclePort development, which has primarily served as a business-park development since its inception, is pivoting to be a major mixed-use development. Plans are either underway or pending county approval for additions such as a new retail plaza and apartments.

 

A total price tag for the project was not given.

The Taylor Southgate Bridge could be equipped to carry a streetcar over the Ohio River into Newport, and from there the streetcar could travel over a new 4th Street bridge into Covington. No bridge is currently equipped to carry it back into Ohio from Covington, however, likely requiring the streetcar to retrace its route back through Newport, according to Butler.


This is inaccurate right? Certainly the Clay Wade Bailey can support a streetcar.

The Clay Wade has been included in light rail plans dating back to Metro Moves so I assume that is false. However, it might be true that the weight limit has changed over the years because at least one of the piers is original to 1889.

The new subdivision in Villa Hills is about halfway complete.  No doubt the developer is asking huge money for the remaining hillside lots:

I need to get over there with a real camera before the remaining hillside lots are built-out.  This subdivision has a few townhomes in it that don't match the detached housing stylistically, as well as some sort of u/c commercial building that might end up getting a yoga studio or something like that.
