there will be 8 buildings at the empire station/penn south redevelopment -- the current penn hotel site tower above is 15 penn aka site 7:

the project runs in two phases, with teardowns and the above tower and penn/empire station expansion built first in phase one.

then other stuff in phase two.

the whole is supposed to be done in 2038.

Yep, my broker said she's getting quite a bit of work these days. Prices did indeed fall in a lot of areas, but it also rose in a lot of Brooklyn and Queens. My neighborhood saw an average closing on 1 bedrooms 6.5% higher than 2019. Mostly because one bedrooms here average around 750-850 square feet and offers a lot of people the extra space they wanted at a price point that's below what their tiny Manhattan 1 bedroom was getting them.

 

I still think there's going to be a huge commercial real estate challenge in the coming years, but not in Class A space which is still at a premium. What we're going to continue seeing is the conversion of older commercial space into residential space or hotels (when the tourism industry rebounds. My company has already started seeing it with major commercial property holders and they're trying to find ways of converting huge chunks of their portfolio to residential. Which is great.

El Barrio Community Land Trust To Renovate 4 City-Owned Buildings To Affordable Housing In Harlem

Four buildings under new ownership of The East Harlem El Barrio Community Land Trust (CLT) are currently undergoing construction to transform them into affordable apartments. Located at 53 East 110th Street, 201 East 120th Street, 204 West 121st Street, and 304 East 126th Street in Harlem, the project will yield 36 rental apartments and three commercial spaces. CLT will own the land and lead the renovation project, and is joined by Mutual Housing Association and the Department of Housing Preservation and Development (HPD) in this $13.2 million deal.

 

As part of the deal, the city is providing a 40-year Article XI tax exemption, $7 million capital subsidy, and transferred land ownership to the community land trust. After renovations, the  CLT  will enter a 99-year ground lease with the mutual housing association with the rents for current residents set for a typical family of three earning $36,000. For the vacant apartments, rents will be affordable for a typical household of three earning up to $102,000.

 

Ten percent of the units will be allocated for formerly homeless residents. An unspecified number of units will be renovated for mobility and vision-impaired residents. Potentially additional Section 8 resources will go to allocating more units as affordable to three-member households with a maximum income of $51,000.

they are really throwing up a mind boggling amount of metal for the frame for 270 park, the chase tower just north of grand central.

on monday macys announced moving forward with their plans for an office tower and an additional $235M worth of herald square improvements.

 

the office tower will be set above the store itself and is to be 1 .5M sqft and between 750' and 900' -- with no loss of retail footage.

here is a great development, at least at the public waterfront level, on the east river in williamsburg, brooklyn -- just north of the w'burg bridge and the domino sugar factory and park developments. its called the river ring for now.

 

i think they need a zoning change -- and how is this for a threat -- if they dont get one they are threatening to pull out and sell the land to somebody who wants to put a logistics delivery warehouse there -- yikes -- but i would think or hope they will get what they want for the waterfront improvements alone.

Small note, not an exact copy. Similar style of family suspended coaster designed and manufactured by Dutch manufacturer Vekoma. But the layout is custom to fit the space. The owner posts on the r/Rollercoasters subreddit fairly often and it was interesting hearing their side of the process as major parks are rarely as transparent about the early stages of picking out a company to work with, what types of rides they were looking at, etc.

 

For instance, to attach to Ohio, as an example Maverick at Cedar Point had three concepts that they were looking at. One of which was a 200'+ floorless coaster by B&M (people who did Raptor, Mantis/Rougaru, Gatekeepr, and Valravn) but that didn't come out until years later during a coaster enthusiast event. Millennium Force's initial goal was to also be by B&M, but B&M wasn't yet comfortable going over 300' tall but again, that didn't come out until years later as a brief snippet during an event. You get very little insight into how that part of the process works with big parks because there's so much secrecy around capital expenditure, often for good reason as to keep things a surprise or to potentially reuse ideas down the road or at another park in the chain, but still. I liked seeing Deno's interacting with the community and asking them what they wanted to see out of an investment in Coney Island.

 

The owner of the Phoenix mentioned they'd also really love a Chance Hyper GTX, of which there's only one, but it is a great little ride down in Kentucky called Lightning Run. I'd be fully on board with having one of those a train ride away haha. But in the meantime I'll have to go down and try Phoenix out sometime after it opens.

in other local news, 9 dekalb construction in downtown brooklyn finally passed the new brooklyn point tower at 721’ this week to become the new tallest in brooklyn.

gary barnett and extell just bought up the remaining small buildings on the times square block around the popular playwright pub. they are talking about 1200' at least.

Curtains up — on a likely huge Midtown real estate development.

 

Broadway’s powerful Shubert Organization has sold two precious Eighth Avenue parcels to Gary Barnett’s Extell Development, giving Extell control of a whole Midtown blockfront.

Extell paid $39.1 million, according to public records, for 738 and 740 Eighth Ave, which are the sites of a small parking lot and a larger vacant lot respectively.

The deal gives Extell ownership of the entire east side of the avenue between West 45th and 46th streets. There is another vacant lot at the block’s south end and several low-rise buildings stand in the middle.

One building is home to Playwright Celtic Pub, a popular, four-story Irish restaurant and bar with a roof deck that’s been at the location since 2000. It’s now in the development crosshairs, but Extell’s plans are unknown. Barnett didn’t respond to requests for comment.

The empty lot at the West 45th Street corner extends all the way to the long-standing Pergola des Artistes restaurant, which abuts the Imperial Theater.

The assemblage appears to be large enough for a new building of up to 1 million square feet — perhaps more if Barnett, who is a magician with air-rights transfers, is able to transfer some from neighboring properties.

yes, I do remember that now. I wonder if that place relocated. I walk by the corner so often I don't even look at what's there anymore. I dread to see what's going to be built on that spot.  I remember that newsstand that I always hated going in to because of that guy who used to sit just inside by the door, and I assume was there to monitor people.

what is that? The Hanging Gardens of the East Village? I've lost track of how many corners like this have fallen victim to this sort of development. It's not that the buildings that were demolished were so notable or important, but they were mostly remnants of the 19th century and provided a more human scale to the neighborhood(s). 

 

The first link below is the NW corner of 3rd Ave & 23rd St., which had an old newsstand at the corner for ages and a bunch of smaller businesses, which disappeared for this large building, originally intended as "high-end" apartments, which instead became an NYU dorm. The 2nd link is the corner diagonally across from the first one, and that admittedly not so attractive building with the blue and yellow signs is now gone (once a deli at street level; boarded up in picture), soon to be replaced by another bland glass tower. 

 

One of the worst atrocities is featured on the 3rd link, at 3rd Ave & 34th St., which once had a nice, slightly upscale diner called the Cinema Cafe (probably in homage to the various movie theaters that lined that stretch of 34th at one time--all gone) in a distinctive looking 19th century walkup apartment building that was a bit rundown but could have been rehabilitated (first picture below); the second pic shows what's going up now. There are so many examples of this happening. Yes, development can ruin a city.

whats even worse than the loss of the old stock and the bland fortress new structures is the loss of the use of the street level retail for the public.

 

just look at that st marks corner for a perfect example, there were probably five scubby, but useful businesses that i patronized at one time or another. now maybe i’m wrong, but looks like you wont have access to anything in this new garden of golf simulator office tower or whatever it is.

 

so the city is blandly and defensively walling itself off block by building. why is that? hmm.

 

also, i am ashamed to see that new building is by morris adjimi, who usually does an excellent job of intergrating into neighborhoods. just look at his work — it is quality. this one looks to be a big dud.

Demolition is now complete at 41-47 West 57th Street, the site of a 1,100-foot-tall mixed-use supertall in Midtown, Manhattan. Designed by OMA and developed by Sedesco, the 63-story building will yield 119 residential units spread across 443,100 square feet, nearly 205,100 square feet of commercial space in the form of a 158-room hotel, and a 10,212-square-foot restaurant. The project is located between Fifth and Sixth Avenues and will have frontage along both West 57th and West 58th Streets. Sedesco is offering to help construct a pair of new ADA-accessible elevators to the nearby 57th Street station on Sixth Avenue, servicing the F train, in exchange for an additional 52,000 square feet.

Went into the office (335 Madison) yesterday. Noticed the netting around the MTA building when in our break area. That's going to be a dramatic difference. That and the eventual blocking of our super great view of the Chrysler from our windows and the outdoor terrace we have on the 7th floor.

Was also super odd feeling walking to grab lunch not seeing 270 Park. It was still very much there last time I was over there.
