I don't think there's really a single corner in the city that isn't seeing investment. Even in my historic district of a neighborhood where there are literally zero vacant lots and nearly everything is protected there's work happening in a few key spots. It's crazy.

^Just a kind thank you to you both for keeping us updated on construction in the holy grail of urbanity. Cleveland is my forever home, but my wife spent 4 months in NYC. Man oh man was it fun to watch the construction in that city.

^ well, it's true the streeteries are often in particularly bad shape around the crowdy, ghetto partyville of the east village. 😂

 

i dk what the answer is as covid fades into the sunset, hopefully, but giving the street space back to cars is definitely not the answer.

this russian-israeli supertall residential tower on fifth ave in midtown/nomad is back on and the foundation work is u/c.

 

the early complaints are that it blocks views for the benefit of 40 or so wealthy people who will only live there a few weeks a year and also that the russians never finish anything.

I remember when the ESB was $14/15.  Then after 9/11 prices shot up at the ESB.  Then a few years later the Top of the Rock reopened and prices increases again.  I can see paying $25 per adult, per visit, but anything over $30 is a rip off and a crime IMO.

the staten island ferry terminal's next door neighbor, the beautiful and historic battery maritime terminal, just reopened after many years of renovation and redevelopment.

 

it now has a hotel, great hall with public access and ferries to take you to nearby governor's island.

A historic building in Lower Manhattan has been restored to preserve its legacy in the city while creating new job opportunities.

 

The Battery Maritime Building underwent extensive renovations amid the COVID-19 pandemic. The building now serves as a symbol of economic recovery in New York City, as the renovated space now includes multiple grand event spaces, a hotel, spa and wellness center, as well as restaurants, bars and lounges. The building brings with it 150 full-time jobs and 200 part-time jobs.

Permits have been filed for a 46-story mixed-use building at 30-05 Queens Boulevard in Long Island City, Queens. Located at the intersection of Queens Plaza East and Queens Boulevard, the L-shaped lot is adjacent to the Queens Plaza subway station, serviced by the E, M, and R trains. Adam Good of Largavista Companies is listed as the owner behind the applications.

 

The proposed 517-foot-tall development will yield 1,336,277 square feet, with 869,856 square feet designated for residential space and 466,421 square feet for commercial space. The building will have 518 residences, with an average unit scope of 1,679 square feet. The concrete-based structure will also have a cellar but no accessory parking.

 

CetraRuddy Architecture is listed as the architect of record.

 

Demolition permits have not been filed yet for the parking lot on the site. An estimated completion date has not been announced.

Construction teams at TSX Broadway, a mixed-use hotel tower at 1568 Broadway in Times Square, have begun work on the lifting of the Palace Theatre. The historic venue is being hoisted 30 feet above street level to make way for ground-floor retail space.

 

Developed in partnership by L&L Holding Company, Maefield Development, and Fortress Investment Group, the project required the partial demolition of the DoubleTree Suites, which was built above the Palace Theatre, a playhouse originally constructed in 1913, then remodeled in 1988. The team recognized the rich history of the theater and devised a complex preservation and engineering maneuver to retain the property, while also maximizing the development’s return on investment through the creation of a new retail corridor below.

WOW.  The return on the creation of that ground-floor retail space must be enormous to justify the time and expense of lifting an entire historic theater 30 feet in the air(!)

The New York City Department of Housing Preservation and Development (HPD) has revealed the first of two new affordable housing properties in the southwest corner of The Bronx. Located in Concourse near the intersection of River Avenue and East 168th Street, Site A will eventually debut as River Commons and will comprise 278 affordable apartments.

This is amazing!!!  I saw my very first Broadway show there "Aida" back in 2002!!!

the zeckendorf bros outbid competitors for the large 570 washington lot in hudson square. its just north of the new google building along the west side highway.

 

i thought this was going to be more google, but instead it will be the largest and most expensive luxury apt bldg downtown. easily over $5k sqft they say. 

 

zeckendorfs recently built the handsome 15 cpw. no word on if stern will design this one:

Have any alternate designs been considered at any point?

Stephen: The original design for this building was 125-130 feet taller than the tower is now. We have to submit our diagrams to the Federal Aviation Authority for aircraft avoidance lights at the top of the building. This is the first time that we've ever had them not approve the initial documents because this came at the time when they were redesigning LaGuardia, looking to quadruple the number of flights in and out of the airport over ten years, so they needed more go-around space to divert flights.

There was a bit of back-and-forth between the whole team and the FAA, and we were all happy with the results. They initially wanted quite a bit more than a 130-foot reduction, but this is the number we all landed on with the help of all the consultants involved in the project. We weren't particularly happy about while it was going on, but looking back on it now, it actually improved the tower in several respects. It's the same amount of floor area, so the tower’s a little stockier now, but it also made the building less costly and more efficient with the same floor area on fewer floors.

Now the building stands 778 feet to the top of the topmost building maintenance unit (BMU), and slightly lower to parapet tip. The L shape of the tower really came into being during the redesign. The L shape helped the lateral forces, the lateral configuration - the stiffer it became, the L shape made it stiffer. The setback was much lower than where it sets back now, somewhere in the 50's floors.We worked on the details of the facade and to trim the girl and dresser as well as we could, and we're all very proud of the design.

The Brooklyn Bridge towers were cleaned recently, and every time I see them they look so light. It's jarring haha. They look good, but I'm so used to them being dirty and darker.

 

Also, kind of crazy that building that you could easily miss if not for it having a crane would be one of the tallest in Ohio. It looks like a toy.

^ yes i think they cleaned it when they opened the new dedicated bike lane.

 

it's funny that at 665' this building much slighter, but taller than the sw hq tower at 616' --

 

and strangest of all there are other similar sized towers going up around town that are just as, if not more, unsung and lost in the mix.

I sometimes run up fifth avenue and those towers that have been constructed in the Bronx, remind me of the developments in williamsburgh, LIC, DT Brooklyn, Jersey City and Chelsea.  It's like they read from the same play book.  Lets build 5-7 towers, on prime waterfront land, and let them come, overdevelop and over price the area.

even though it's well u/c, there have been no official renders of 270 park avenue aka chase hq tower until now.

 

it's pretty much as expected -- w/ a big bump up from 3500k employees from the old union carbide tower to 14k.

 

that is if anybody ever shows up in an office again.

 

completion is expected to be in 2025.

Work continues to unfold on Manhattan’s largest outdoor roof deck at 341 Ninth Avenue, a ten-story office building in West Chelsea. Tishman Speyer is working with the United States Post Office to redevelop the 2.2 million-square-foot Art Deco-style structure, known as the Morgan North Postal Facility, converting the upper floors into 650,000 square feet of modern office space with a 2.5-acre green roof. The property will also yield 5,000 square feet of ground-floor retail space facing Ninth Avenue. CBRE represented USPS in prior negotiations with Tishman Speyer for the Midtown, Manhattan project, which occupies the full block from Ninth to Tenth Avenues and West 29th to West 30th Streets.

Google has officially unveiled its new campus for New York City employees, a sprawling facility atop a pier that juts into the Hudson River with amenities that include a two-acre rooftop park with views of Lower Manhattan and Little Island.

 

The 630,000-square-foot Hudson River campus on Pier 57 includes three buildings of office space for some 450 employees just above the West Side Highway near 15th Street in Chelsea.

 

The two-acre park space is open to the general public. There’s also a food hall and an area for outdoor screening of films during the Tribeca Film Festival.

One Times Square, Long Empty, Will Now Bring the Billboards Inside

Jamestown, the longtime owner of Chelsea Market (which Google bought for $2.4 billion in 2018) plans to lease 12 floors of One Times Square for branded experiences. Companies will take over half or full floors, building out immersive spaces with digital, virtual, and augmented-reality integrations. They’ll likely be similar to the interactive van Gogh exhibit, but instead of feeling surrounded by fields of sunflowers, visitors might be immersed in the world of Coca-Cola or Kia. (Jamestown estimates that leases will run three to five years, long enough for companies to justify extensive build-outs but only about a third of what a traditional commercial lease would be

Another six floors will become a museum that will “tell the story of the building, New Year’s Eve celebration, and its place in the history of Times Square” — that is, kind of an ad for Times Square itself. 

The whole thing will be topped with a viewing deck, the go-to for any new tourist attraction these days, though One Times Square has the distinction of being not so much above it all, like One Vanderbilt or the Empire State Building, but very much in the middle of things. “It’s the only building in the world that has a physical piece — celebrating New Years and the ball dropping — and also an advertising piece. It’s the only one that ties everything together,” said Michael Phillips, the company’s principal and president.

and last, but not least, for the metro -- extell broke ground on the long stewing hudson piers project along the yonkers waterfront --

 

 

Designed by Perkins Eastman, Hudson Piers will comprise 870,000 square feet of residential space spread across six seven-story buildings. Available homes will range from studios up to three-bedroom floor plans, all equipped with washer and dryers, designer fixtures and appliances, and private terraces for select units.

 

Outdoor amenities include waterfront recreation terraces with hammocks, fire pits, grilling stations, sundecks, billiard tables, putting greens, bocce courts, and an open-air swimming pool. Indoor amenities will include multiple fitness centers, lounges, playrooms, a catering kitchen, a basketball gym, a screening room, a game room, recreational rooms for teenagers, and a business and conference center. Each building will also have its own package, storage, and bicycle room.

 

Residents will have access to shuttle services going to and from the Yonkers Metro-North train station, 1,028 covered parking spaces on the first two floors of the main buildings, and an additional 212 surface-level spaces. In total, there will be 1,240 parking spaces.

Additional components will include 37,000 square feet of ground-floor retail space.
