Damn, I wish they would have built in downtown Columbus instead of Polaris, when they came to town. This building looks great.

i walked by 160 richmond terrace yesterday. its in front of ferry/ballpark parking.

 

this one is being built first, in advance of the 3 tower 750units compass river north mega project to be built around it -- and a 100unit zhl richmond terrace tower project just to the immediate west. no work has started up as yet on those.

a long view look at the brooklyn tower i took yesterday via the ferry.

 

 

 

and btw the bread and butter passing ferry is one of the three brand new ferrys we just got all fully commissioned and up and running (this is a huge deal for staten islanders 🙂 ).

edit -- actually the brooklyn tower east and north crowns on it are now all but complete at last, but the south and west sides are not quite yet.

 

here's one i took at the brooklyn navy yard last week -- you can see the north crown is about done here --

driving around downtown brooklyn yesterday i could see the east crown was definitely done --

The over 1,000-foot-tall Brooklyn Tower has leased its nearly 120,000 square feet of pools, gyms and co-working spaces to operator Life Time Group Holdings.

 

The borough’s tallest tower will open in 2023 with three pools and lounge areas surrounding the iconic Guastavino-designed dome on the roof deck of the former Dime Savings Bank hall.

 

The Dome Pool and Terrace will feature a 75-foot-long adult lap pool, a kids pool and whirlpool sundecks along with a hammock lounge, an outdoor dining area with barbecue grills, lounge seating, a fire pit and outdoor showers. A double-height poolside lounge and cocktail bar will have an area for private dining.

 

Indoors, there will be five studios for barre, cycle, group fitness, Pilates and yoga, plus another expansive fitness floor for training classes utilizing top-of-the-line cardio and strength equipment. A calming space will be dedicated to chiropractic services and recovery.

 

Additionally, a LifeCafe fast-casual restaurant will add to the resort-like social and event experiences.

 

And for those that want a not-quite work-at-home environment, the building will have the first Life Time Work co-working space in the Big Apple.

 

Private and open-plan workspaces and conference rooms are located in 15,000 square feet.

putting this affordable housing project example up because kinda excited to learn about it as i walk by the site all the time being that its next to one of my work offices in morris hts in the bronx. they tore down a drug addict rehab facility on a hill and now i see they are replacing it with affordable housing towers, including for homeless and drug recovery, so they are also replacing what was there, which is nice to see:

Services for the UnderServed (S:US) and Bronx Pro have closed on a sizeable construction loan to complete the first phase of a dual-tower affordable housing project in the Morris Heights section of The Bronx. Phase one of the development, a 14-story residential tower, is located at 1600 Grand Avenue and will comprise 325 units.

 

A total of 200 units in this first tower will be set aside for formerly homeless individuals with substance abuse disorders. S:US will be the service provider for the supportive housing units, through funding from the Office of Addiction Services and Support under the Empire State Supportive Housing Initiative (ESSHI) program.

 

In total, Starhill complex will comprise around 570 apartments of supportive and affordable housing designated for the formerly homeless and households earning between 40 percent and 80 percent area median income (AMI).

new income restricted public housing in the south bronx is noteworthy for two reasons, one good, it's one of the largest passive house buildings in town, and one bad, it's on the site of p.s. 31, a beautiful old gothic school building the city let go to ruin and tore down (b. 1899 -- the gargolyes, engravings and etc. were saved):

Construction is complete on 425 Grand Concourse, a 26-story mixed-use building in Mott Haven, The Bronx and one of the largest Passive House structures in the city. Designed by Dattner Architects and developed by Trinity Financial and MBD Community Housing Corporation, the 310,000-square-foot project yields 277 residential units, with 248 units for residents earning 30 to 130 percent of the area median income, as well as a supermarket, a community health center, a cultural center, and a 30,000-square-foot educational facility for CUNY’s Hostos Community College. Monadnock Construction served as the general contractor for the development, which is located between Grand Concourse to the east, East 144th Street to the south, Walton Avenue to the west, and Evelina Antonetty Playground and Hostos Community College to the immediate north.

Facebook’s parent company Meta has decided against taking an additional 300,000 square feet (27,870 square meters) of space at 770 Broadway, a building near Astor Place where it’s already located, according to people familiar with the matter. The company is also pausing plans to further build out its new offices in Hudson Yards as it evaluates what to do with the space*, said the people, who asked not to be named discussing private information.

another Target soon to open in New York--at Broadway & Houston St. Before this spot was Hollister it was Pottery Barn. Can't remember what else...extremely busy intersection.

that was a big Pottery Barn as I recall, so the Target will probably be one of the larger ones in Manhattan. I was in the one on the Upper West Side a couple of months ago. Horrible layout. Don't go there. lol

as i recall before pottery barn that was the donna karan store for a long time, no? 

 

i dk why, but she used to get a lot of press, whatever happened to that brand?

^the tweet mentions the DKNY mural. I didn't even notice it was gone. I guess it is. She's still around, isn't she? Probably not considered as "hot" as she was in the 90's, or whenever. But remember that little produce stand on the bottom right? Come to think of it, isn't there some glitzy glass building there now? I have to pay more attention to things!!

Permits have been filed for a 49-story commercial skyscraper at 343 Madison Avenue in Midtown East, Manhattan. Located between East 44th and 45th Streets, the 25,000-square-foot rectangular site is one block from the Grand Central-42nd Street subway station, serviced by the 4, 5, 6, 7, and S trains and MetroNorth rails. Boston Properties is listed as the owner behind the applications.

 

The new tower is significantly smaller than the proposed 1,050-foot supertall with 55 stories that would have yield 832,613 square feet of office space, 5,357 square feet of retail space, and 5,357 square feet of subterranean circulation paths to Grand Central Terminal and the future East Side Access project. The filed permits call for a 780-foot-tall development that will yield 750,400 square feet of commercial space, a contradiction to the rezoning plans approved by City Council in November 2021, so it is possible these permits are not final. The steel-based structure will also have three loading berths and multiple cellar levels.

Domain Companies has closed on a $176 million construction loan to complete a 360-unit two-tower development at 420 Carroll Street in Gowanus, Brooklyn. Designed by FXCollaborative, the waterfront property will comprise a 20-story tower, a 15-story tower, and a publicly accessible connection to the Gowanus Canal promenade.

 

According to the developer, 25 percent of the apartments will be designated as affordable housing, available to households at 40 to 100 percent area median income (AMI). Amenities will include coworking space, a resident lounge, multiple outdoor spaces, a fitness center, a children’s playroom, and bike storage. Additional components include 27,500 square feet of retail.

Construction is rising on the The Refinery, a commercial conversion and expansion of the 140-year-old Domino Sugar Refinery at 292 Kent Avenue in Williamsburg, Brooklyn. Designed by Practice for Architecture and Urbanism (PAU) and developed by Two Trees, the $250 million project will convert the former manufacturing plant into a modern office complex while preserving the structure’s historic brick façade, arched windows, and chimney. The Refinery will stand 235 feet tall and feature a new 27,000-square-foot barrel-vaulted glass dome for a penthouse office space, as well as fully rebuilt interiors by Dencityworks and Bonetti/Kozerski, new landscaping and outdoor seating surrounding the ground floor, and reworked Domino Sugar signage above the roofline. The development is the centerpiece of the Domino Sugar master plan by SHoP Architects and James Corner Field Operations and is located to the west of Kent Avenue between South 2nd and South 3rd Streets.

 

At the time of our last update in April 2021, construction had just begun on the site and the entire structure sat obscured behind scaffolding and construction netting. This assembly has since been removed, revealing the restored look of the red brick façade, as well as the structural work on the expansion behind it.

Foundations Underway For Three-Tower Development At 2-20 And 2-21 Malt Drive In Hunters Point, Queens

Excavation and foundation work are progressing at 2-20 and 2-21 Malt Drive, the site of a three-tower mixed-use complex in the Hunters Point South master plan in Hunters Point, Queens. Designed by SLCE Architects and developed by TF Cornerstone, the project consists of a 34-story, 390-foot-tall structure yielding 575 units at 2-20 Malt Drive and a two-tower development at 2-21 Malt Dive with a 38-story, 440-foot-tall high-rise and 25-story, 310-foot-tall sibling. The unit count for 2-21 Malt Drive has not been disclosed. Bud North LLC and Bud South LLC are the contractors for 2-21 and 2-20 Malt Creek, respectively, which will rise from a subdivided plot bound by 54th Avenue to the north, Newton Creek to the south, and 2nd Street to the west.

 

Recent photos of the property show below-grade work in full swing, with foundations well underway and several excavators continuing to dig deeper below street level. Some portions of the reinforced concrete footings have been formed, rows of steel pilings have been hammered into the ground, and formwork is in place for imminent concrete pours, with protruding steel rebar marking the outline of the inner walls.

Now that a planned ice skating project is officially over, people who live and work in the neighborhood want to participate in creating the next project from the start.

An armory is only as good as what occupies it. 

 

Community leaders in the northwest section of The Bronx pressed for equitable redevelopment of the long-vacant Kingsbridge Armory during a rally on Thursday in front of the mammoth landmarked building. 

 

The Northwest Bronx Community and Clergy Coalition, Laborers’ Local 79, and several other neighborhood organizations called for the next project to prioritize fair wages, local hiring, environmental sustainability and cooperative ownership of the land through community land trusts. 

The armory is entering a renewed phase of redevelopment after previous plans for a massive ice hockey center, dubbed the Kingsbridge National Ice Center, officially ended this March.

 

“We have a chance to influence who the developer is,” NWBCCC organizer Juan Nuñez told THE CITY after speaking at the rally. Nuñez said Kingsbridge residents can now have greater leverage than in the past community benefits agreement negotiated with the previous developer. “We want to make sure that not only does the community get to decide what is inside, we want the land that it’s sitting on to be part of the community land trust,” he said.

Construction is rising on One Madison Avenue, a 27-story commercial expansion in the Flatiron District. Designed by Kohn Pedersen Fox and developed by SL Green, the National Pension Service of Korea, and Hines, the project involves the gut renovation and expansion of a former eight-story structure and will yield 1.4 million square feet of office space. AECOM Tishman is the general contractor for the property, which occupies a full block bound by East 23rd and 24th Streets and Madison Avenue and Park Avenue South.

Construction is set to go vertical on 625 Fulton Street, a 35-story mixed-use tower in Downtown Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group with $450 million in construction financing from Madison Realty Capital, the structure will yield 1,098 units, 26,000 square feet of retail space, and a parking garage for up to 250 vehicles.

The residential program includes 342 studios, 492 one-bedrooms, and 264 two-bedroom apartments. It was last announced that 30 percent of the homes will be designated for affordable housing.

 

A revised completion date for 625 Fulton Street has yet to be announced, though sometime in mid-2024 is possible.

The campus will be anchored by new educational facilities for over 4,500 students from the Hunter College School of Nursing and School of Health Professions, the City University of New York (CUNY) Graduate School of Public Health and Health Policy, and the Borough of Manhattan Community College’s multiple healthcare programs.

SPARC is expected to generate approximately $25 billion in economic impact to the city over the next 30 years and spur the creation of 10,000 jobs. This includes an estimated 8,000 construction jobs.

 

The $1.6 billion project cost will be funded jointly by the city and state with additional private sector investments. Construction is expected to break ground in 2023 and be completed by the end of 2026.

The new public plaza at 550 Madison Avenue, a 37-story commercial skyscraper in Midtown East, is now open. Designed by Snøhetta, the landscape architect for the garden and the design architect for the tower repositioning, and developed by The Olayan Group and RXR Realty, the new privately owned public space (POPS) is enclosed with a 70-foot-tall steel-framed glass canopy and is part of a larger renovation of the Philip Johnson-designed postmodern landmark, along with a revamped lobby designed by Gensler. AECOM Tishman was the general contractor for the 21,000 square feet of renovations at the property, which is located between East 55th and 56th Streets.

Excavation Progresses For 34-Story Skyscraper At 15 Hanover Place In Downtown Brooklyn

Excavation is moving along at 15 Hanover Place, the site of a 34-story residential skyscraper in Downtown Brooklyn. Designed by Fogarty Finger and developed by Lonicera Partners, for which Cushman & Wakefield arranged $134 million in construction financing from Santander and City National Bank, the 495-foot-tall structure will span 70,734 square feet and yield 314 apartments with 95 reserved for affordable housing, as well as 9,000 square feet of ground-floor retail space. Noble Construction Group is serving as the general contractor for the property, which was formerly addressed as 23 Hanover Place and is located at the corner of Livingston Street and Hanover Place.

 

Updated renderings show changes to the design since Lonicera took over from the original developer, Aview Equities. The structure has been expanded from its initial iteration, which was planned to stand 29 stories and 463 feet tall, and now features a more conventional massing with red metal paneling surrounding a large grid of floor-to-ceiling windows. The most distinctive design feature is the ground floor and its wide arches, above which sits a landscaped terrace. Two additional terraces on the upper levels are lined with glass railings.

it's the largest affordable passive house project -- 100% affordable with like 700 apts (34+15+10 fl).

phase two is about done.

 

 

When the massive, ambitious Sendero Verde plan is complete (estimated for 2024), this 700-unit, 395,000-square-foot East Harlem complex will become one of the most environmentally conscious developments in New York and the largest fully affordable Passive House in the world. Foundation work on its 34-story tower is underway as of this writing, and an affordable housing lottery has launched for the first phase, which is nearing completion.

Individuals and households earning $15,806-$162,800 (30 to 110 percent of the area median income) are eligible to apply for 324 apartments starting at $388/month for studios, $492/month for one-bedrooms, $582/month for two-bedrooms, and $662/month for three-bedrooms.

In addition to the new housing units, the city says that the first phase of Sendero Verde will feature community space for Union Settlement Association, space for a school with a full gymnasium, and an 18,000-square-foot courtyard with a children’s play area, adult outdoor exercise equipment, seating areas, and a performance stage. Moreover, community gardens that once inhabited the building site are being relocated to the development site.

Interior renderings depict open layouts with large windows, hardwood floors, and open kitchens with counter seating and stainless steel appliances. Residential amenities will include a gym, package lockers, central laundry room, bike room, computer room, and lounge/community room with access to outdoor space.

Sendero Verde is taking shape in East Harlem, one block from Central Park and a half-mile north of Mount Sinai Hospital. The three-wing, nearly full block plan is being designed by Handel Architects and is already home to a nearly-finished 15-story building on East 112th Street and another 10-story building on East 111th Street. Delivery of those two buildings (phase 1) is estimated for 2022 while foundation work for the 34-story, 394-unit tower is ongoing.

Ken Griffin’s Citadel, fresh off a banner year, is sketching out plans for a massive new Manhattan tower that will give his financial empire a concentrated New York footprint alongside Wall Street’s biggest firms.

 

Initial proposals call for a skyscraper that could rise to roughly 1,350 feet (411 meters) with 51 office floors and seven terraces, according to people familiar with the matter who asked not to be named discussing private information. Citadel will occupy about 54% of the office building, which will be designed by Foster + Partners, the firm founded by star architect Norman Foster. The tower is expected to be completed in 2032.
