Boston Properties, Inc. (BXP) Q2 2023 Earnings Call Transcript

...BXP recently accomplished two important milestones in the predevelopment of the 900,000 square foot 343 Madison premier workplace in Midtown Manhattan. We completed a joint venture with a leading global real estate investor who will own a 45% interest in the project.

Further, the joint venture completed a 99-year ground lease with the Metropolitan Transit Authority for the 343 Madison Avenue site. Under the terms of the lease, the joint venture is required to construct a direct entrance into the Long Island Railroad East Side Access project known as Grand Central Madison.

The joint venture can terminate the ground lease and be reimbursed for its costs in constructing the access to Grand Central Madison. With direct access to transit in the relatively tight Grand Central submarket, 343 Madison is a unique offering and preliminary discussions with potential anchor clients have been constructive.

I think I'll try to ask a multipart question on 343 Madison. Any additional commentary you could provide on the total costs of both the site access and the building itself, development yields that you expect, who the partner is or at least what regions they're in? And what level of pre-leasing you need to move forward for the project?

So let me answer the first three parts of your question, and then we'll let Hilary answer the fourth. So we're designing the building. The building hasn't been designed yet. We are not in a position to discuss the economics of the development or the returns. Clearly, the capital markets are different than they were, so the return thresholds necessary to rationalize putting capital into building are going to be higher than they would have been in 2019 or 2020. I will let Hilary talk about the demand side.

Thanks, Doug. The demand side for this building has been interesting in the sense that, as Doug pointed out, the building is still being designed and yet we're receiving inbound calls from clients who are interested in anchoring the development even in spite of the fact that it would take several years to build the building. This has to do, as Owen mentioned, with the tightness in the Park Avenue district and the Plaza submarket more generally in the sense that there's very little Class A premier workplace available for folks to occupy and as businesses are expanding in that district, they're finding themselves boxed out of larger space options. 

And so I would say, particularly given the fact that we have not had a very active marketing program in place for 343, the interest in the building has been very, very robust with multiple clients ranging from call it, 200,000 to 300,000 square feet seeking information on the building.

Boston Properties finds partner, finalizes ground lease for huge Midtown tower

...Boston Properties has secured a partner and finalized the ground lease for its planned office tower at 343 Madison Ave., by Grand Central Terminal, the firm said on its second quarter earnings call Wednesday morning.

CEO Owen Thomas identified the partner only as "a leading global real estate investor who will own a 45% interest in the project" and declined to provide additional details. The company's 99-year ground lease for the site with the Metropolitan Transportation Authority will require it to build a direct entrance to Grand Central Madison, the new portion of Grand Central that allows Long Island Rail Road trains to access the station.

 

...Boston Properties filed plans for a 982,000-square-foot office tower at 343 Madison Ave. in August 2022. It will stand 49 stories and 812 feet tall, smaller than the 55-story, 1,050-foot-tall tower the City Council gave the company a special permit for in November 2021. The firm is already having "preliminary discussions with potential anchor clients," Thomas said.

The real estate giant, which owns famed Manhattan properties including the General Motors Building and 601 Lexington Ave., is pushing forward with the project despite continued sluggishness in Manhattan's office market. The firm's New York portfolio was 90.6% leased at the end of the second quarter, down slightly from 90.9% at the end of 2022, and 88.5% occupied, up slightly from 86.8% at the end of last year.

A group of New York City’s big-moneyed investors have joined forces to build a $350 million production-studio complex — Manhattan’s first ever — on a dilapidated pier jutting out into the Hudson River, according to a report.

Foster + Partners and Epstein to design Port Authority’s Midtown Bus Terminal in Manhattan

 

The Port Authority of New York and New Jersey today announced the selection of an architectural joint-venture to assist in developing the agency’s vision for a reimagined, state-of-the-art Midtown Bus Terminal. The new terminal replacement project will have expanded capacity to accommodate commuter bus growth through 2050 and also accommodate intercity buses that now pick up and drop off on the streets surrounding today’s outdated terminal. The proposed project will also provide new off-street capacity for buses waiting their turn to pick up and drop off, as well as capacity for storing buses between the morning and evening rush periods.

 

Today’s announcement marks a significant milestone as the Port Authority moves toward replacing the aging 72-year-old bus terminal with a new world-class facility. The new terminal will be designed to provide a best-in-class customer experience that serves the region’s 21st century public transportation needs, while enhancing the surrounding community and allowing for the removal of intercity buses from local streets.

STATEN ISLAND, N.Y. — A $400 million city investment will see the North Shore’s waterfront transformed with more big business, housing, a new school and open space, Mayor Eric Adams announced Thursday.

 

From Stapleton to New Brighton, and possibly beyond, the plan envisions a totally new North Shore waterfront with open space, 2,400 housing units, and business opportunities that officials say could bring more than 7,500 new jobs and $3.8 billion in economic impact.

PROJECTS IN THE PIPELINE

 

Before 2024, the city will break ground on the new $200 million Stapleton esplanade along Front Street, and the Mary Cali Dalton Recreation Center meant to replace the former Cromwell Center in Tompkinsville.

 

Additionally, by the end of the year, the city will begin its search for proposals on how best to redevelop the Jersey Street Sanitation Garage into a 200-unit affordable housing development, revamp the New York Wheel site, and transform a portion of the Stapleton waterfront, just south of the Urby housing development, into a mixed-income community.

 

Through 2027, the plan lays out a number of additional projects, including the completion of Lighthouse Point, the revitalization of Pier One, and a public-space transformation of much of the waterfront from Richmond Terrace and Jersey Street to just before Front Street’s intersection with Bay Street.

 

BRIDGE TO BRIDGE VISION

 

While the plan focuses on those neighborhoods, it also shares a future bridge-to-bridge vision that would connect the North Shore waterfront from the Verrazzano-Narrows Bridge to the Bayonne Bridge.

This will be a huge loss. When I first caught wind of this renovation being planned I went and visited and try to go in whenever I'm down there. I'll admit postmodernism isn't my cup of tea most of the time, but it's a style that's currently in its "that's dated get rid of it" stage and we'll regret these changes in a couple decades.

 

Plus, this space toes that line of design and set staging that I think really works well and creates a space that's unlike anything else in the city. I'm really hoping some of the advocacy groups are successful in stopping its destruction but it's highly unlikely.

That building looks pretty cool. I don’t know if I like it from the inside as much. Having a little more room is nice, but I don’t like how they are finished/trimmed. Love the history behind the design though and think it looks awesome from the outside.

Powerful tubes will suck up trash and recycling debris at 60 miles per hour in a new $32 million garbage system being built at the New York City Housing Authority’s Polo Grounds in Harlem.

 

The pneumatic garbage and recycling system is the first residential project of its kind in the United States. The project is slated to come online by the end of 2024, and will essentially put dumpsters and piles of garbage bags out of sight for the complex’s 4,000 residents.

 

The system will use 1,800 feet of 20-inch wide pipes – about the diameter of a large pizza pie – snaking under the development and vacuuming garbage, bottles and cans from the ground-floor trash rooms in the four apartment buildings. Paper recycling will be collected separately.

Manhattan unveils its first public beach along the Hudson River

The city welcomed its newest park Monday — and it’s Manhattan’s first public beach.

 

Gansevoort Peninsula located in Hudson River Park has a public beach, sports field, a beachfront landing for non-motorized boats like kayaks and 20 million oysters around the land. Gov. Kathy Hochul spoke at the opening and said Gansevoort is the largest park built in New York City since Central Park.

 

“This day, this place, reminds me why New Yorkers are so exceptional,” Hochul said. “To take a place that had been abandoned and overlooked and forgotten and turn it into a gathering place for people from around the world.“

 

The peninsula was previously a depot for the Department of Sanitation, according to the Hudson River Park Trust. It sits across from the Whitney Museum on Gansevoort Street and alongside the Hudson River Greenway. Surrounding the peninsula are views of the Statue of Liberty and One World Trade Center.

A complete transformation of a 1968 office building, Vornado’s Penn 2 will be ready for tenants in December and has a dramatic bustle that cantilevers over the entrance.

Meanwhile, its sister Penn 15, at an enormous 2.7 million square feet in size and 1,200 feet in height, is still vying for anchor tenants opposite Madison Square Garden. Fingers crossed for it to open by the end of this decade.

RXR has announced the grand opening of Maven at 2413 Third Avenue in Mott Haven, The Bronx. The 27-story tower, designed by CetraRuddy Architecture, is the firm’s first tower in The Bronx and comprises 200 rental units, amenities, and ground-floor retail space.

Foundations Underway For Two-Tower Complex At 570 Washington Street In Manhattan’s West Village

At number 25 on our annual construction countdown is 570 Washington Street, a two-tower residential project currently underway along the Hudson River waterfront in Manhattan’s West Village. Designed by COOKFOX Architects with SLCE Architects as the architect of record and developed by Zeckendorf Development, Atlas Capital, and The Baupost Group, the $1.25 billion complex will consist of 29- and 36-story towers rising 400 and 450 feet, respectively, and will yield an undisclosed number of condominium units and commercial space on the lower levels. ACI VI Clarkson LLC is the owner and AECOM Tishman is the general contractor for the project, which occupies a 1.3-acre block bound by Clarkson Street to the north, West Houston Street to the south, Washington Street to the east, and West Street to the west. The developers acquired the property for $340 million in early 2022 and have projected a $1 billion sellout on the homes.

this narrow building is going up in the East Village. Apart from the obscene prices that will no doubt be required to live here, I was struck by the top, which somehow "contains two full-floor penthouse units" according to the information. A spiral staircase which appears exposed to the elements connects two floors which seem like nothing more than platforms of no more than a few square feet. Imagine a crowded party full of drunken people attempting to negotiate these steps. What could possibly go wrong? 😅

SGA has revealed proposals for BioTech Tower, a 37-story life sciences skyscraper along Eleventh Avenue in Hudson Yards. The structure is planned to yield 650,000 square feet of research and development space, and will stand as the world’s tallest laboratory building.

 

Renderings show the skyscraper with a design reminiscent of Foster + Partners’ 425 Park Avenue, with three stacks of glass-clad volumes separated by tall atriums featuring landscaped outdoor terraces framed by diagrid bracing.

 

SGA’s proposal comes on the heels of the firm’s life sciences conversion of 95 Greene Street in Downtown Jersey City, an eight-story, 340,000-square-foot building formerly occupied by Merrill Lynch.

 

New York City is already home to over 5,000 life sciences companies and is emerging as a top market for life sciences talent. The city’s investment in this sector, including a planned giant campus in Kips Bay, positions it as a potential leader in this field.
