SGA has revealed proposals for BioTech Tower, a 37-story life sciences skyscraper along Eleventh Avenue in Hudson Yards. The structure is planned to yield 650,000 square feet of research and development space, and will stand as the world’s tallest laboratory building.

 

Renderings show the skyscraper with a design reminiscent of Foster + Partners’ 425 Park Avenue, with three stacks of glass-clad volumes separated by tall atriums featuring landscaped outdoor terraces framed by diagrid bracing.

 

SGA’s proposal comes on the heels of the firm’s life sciences conversion of 95 Greene Street in Downtown Jersey City, an eight-story, 340,000-square-foot building formerly occupied by Merrill Lynch.

 

New York City is already home to over 5,000 life sciences companies and is emerging as a top market for life sciences talent. The city’s investment in this sector, including a planned giant campus in Kips Bay, positions it as a potential leader in this field.

Who’s up for a dip in the East River? Or maybe the Hudson?

 

After more than a decade of fits and starts, a floating pool that’s shaped like a plus sign is headed for one of New York City’s waterways this summer — though it won’t be open to the public until 2025, assuming tests go well.

 

Once completed, the 9,000-square-foot pool, created by a crowdfunded company called +POOL, promises a chemical-free filtration system that takes in hundreds of thousands of gallons of river water and makes it more palatable to swimmers.

 

New York Gov. Kathy Hochul and Mayor Eric Adams made the announcement Friday.

YIMBY spotted construction at 71 Prince Street, a 31-story residential complex in Downtown Brooklyn. Designed by Aufgang Architects and developed by Maddd Equities, the project is expected to yield 436,600 square feet with 465 rental units, 4,000 square feet of retail space, and 40 to 50 enclosed parking spots. Brooklyn Red Sauce LLC is listed as the owner and Joy Construction Corp. is the general contractor for the property, which is alternatively addressed as 202 Tillary Street and is located on 19,500-square-foot L-shaped parcel with two frontages lining Prince and Hillary Streets that once held a 115,000-square-foot American Self Storage facility. Construction is expected to cost $132 million.

Designed by JFA Architects & Engineers and developed by The Jay Group under the 101 Fleet Place LLC, the structure will stand 215 feet tall and yield 240,092 square feet. Components include 235,446 square feet designated for residential space split among 292 rental units averaging 806 square feet apiece, 4,645 square feet for commercial space, a cellar level, a 30-foot-long rear yard, and 44 enclosed parking spaces.

It has taken a full decade to conceive, but a $10 billion transformation of New York City’s dreary main bus terminal may get rolling in the next few months.

The Port Authority of New York and New Jersey, which operates the terminal, unveiled an updated design for its replacement on Thursday. Instead of the dismal, brick hulk that has darkened two full blocks of Midtown Manhattan for over 70 years, there would be a bright, modern transit hub topped by two office towers.

Construction is expected to take eight years, he said, meaning the project could be completed by 2032. Planning was delayed at least a year by the coronavirus pandemic.

A previous design that had included building towers on Port Authority property near the terminal has been scaled back. The revised plan calls for fewer new buildings, with office towers that could be more than 60 stories tall on Eighth Avenue at the corners of 40th and 42nd Streets. Payments from the developers of those buildings would help cover the cost of the project, Mr. Cotton said.

The project would be built in two four-year phases.

The first would involve constructing a separate building west of the terminal to serve as a storage and staging area for buses, as well as ramps to connect the terminal directly to the Lincoln Tunnel. The second phase would consist of building the new terminal where the old one now stands without disrupting the flow of buses that stream in and out of the city at rush hours.

The Port Authority of New York and New Jersey (PA) has kicked off a $10B redevelopment of the Port Authority Bus Terminal which will include two new office towers over a rebuilt bus depot.

 

“This is a game-changer. This is one of the largest projects that the Port Authority has undertaken in its 103-year history,” Kevin O’Toole, PA chairman, said at a press conference.

The office-tower scheme is designed to provide a big chunk of the financing for the project. The PA is hoping to develop payment-in-lieu-of-taxes agreements with NYC to build two towers of commercial space, providing about $2.5B in funding.

Two skyscrapers joined by daring cantilevered ‘skybridge’ to soar over New York

A pair of skyscrapers connected by a cantilevered “skybridge” and a rooftop infinity pool is set to join the New York City skyline, as developers unveiled a proposal for a new megaproject just south of the United Nation’s headquarters on Monday.

 

Designed by architecture firm Bjarke Ingels Group (BIG), the 615-foot-tall towers will contain two hotels, while a soaring lobby across the top will house restaurants, bars, an art gallery a glass-floored (and glass-ceilinged) viewing platform and — should a license be granted — a subterranean casino.

 

Along with two new residential towers, the skyscrapers will flank the newly unveiled Freedom Plaza development, a three-block-long public park with retail spaces and a new “Museum of Freedom and Democracy.”

From that 3rd image it looks like it is looking pretty close! This is a beautiful building and is probably one of my favorite developments I have seen. Cannot wait to see it completely finished.

Community leaders and elected officials celebrated the groundbreaking for Phase One of Stevenson Square, a new affordable housing development at 755 White Plains Road in Soundview, The Bronx. Spearheaded by Camber Property Group, this first phase will involve two projects: a multifamily rental building for seniors and a homeownership complex with affordable co-ops, both of which were designed by WXY Architecture. The broader Stevenson Square development, which plans to create nearly 1,000 affordable units in total, represents is a $1 billion investment in the Soundview neighborhood.

i have been regularing watching the 25 water street conversion from office to residential as its right by the ferry station --

 

its a major makeover, knocking out windows and adding on above --

 

along with how many people are in office bldgs these days its always the talk of downtown in the nearby pubs and restaurants --

 

i think they went for it because ugly and weird as it was, its otherwise a very nice brick building and that is hard to come by --

 

it will hold 1300 residents!

Designed by BKSK Architects for Tavros Capital, the project involves the restoration of a row of low-rise landmarked townhomes and the construction of a modern volume above, and will yield 57,000 square feet of office space and 30,000 square feet of flexible retail space. Broadway Construction is the general contractor for the property, which is alternately addressed as 351-355 West 14th Street and located at the corner of Ninth Avenue and West 14th Street.

Yeah this isn't as interesting as the first iteration of the design. This feels like someone took 270 Park and chopped it down the middle. It's fine, but in the context of its supertall neighbor, it's a little uninspired.

Wait, this was actually approved and given a green light? Yikes, that setback is terrible and doesn’t belong in New York. 

So unfortunately, the zoning text in this area incentivizes this exact type of setback. There's no requirement here like there are in other districts throughout the city to maintain any sort of street wall, and for a cheap hotel just going straight up is the most cost effective measure. That, in conjunction with the sky exposure plane requirements which would require setbacks to happen further up just results in buildings that drop straight down to the ground from those upper setback limits and create awkward dead spaces in front at street level.

 

Midtown, especially between 34th and 42nd, has seen tons of streetwall destruction as a result. These are a dime a dozen in that area and have resulted in tons of unsightly exposed edges of buildings which have been covered for decades. It's really a shame, but until they actively change the zoning, a monumental task here, these won't stop being built.

According to data compiled from permit filings submitted to the Department of Buildings, during the three-month period from January through March, builders throughout the city filed a combined total of 19,819 residential and hotel units, the highest total for any three-month period since YIMBY started tracking the statistic in 2020. Similarly, the combined filed-for square footage of 26 million is also the highest quarterly tally for the decade so far.

The cultural institution has been recording the personal stories of misty-eyed guests who pay as little as $100 to “rent” a tiny piece of property on its “Panorama of the City of New York” — a 9,335-square-foot, to-scale model of the Big Apple.

 

Hundreds of so-called deeds to tiny buildings have been doled out through the museum’s Adopt-A-Building program, allowing New Yorkers to commemorate special moments in their lives or those of their loved ones.

Lol, who cares what these people think? Frankly we give way too much power to random people to oppose things into non-existence. Staten Island has the potential to comfortably house plenty of more people without majorly impacting much of anything. The "our infrastructure is already so taxed" argument is dumb and not even remotely true. If any borough has infrastructure that's NOT overly taxed, it's Staten Island.

 

ADUs, small multi-family (which adheres to local massing, setbacks, etc. already in place for homes), etc. are such a great way to alleviate housing shortages. They should be a baseline for the city's zoning. There should be precisely zero zoning lots which allow only one unit to be built and anyone who complains should realize they live in one of the largest cities on earth during a time of housing crisis and their claim to "neighborhood character," something that has never once been stable across the years, isn't a fair argument.
