REBNY data shows healthy office occupancy, edging closer to pre-pandemic levels

The report from Keith DeCoster, REBNY director of market data and policy, found that: “We are seeing office activity incrementally edge closer and closer to pre-pandemic levels, led by the highest quality properties.”

 

* Average visitation was not surprisingly highest in Midtown with 76% and 78% in March and April. Downtown, rates improved from 54% in February to 66% in March and April.

 

REBNY senior VP for policy, Zach Steinberg, clarified that attendance data include visitors to retail stores inside office buildings, a fact that was not made fully clear previously. “We’re considering a building’s entire ecosystem,” Steinberg explained. But didn’t that skew the office data? “No, because our data for 2019 also included visitors to stores and restaurants in office buildings, so we’re still comparing apples and apples.”

 

A recent survey by the Partnership for New York City had similar findings. The organization, which canvasses 130 major employers, found that between April 19 and May 6, office attendance was 72% of pre-pandemic levels.

 

So much for “barometers” which claim that only half as many people are working in offices as in 2019.

Bankside Park is a new waterfront park in Mott Haven—the residential neighborhood in South Bronx—that officially opened to the public last week, giving area residents direct access to the Harlem River for the first time in 100 years. 

 

The green space was built on an industrial brownfield (basically, underutilized land due to pollution)  as part of a larger project: the 4.3-acre Bankside mixed-use development.

Related Companies plans to build a supertall skyscraper on Madison Avenue rising to 1,200 feet, Related CEO Jeff Blau revealed to Realty Check.

 

The cloudbuster comprising luxury condos, stores and perhaps a hotel will rise at 625 Madison Ave., a property that includes next-door 39 E. 58th St., former home of restaurant Lavo.

 

Although Related’s desire for a new building was previously reported, its enormous scale was not known until now.

This watchdog blog, by journalist Norman Oder, concerns the $6B project to build the Barclays Center arena & 15-16 towers at a crucial site in Brooklyn. Dubbed Atlantic Yards by developer Forest City Ratner in 2003, it was rebranded Pacific Park Brooklyn in 2014 after the Chinese government-owned Greenland USA bought a 70% stake going forward. In 2018, once the arena & four towers were built, Greenland bought out most of Forest City's stake, then sold three leases to other companies.

I wonder if there will be a push to continue developing by covering the railyard there. Not as easy as it's at grade, but I could see it working fairly successfully. Then develop along the creek up to the Pulaski and extend the park that way as well.


I still hope at some point there's another push to build the pedestrian bridge to connect straight across to Greenpoint. Would be a great way to make the nice, but fairly isolated new waterfront parks in Greenpoint activated.

^ well as you see there are still at least those 2-3 major parcels to bid out — and they haven’t been very speedy about it — but no doubt there have been at least thoughts of a deck over the lic station by now.

 

and yeah for sure with all these apt buildings going up its time for a ped bridge across the newtown creek. that wouldn’t cost too much. hopefully they would make it separated lanes, or otherwise not for bikers at all so they stick to the pulaski bridge.

NYC developer gets nearly $1B loan to build residential towers overlooking Hudson River

As foundation work proceeds on two dramatically styled downtown apartment towers, the high-profile riverfront project just landed the cash foundation it needed.

 

Atlas Capital Group nailed down a $985 million construction loan to build the towers at 80 Clarkson Street, which it’s developing with Zeckendorf Development and Baupost Group, sources told The Post. 

 

The fresh financing — believed to be the largest Manhattan residential-construction loan since before the pandemic — means the full-block project will soon “go vertical” at the Hudson River site between Houston and Clarkson streets.

MTA worker tasted water flooding in Queens-Midtown Tunnel to determine source of leak

When a deluge of water poured into the Queens-Midtown Tunnel earlier this month, MTA crews spent hours trying to figure out the source of the leak that forced officials to temporarily close the busy crossing.

 

The case was finally cracked when a brave MTA worker tasted the mysterious liquid pouring into the tube, transit officials said on Wednesday. The worker found the water was salty, which meant it was coming in from the East River and not from a burst water main.

 

“How we determined it was salt?” MTA Bridges and Tunnels President Cathy Sheridan said during a news conference. “Yes, someone did taste it.”

 

“Yum, yum,” MTA Chair Janno Lieber responded.

New York City Housing Development Corporation (HDC) and Department of Housing Preservation and Development (HPD), celebrated the official opening of Parkchester Gardens, a new 221-unit affordable senior housing development located at 1701 Purdy St. in the Parkchesterneighborhood.

 

A future Metro-North station is also planned nearby as part of the Metro-North Penn Station Access project, which will bring four new East Bronx stations by 2027.

If appearing in some of the most iconic NYC-set cinema and being a founding father to the Tribeca Film Festival weren’t impressive enough, Robert De Niro is now set to make even more movie magic in the Big Apple. The star’s brand new production hub, situated in his native New York, is finally complete, per The Hollywood Reporter. The price for crafting a space in this surprisingly untapped filmmaking market? A mere $1 billion.

 

Located in Astoria, Queens, the project, dubbed Wildflower Studios, is reportedly the world’s first-ever vertical film studio and production soundstage; the complex, spanning 765,000 square feet, hosts 11 “sound-independent stages” stacked on two levels, according to THR. Imagined by developer Adam Gordon with the help of Danish starchitect Bjarke Ingels, its Brutalist-inspired exteriors feature angled concrete panels. Gordon told THR that after noticing the city’s lack of soundstages five years ago (but a “pent-up demand” for them), he observed how New York has addressed spatial and density problems by building upwards and envisioned creating a vertical production space. De Niro and his eldest son, Raphael, soon joined as investors and, together with an undisclosed lender and another financier, assembled $1 billion for the project.

One of the four approved buildings in the project would become the office building instead of being residential.

Kew Gardens Hills’ First 50-Story Skyscrapers Get Additional Renderings, In Queens

Additional renderings have been revealed for Utopia Living, a two-skyscraper residential complex at 71-12 Park Avenue in Kew Gardens Hills, Queens. Designed by DSM Design Group and developed by Marx Development Group, the 1.28-million-square-foot project consists of a pair of 42- and 50-story structures rising from a shared podium, and will yield 850 units along with an extensive collection of amenities. The property is located along Parsons Boulevard between 71st and 72nd Avenues.

 

Utopia Living is being developed under the EB-5 immigrant investor program, which grants foreign nationals permanent stay in the United States in exchange for investment in a U.S. business. The visa was executed through Manhattan Regional Center.

 


The project is targeting a completion date in 2028.

Such an odd place for a tower of any kind, let along two ~50 story towers. They'll have a fully unimpeded view though which should be great. Going to be an interesting landmark for such a low rise area.

Haha, true! This site doesn't have the advantage of LIC of having 8 subway lines and the LIRR though. I'm curious who the demographic will be to move in. I can't foresee it appealing to a younger crowd at all, but we'll see.

i was thinking with flushing above it might be chinese, but no. marx development, the crew wrangling this look like real local playas who focus on mostly unsung stuff --

 

i see david marx, the ceo, is a grad of queens college, which is very nearby. so presumably he well knows the neighborhood and the empty lot. --

 

also presumably they have assembled a lot of EB-5 money to play with, which is the fed program where foreigners can pay money to buy citizenship.

i dk that the immigrants will actually live there, maybe some will, but remember with the EB-5 program you’re basically buying citizenship, so you have to prove you funded something. real estate development is as good as anything. 

 

i looked at EB-5 and its interesting, its been updated since it was put in place in 1990. generally you have to fund at least 10 jobs and minimum investment of $1,050,000. in this case wiki sez: Applicants have the choice of investing directly or through a "larger investor pool via regional centers (RCs)", which are federally approved investment issuers that "connect foreign investors with developers in need of funding, and take a commission."

Designed by Morris Adjmi Architects and developed and built by Skyline Developers, which purchased the property for $83 million in 2017 under the 18 West 55th Street LLC, the 289-foot-tall structure will span 152,084 square feet and yield 97 rental units with an average scope of 1,319 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. The project is located on a formerly vacant interior lot between Fifth and Sixth Avenues, next to the Peninsula Hotel.

According to the NYPD, the new location at 567 East 149th Street began serving residents on Nov. 18. Construction on the stationhouse began in 2018, and it was a long time coming.

Couldn't they at least built something that looks nice? Bronx needs to get rid of its ghetto image and prove it's a nice place to live.

^ surprizingly it came out looking exactly as long planned. i think it looks pretty stylish for neo brutalism. also it has community meeting space, a first, is a green building and has backup power generators for the neighborhood. the nyc ddc does a very decent job with new build designs.

 

at least its a hell of a lot better than the open parking lots that notoriously attracted crackheads (it had access to the old abandoned 1842 port morris/csx tracks tunnel that became a huge drug camp for awhile, you could look down and see them in there on a literal bed of needles, it was horrifying):
