yeah, let me rephrase that, what a tenant would probably looking for would be "connected parking", clearly a skywalk is just one way to accomplish that.

I wonder how much room is in back of the brauer tower ,Could you construct a contrasting tower in back abutting the backside of the brauer tower,and putting a plaza(with parking under) were the 5 story building is.

let me explain...

 

yeah sure, that would be wonderful to have a connecting system of walkways here in the wintertime.. but not only is it a street traffic kill, its a street business kill. All those cool shops and coffee places and diners etc. that are street level will absolutely DIE in the winter. Just trust me... its a great concept, but its incredibly hard to get right (please look at charlotte) and with our city politics, im glad we havent tried to pull it off.

 

however one single one connecting a building/hotel to a garage is excellent indeed. perfect.

 

I agree the garage is already part of the deal, and there... and while a network of skywalks is awful, I don't think having one in a downtown is bad... and actually probably gives K&D an "angle" in selling to future tenants.

there is no room behind the tower. there are buildings directly behind built up against it.  Directly to the south of the Breuer tower is a very small alley that runs straight through all the way to the Halle building, but that's it.  And I don't see K&D adding parking to the bottom of the new building because they A) want some level of street interaction, and B) already purchased a parking garage as part of the deal right across the street.

This still isn't a done deal, correct? Doesn't K&D have a period of time during which they need to to secure financing?

^ 6 months... but from what i hear it looks pretty good. actually i think the couty still has to officially accept the bid, but i hear that is coming soon as well.

 

I guess K&D took the time in between the last bid and this one to do a LOT of legwork. or so a little birdie told me.

Don't we have some construction engineer managers on here? I can't remember the stats off-hand, but per level, going underground, the cost of a parking space versus a garage is something like 10 times as much.

No.  And I suppose I should say that obviously at this point, anything could still happen as this is just hearsay.  But I did hear from a pretty reliable source, that they had "their ducks in a row" so to speak this time.  And I hear they want to move on this thing pretty fast once they technically gain ownership.  I didn't hear any specifics of those ducks or how many there are... but i heard that have been receiving some heavy interest in this project.  So considering the source i would be surprised if this falls apart... then again it is early.

what color are the ducks? how big are the ducks? is it a rouen or a saxony?

I can varify that one of the ducks is in preparation to get things going very soon.  I'd like to say more, but the current vaguries will have to do.

Maybe the AT Tower hotel could be a Peabody.

The info I see is around $65 a square foot for underground in the cleveland area

A source very close to K&D says the hotel could be announced within 30 days. I'm surprised to hear they may be moving that quickly on this. An office user is still some time off. And, 1010 Euclid is part of this project, but no potential use has been decided by K&D or if the building will be demolished. Stay tuned.

WILLOUGHBY, Ohio (April 2, 2008) -- After submitting its bid today to purchase the former Ameritrust complex at East Ninth Street and Euclid Avenue from Cuyahoga County, The K&D Group is pleased to announce new details of its plans for a $200 million redevelopment of the site. As previously announced, The K&D Group intends to transform the complex into a complete, mixed-use lifestyle center encompassing almost 10 square city blocks.

 

In recent developments, The K&D Group has retained Westlake Reed Leskosky as lead project architect and design consultant for the project. Why can't the rotunda be a fabulous restaurant?!

 

If that hotel is not a four or five star  (jw Marriott; Peninsula; Conrad; W, St. Regis,  Le Meridien or Westin; Loews; Mandarin Oriental, Park Hyatt or Swissotel) hotel group, I'll be fit to be tied in Dillard's department store clothing!

Thanks for posting those KJP -- and looking at them just reminds me, what the hell could the county commissioners be thinking when they put forth the plan to tear down the Breuer building??? Or is thinking a foreign concept for Dimora and Hagan...

That's one hell of a curb cut they are proposing along Huron.  What's the point of an alley, again?

^That curb cut actually exists already... there's a garage door on the 1st floor of that existing building for service entrance.  I imagine they are planning on doing the same thing with the new building. 

Now that you mention it, I remember that!  I've never seen it used, and assumed it was just a relic.

Yup, but sorry I'm not a liberty to say. But unless I was blatantly lied to or something was being made up (which has NEVER been the case with said hummingbird), tis one of the ones on your list.  And as KJP noted a few posts up, and as I heard it today... expect an announcement on said hotel pretty soon.

HOLD UP:  By process of elimination and calling some people, my short list is

1) J W Marriott - Lost out in the first round of this brand expansion

2) Westin - Has stated repeatedly they want to build a property in Cleveland, but a certain company hold "first rights"

3) W - See above

4) Conrad - Wants to build near PH Square.

5) Park Hyatt - Wants in on the market after the succesful reno of the Arcade.

The W!!!  Finally!  We are "hip"!!  OK, so folks from the burbs will think downtown is hip because of the W, but we've known this for quite a while!

What a sweet hotel that will be.  Historic rotunda as lobby, then viewing the skyline through a Breuer window.  Bad ass.

Sounds like things are really starting to pick up, can't wait to come back to visit Memorial Day weekend.

Cuyahoga County to approve bid for Ameritrust property

Cuyahoga County Commissioners will accept a private developer's $35 million offer to buy the downtown Ameritrust complex at Thursday's board meeting.

 

The K&D Group, of Willoughby, wants to build a $200-million development with a hotel, office space and condos at East Ninth Street and Euclid Avenue.

 

The sale could close within six months, freeing the county of costly plans to build an administration complex there.

 

K&D has put $500,000 toward the purchase. It has six months to close the deal, when the remaining money will be paid.

 

K&D Chief Executive Doug Price said a hotel tenant could be announced in early May. The firm also has talked to potential office tenants and banks for financing. "It's all been very positive," Price said.

My feeling on this project is, unless K&D wanted to go under, they would have never purchased this.  I really don't think they have $35 million to blow.  They must be serious.  They are not the knid of company that can sit on $35 million for too long.  They need to start making money quickly.

I hope that you are correct. Don't forget that K & D are the largest landlord in the region. They own a lot of suburban apartment complexes. Only a small portion of their portfolio has to do with condos. With the mortgage crisis, apartments are doing very well at the moment.  I think that is what is allowing them to take on projects of this size.

Don't forget to put a "w" at street level as well.

 

Also, since most W hotels have dark interiors, this works well for the building in it's new life!  However, I just know, those rooms are going to be tiny!

During a time of recession,possibly a depression, rental property is the best asset to have. :-D :clap:
