April 17, 200817 yr During a time of recession, possibly a depression, rental property is the best asset to have. :-D  Wow. I completely understood and agree with that. :-o
April 17, 200817 yr I just hope that K&D manages this property better than Reserve Square. The service has been nothing short of abysmal. Although at the same time, I'm sure RS ranks pretty low on their list of important properties. It has a large amount of built in turn over due to CSU tenants, so the impetus isn't there to turn it into a long-term residential solution for people.

If that is the "thinking" then the building management should be fired. Because the "perception" that it's a substandard building, not only damages K&D, but current retail tenants IN the building; (potential) businesses looking to build/located near the building and those looking to rent in the building.

April 17, 200817 yr Mayday, I really respect your architectural drawings and your excitement for the project, but I kind of hope it turns out slightly more dazzling LOL.
April 17, 200817 yr And this Reserve Square discussion is related to the Cleveland Trust site how?!? (Other than K&D) I understand what they're saying, MayDay. I've heard many, many complaints about the management they've chosen for their various properties, either downtown or in the suburbs. That was my biggest concern about K&D being the only bidder for the Ameritrust Center -- that they wouldn't be able to effectively manage it. April 17, 200817 yr ^My thought with that is that whatever hotel is in there will do a lot of the management, no? And with the level of hotels were talking about I doubt they would run a sloppy operation.

April 17, 200817 yr ^My thought with that is that whatever hotel is in there will do a lot of the management, no? And with the level of hotels were talking about I doubt they would run a sloppy operation. Not necessarily but if it is the W or Westin, I would think, "yes". Those brands usually have a management agreement (look at their properties in Dallas, Detroit, Atlanta, Hoboken or Raleigh). I'm excited.
April 21, 200817 yr For the record, from what I saw this morning, the hotel chain in the mix right now is not a W.
April 21, 200817 yr For the record, from what I saw this morning, the hotel chain in the mix right now is not a W. And what hotel is it?
April 21, 200817 yr Motel 6 ....leave the light on! I'm serious, if you're going to say it's not a W, then tell us what hotel it is. Isn't this community, urban Ohio, about sharing and providing correct information?
April 21, 200817 yr I gave you information. It's not a W. Don't you think I would tell you if I could do it without the risk of losing my job?
April 21, 200817 yr I gave you information. It's not a W. Don't you think I would tell you if I could do it without the risk of losing my job? You would lose your job by posting here? Unless your boss knows it's you then whats the deal. You could send me a PM. There are options.

April 21, 200817 yr MTS, let it go. You don't see or know who looks at this forum - no really, you don't. I'll leave everyone to their: clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
April 21, 200817 yr let me make this 100% clear, I respect what w28 states about his job/career and the back-up provided by the HBIC. I wasn't trying to get you to make a statement and jeopordize your job. I just don't want "speculation" to run rampant. This forum has a history of providing correct and up to date information. That's all. (in my Miranda Preistly voice)
April 21, 200817 yr PanAm/Met Life is one of my favorite buildings in NYC! It's so distinct, rough and massive--sums up mid 20th century America! God are we lucky to have saved our building from demolition.
April 30, 200817 yr It better be, since sometime in May is 30 days after the date when they said they would make an announcement in 30 days. ;) "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
May 5, 200817 yr With E & Y going to FEB who does Doug Price sign up for his proposed office building?
May 14, 200817 yr Just for sh!ts and giggles - I have to say the modern/trendy aesthetic favored by W is right up the Breuer Tower alley: Love the W. Okay, I have been away for a while -- did the Breuer Tower get saved? We moved and I lost track of the whole thing.
May 14, 200817 yr It sure did! Here's a link to one of the many articles up-thread. http://www.urbanohio.com/forum2/index.php/topic,1621.msg275037.html#msg275037
May 29, 200817 yr Another Green Office Building. - Doug Price, CEO of Willoughby-based K&D Group, said his company is planning the office tower proposed for part of the former Ameritrust headquarters site to meet green standards. “It's really big, and it's going to get bigger,” Mr. Price said of the green trend. “Being green is all my 13-year-old daughter talks about. It's the smart thing to do from the energy standpoint.” A spokesman for Robert L. Stark Enterprises of Cleveland said it also plans for its downtown project near Public Square to meet green standards.
May 29, 200817 yr Simplythis, do you have a link for this blurb? Doug Price, CEO of Willoughby-based K&D Group, said his company is planning the office tower proposed for part of the former Ameritrust headquarters site to meet green standards. I wonder if this means the hotel/residential portion will not be LEED certified? Is it even possible to LEED certify a refurbishment, and one of this scale at that? With the announcement of the 1 Hotel in the Flats, and all of the other sustainable/green energy efforts going on in town, that would be disappointing. Just think of it, with the 1 and this project's TBD hotel, Cleveland could become noted for its "green hotel" sector.

May 29, 200817 yr "Is it even possible to LEED certify a refurbishment," Yes, it's called LEED-EB (LEED-Existing Building). clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
May 29, 200817 yr And LEED or not, reusing the Breuer instead of trashing it is pretty green. But yeah, I want a hotel announcement!
May 29, 200817 yr It's May already but not for long. Any announcement? Nothing. I wonder if the Flats hotel announcement had some impact? "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
May 29, 200817 yr Flats didn't have any impact, it's still in the works, and there is a hotel on board.

May 29, 200817 yr Price Lease negotiations going well. - We're in discussions now with five or six tenants, and it's going really well," Doug Price, K&D's chief executive officer, said Wednesday. Click on map to download PDF.Price, whose plans include about 325,000 square feet of offices, a hotel, homes and shops, said there is room for both projects. The Jacobs-Hines building focuses squarely on offices - with just 4,800 square feet of street-level retail and an attached, three-level parking garage to the west. The glass-framed building, designed by global architecture firm Gensler, will have a two-story entrance and lobby facing east toward Public Square. http://blog.cleveland.com/business/2008/05/jacobs_hines_to_build_21story.html
June 9, 200817 yr More excellent news! --- Hotel Indigo signs deal to anchor K&D's Ameritrust redevelopment project http://blog.cleveland.com/business/2008/06/luxury_brand_hotel_indigo_sign.html A major hotel company has inked a deal to bring Ohio's first Hotel Indigo to the former Ameritrust Tower in downtown Cleveland.
June 9, 200817 yr why? what were you hoping for? A "W"? Yes Sir. We're still playing in the minor leagues. Until we have a: Sheraton Hilton Marriott Marquis Doubletree Crowne Plaza Westin We'll be playing in the minor leagues. We don't have enough hotels with brand presence or hotels that a) young people want to stay in b) are the type of hotels that someone would come to Cleveland to actually vacation. The icing on the cake would be to have, on top of the above W Conrad JW Marriott St. Regis Loews Hotel Palamor I'm sure more hotels will be announced once a site for the CC is confirmed. I said that on to answer Flee's question. Not to start a hotel debate in this thread, so respectfully, lets not go off topic.
June 9, 200817 yr MTS - Checking the domestic locations of "W"'s...Atlanta, Chicago, Dallas, Honolulu, LA, New Orleans, New York, San Diego, San Fran, and Seattle...all seem to suggest much larger tourist/business destinations...I love the Cleve as much as the next, but do we really belong in the above list?
June 9, 200817 yr There is a Crowne Plaza downtown (former Sheraton hotel) next to the convention center.
June 9, 200817 yr MTS, We have a Renaissance and a Ritz in downtown, both of which I believe are top notch. As for the list of icing on the cake hotels you suggested, don't we have a bunch of those Lowes in all the suburbs? :D Sorry, bad joke, but I do hope for some of those upscale, trendy, contemporary places in due time!
June 9, 200817 yr It's a good step and hopefully other major hotels will see the success this one will have and will want to enter the market.
June 9, 200817 yr From crainscleveland.com: Former Ameritrust Tower to house hotel http://www.crainscleveland.com/article/20080609/FREE/698310419/1004&Profile=1004 8:59 am, June 9, 2008 Hotel company InterContinental Hotels Group (NYSE:IHG) and developer K&D Group said a Hotel Indigo is coming to downtown Cleveland at the former Ameritrust Tower on East Ninth Street and Euclid Avenue. Construction is expected to begin this fall on the adaptive reuse of the landmark tower designed by famed Bauhaus architect Marcel Breuer. An opening is slated for spring 2010. InterContinental Hotels said the historical significance of the building will be preserved, with the 12 lower floors redeveloped into the 140-room Hotel Indigo and the upper floors reserved for residential space. Westlake Reed Leskosky of Cleveland is the lead architect for the conversion...
June 9, 200817 yr Both unexpected and great news. Obviously some people truly believe Cleveland has potential for resurgence (if it's not already). Good job, K&D!
June 9, 200817 yr I'm not complaining; I would much rather see unique hotels like Hotel Indigo/1 Hotel vs. Sheraton/Hilton types.
June 9, 200817 yr Alright, one nice-sized office tenant ant this project should be well on its way. This should also help Eli Mann with his project (hello Mr. Mann, where are you?).
June 9, 200817 yr Eli Mann is pretty quiet in general. He is deep in the design phases of his buildings.
