Wicker Park alone has a population of 26k, never mind the fact that it's surrounded with tens of thousands of residents within a mile in every direction.  Also, that Walgreens is right on an L line.  Not really a fair comparison to downtown Cleveland, as much as I wish it were.  The reality is that grocers' margins are extraordinarily slim; it's a volume-driven business.  You need people flowing through constantly, all day, not just at the lunch hour.

The rotunda seems like a good location for all those CSU kids who live up there to get food anyhow. Put in a sushi bar as well. A coffee shop. Regular wine and beer tastings. If they pretty up the interior with restorations similar to the Walgreens project, it will be a draw from those both within walking and also driving distance.

Not to mention there is a Healthline station as you walk out the front door.

I'm sure it does.  So does the West Side Market.  But lot's of people who go there to see it, don't actually buy anything.  You still need a steady customer base.  That inevitably exists in Wicker Park, not sure it does yet in downtown Cleveland in a location where you need to rely almost principally on foot traffic. 

Im sure it can make some cash on things for workers to pick up for lunch like sushi, salad bar, deli, etc.

Yeah. It's very surprising. After months of heavy rumors of Heinen's going in at Clifton/ W 117th, Heinen's basically came out and ended the rumors once and for all. They also said they were not looking to expand in Northeast Ohio, or something to that effect. That's why this "news" is surprising.

 

It's also a very telling sign of what's going on in the City of Cleveland's outer neighborhoods versus downtown. Heinen's wasn't interested in one of the densest populated areas of Ohio, but are now interested in downtown Cleveland for a grocery store which has a fraction of the residential population of Edgewater.

In a city with negative population growth, any new development indirectly impacts other existing developments in the city. If you have only have demand for X apartments for people with incomes of Y in the city of Cleveland and you build more apartments for people with incomes of Y without the demand for those apartments in the City of Cleveland increasing, you're going to see problems pop up with excess supply in the outer neighborhoods.

Yup, this must be true because it is impossible for people to move in or out of the City of Cleveland.  It's a completely closed system.

I see your points, but to have excess supply you have to have supply in the first place. I Dont think Cleveland's outer neighborhoods havemuch supply along the lines of what's being proposed at this project or other's downtown save for a hand full of neighborhood s here and there.

 

A Heinens store here instead of W.117 doesn't necessarily mean this potential new store came at the expense of one on the west side. It simply means there wasn't a large enough market on W 117 according to Heinen s number crunchers. Besides w117 already has a decent grocery in Giant Eagle, was a second needed?

FWIW, I work with someone who's mother works at heinen's, and they say there is a pretty good chance we're getting one downtown

Also interesting that the article mentioned Whole Foods as being interested in opening a location in downtown Cleveland.  By the way, Google Street View around 360 degrees the intersection where Detroit has a (near) downtown Whole Foods and tell me downtown Cleveland doesn't have WAYYYY better locations than that for Whole Foods to open.

That's awesome! If we get a Whole Foods and Heinens downtown, I will strongly consider moving there.

I work for Whole Foods here in Houston. I understand that WFM is actually located in Midtown Detroit (near Wayne State) and is a non-profit unit. Apparently there's no illusion that a store would likely be profitable there...it was more of a charitable gesture on Whole Foods part. Now a store in DT Cleveland is a different story. I briefly talked to Walter Robb (Co-CEO) who said he liked Cleveland. So I quess you can take that for what it's worth.

Does anyone think that two let alone one "upscale" grocery stores are pushing it?  Perhaps one, but why not a regular place like Giant Eagle or a lower end place like Adis?  I don't think everyone who lives downtown has to have or wants tofu chicken etc.  Maybe thats just me.  I am less of a foodie than most.

That's amazing. I guess the only difference is that Heinen's is Cleveland-based while Giant Eagle is Pittsburgh-based. Truth be told, I don't have a preference as to which one (or another) ends up downtown as long as it's full-service and even offers some products only available downtown. To me, downtown should have some specialty items to make it worthwhile for suburban-resident downtown office workers to shop for groceries before they head back home for the evening. That's one downside of the West Side Market -- it closes before the work day is done.

Than somebody at Giant Eagle should do some better marketing because everybody I know constantly complains how awful the produce is at Giant Eagle.  Whether that is true or not I don't know but that seems to be a persistant perception and they are regularly trashed by people.

I'm always surprised that the downtown grocery store discussion never seems to involve Trader Joe's. They operate in many dense, urban places, they have a lot of experience with getting a great deal of variety into very small footprints (much smaller than the typical Whole Foods), and to FerrariEnzo's point, their price points are significantly less exclusionary than a Whole Foods. Not sure if it would be an ideal fit for the Rotunda, but it seems like a Trader Joe's could be quite successful in a number of different locations around downtown.

They've also got a few cranes installing large equipment in the dug out basement for the county administration building, from what I can tell. They were pouring concrete there toward the end of last week.

No - I can't picture a Trader Joe's,  or any other grocery stor, where people want to buy in bulk, doing well without a parking lot right by the door.

The windows are so small, I can't see how this building will serve as an apartment/condo conversion; it's just a hideous structure.
